If you're considering buying or selling a condominium in Admirals Cove in Jupiter, Florida, understanding the market requires looking beyond a single statistic. Condominium sales within Admirals Cove are limited, which means individual transactions can have a noticeable effect on median prices, absorption rates, and other market indicators.

Admirals Cove Condominium Market Overview
The Admirals Cove condominium market has experienced limited transaction activity, but sales activity increased during the current six-month period when compared with the prior seven- to twelve-month period.
There were four settled sales during the prior seven- to twelve-month period, followed by five sales during the prior four- to six-month period and three sales during the current three months. The absorption rate was 0.67 sale per month during the earlier period, 1.67 sales per month during the middle period, and 1.00 sale per month during the current three months.
Available inventory also remains limited. There were two active listings during the prior seven- to twelve-month period, no active listings reported during the prior four- to six-month period, and four active listings during the current three months. Based on the current absorption rate of approximately one sale per month, the current data indicate approximately four months of housing supply.
Because the number of transactions is small, changes in these figures should be interpreted carefully.
What Are Admirals Cove Condominiums Selling For?
Median sale prices have remained within a relatively narrow range considering the limited number of transactions.
The median comparable sale price was:
- $2,800,000 during the prior seven- to twelve-month period
- $3,150,000 during the prior four- to six-month period
- $2,900,000 during the current three months
Taken together, the data are more indicative of generally stable pricing than a clearly increasing or declining price trend.
The middle reporting period produced the largest number of transactions and a median sale price of $3.15 million, but with only five sales, that figure should not be interpreted independently as evidence of a broader change in property values.
This is especially important in a market such as Admirals Cove, where individual units may differ in living area, condition, renovations, floor location, views, garage accommodations, and other property characteristics.
Marketing Time
One of the more notable indicators is marketing time.
Median sales days on market were 22 days during the prior seven- to twelve-month period, 60 days during the prior four- to six-month period, and only 8 days during the current three months.
With only three current-period sales, an eight-day median should not be interpreted as meaning every condominium will sell within eight days. However, the data demonstrate that transactions can occur relatively quickly when a unit enters the market at a price supported by competing properties and recent sales.
For buyers and sellers, this is an important distinction: limited sales activity does not necessarily mean an inactive market.
What This Means for Buyers
If I were representing a buyer looking for an Admirals Cove condominium, my strategy would be proactive rather than reactive.
There simply aren't a large number of units trading at any one time. A buyer who waits until several comparable choices become available may be waiting for inventory that never materializes.
Before the appropriate property becomes available, I would want to understand the buyer's price range, preferred unit characteristics, financing or proof-of-funds position, and other requirements. I would also monitor new listings closely and communicate with other market participants when appropriate so that we know when an opportunity becomes available.
When a unit meeting those criteria is listed, the buyer should be prepared to evaluate it promptly.
Because these are condominium properties, I would also recommend reviewing the condominium association information as part of the buyer's due diligence. This may include association financial information, reserves, current or proposed special assessments, insurance information, governing documents, and any applicable inspection or structural reporting requirements.
The objective isn't to assume that a problem exists. It's to know what you're purchasing before making the commitment.
What This Means for Sellers
If I were advising an Admirals Cove condominium owner considering a sale, I wouldn't begin by simply selecting a price from a neighborhood-wide median.
I would first evaluate the specific unit.
That means considering its living area, location within the community, views, condition, renovations, garage or parking accommodations, amenities, and other characteristics that purchasers are likely to compare.
I would then analyze the most comparable recent sales and current competing listings. Because Admirals Cove condominium transactions are limited, it may also be appropriate to review older relevant sales when necessary, while considering any market changes that occurred between those transactions and the current date.
Based on the current market statistics, appropriately positioned units have demonstrated the ability to sell within relatively short marketing periods. The current three-month median was only eight days, and the three reporting periods show median marketing times ranging from 8 to 60 days.
That does not mean every property will sell within 60 days. Pricing, property characteristics, condition, exposure, and competition all influence the eventual marketing period.
Tom's Perspective – Realtor
The most important thing I see in the Admirals Cove condominium market is scarcity of transactions.
For a buyer, that means preparation matters. If you're specifically looking for an Admirals Cove condominium and the right property becomes available, there may not be several similar units waiting behind it. I would want my buyer prepared beforehand so we can evaluate the property and the market evidence immediately.
For a seller, limited inventory can create opportunity, but it does not eliminate the importance of pricing. I would inspect the property, understand exactly what is being offered, analyze the relevant competing listings and sales, and develop the listing strategy from there.
A multimillion-dollar condominium should not be priced simply because another unit in Admirals Cove sold for a particular amount. The comparison has to make sense.
Appraiser's Perspective
From an appraisal perspective, the limited number of transactions makes comparable selection especially important.
Only 12 settled sales were reported across the three periods analyzed, and the number of sales within each individual period ranged from three to five. Consequently, median prices and other statistical measurements can be influenced by the characteristics of a relatively small number of transactions.
An appraisal analysis would therefore require consideration of the characteristics of each potentially comparable unit rather than relying solely on neighborhood-wide statistics.
Living area, condition, renovations, location, view influences, garage or parking accommodations, and other market-recognized characteristics may all require consideration when determining comparability.
The available market data indicate increased transaction activity during the current six months compared with the prior seven- to twelve-month period, limited available inventory, approximately four months of current housing supply, generally stable median sale prices, and relatively short recent marketing periods.
