The July 2026 market data indicates that the Aventura HOPA condominium market remains generally stable with mixed indicators. The total number of settled sales increased during the current six-month period when compared to the prior seven-to-twelve-month period, demonstrating continued buyer activity. However, the pace of sales has moderated slightly during the most recent three months.
The absorption rate remains stronger than it was a year ago, although it has declined from the prior four-to-six-month period. This slowdown is not uncommon during the summer months as seasonal demand often moderates.
Inventory has continued to increase throughout the year. Active listings are now at their highest level during the past twelve months, giving buyers considerably more choices than they have had in recent quarters. As inventory has increased, the months of housing supply have also risen from the previous quarter, indicating that available listings are accumulating faster than they are being absorbed by buyers.
Median sale prices declined during the current three-month period while median list prices continued to increase. Because this market includes condominium units with significant differences in square footage, floor level, views, building amenities, renovations, and association fees, fluctuations in median sale prices should be interpreted cautiously. The recent decline does not necessarily indicate that all condominium values have decreased by a similar amount.
Current marketing times average approximately 133 days, suggesting that buyers generally have adequate time to evaluate properties before making purchasing decisions.
Understanding the Numbers
Several market statistics help explain the current market environment.
The increase in active listings benefits buyers by providing a greater selection of available properties. More inventory generally reduces competitive pressure and allows buyers additional time to compare communities, buildings, amenities, and individual condominium units.
Months of housing supply measures how long it would take to sell the current inventory at the existing pace of sales if no additional properties entered the market. While housing supply remains below the level recorded a year ago, it has increased from the previous quarter, indicating a gradual shift toward more balanced market conditions.
The decline in the median sale price during the current three-month period should not automatically be interpreted as a decline in all condominium values. Aventura's HOPA market includes a wide range of condominium types with varying sizes, conditions, views, floor levels, renovations, and amenities. The mix of properties sold during a particular period can significantly influence reported median prices.

If I were representing a buyer in today's Aventura HOPA condominium market, I would tell them there's no need to rush. Inventory has increased, giving buyers more opportunities to compare properties and negotiate favorable terms.
When we find a condominium that checks the right boxes, we can submit a market-supported offer based on recent comparable sales and current market conditions. If the seller declines our initial offer, there are likely other opportunities available given today's inventory levels. Patience can often work in a buyer's favor.
For sellers, pricing is critical. Buyers have numerous options available, and they are comparing properties carefully. A condominium priced appropriately based on recent comparable sales is much more likely to attract qualified buyers than one priced above competing listings. While properly priced units continue to sell, sellers should be prepared for a marketing period that may range from approximately three to six months, with longer exposure possible if pricing exceeds current market expectations.
Appraiser's Perspective
From an appraisal standpoint, the Aventura HOPA condominium market reflects generally stable conditions with mixed indicators rather than a clearly appreciating or declining market.
Although settled sales increased over the broader six-month period, active inventory and housing supply have also increased, giving buyers additional negotiating leverage. These competing trends support a conclusion that the market is stable overall while becoming somewhat more favorable for buyers.
One of the most important considerations when analyzing condominium values in Aventura is the diversity of the available housing stock. Individual condominium units may vary significantly in living area, floor level, building location, water views, renovations, amenities, monthly association fees, reserve funding, and potential special assessments. As a result, broad market statistics should always be supplemented by careful analysis of recent comparable sales within the same building or directly competing projects.
