Whether you're purchasing your first home in an active-adult community, relocating to South Florida, searching for a seasonal residence, downsizing, or preparing to sell your current home, understanding today's market is one of the most important steps you can take.

Many real estate websites simply publish statistics. My goal is to go a step further by explaining what those statistics mean and how they may influence your real estate decisions.

Although these communities share age restrictions under the Housing for Older Persons Act (HOPA), each neighborhood has its own homeowners' association requirements, monthly fees, amenities, architectural standards, and market characteristics. July 2026 Market Overview

The Boca Raton 55+ detached-home market remained generally stable during the current three-month reporting period, although several market indicators suggest that recent activity should continue to be monitored.

Median sale prices declined during the current reporting period, while the absorption rate slowed compared with the prior four-to-six-month period. At the same time, the number of active listings remained relatively consistent with historical levels, and the median marketing time improved to 79 days, indicating that well-priced homes continue to attract buyers within a typical marketing period.

Because the current reporting period represents only the most recent three months—and occurs during a time of year that is often slower than South Florida's traditional selling season—it is important to avoid placing too much emphasis on short-term changes. Additional market data over the coming months will provide a clearer indication of whether the recent softening in pricing and buyer activity represents a continuing trend or normal seasonal variation.

During the current three-month reporting period:

  • 10 detached homes closed
  • Buyers purchased approximately 3.33 homes per month
  • 16 homes were actively listed
  • The market reported approximately 4.80 months of housing supply
  • The median sale price was $467,500
  • The median list price was $487,450
  • The median marketing time for closed sales improved to 79 days
  • The median sale-to-list price ratio remained 100%
  • No foreclosure or short-sale activity was reported during the twelve-month analysis period.

Overall, the available market data supports a conclusion of a stable market. While recent activity reflects some moderation in buyer demand and median sale prices compared with the immediately preceding reporting period, inventory levels remain relatively consistent, marketing times remain typical, and distressed sales are not influencing market conditions.

Understanding the Market

Real estate statistics can sometimes seem confusing when they are presented without explanation. As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) and a Florida Realtor, I believe buyers and sellers should understand not only what the numbers are, but what they mean and why they matter.

When appraisers analyze a market, we don't rely on a single statistic. We study multiple indicators together to better understand buyer demand, inventory levels, pricing trends, marketing times, and overall market conditions.

The following are several of the primary indicators I analyze when evaluating the Boca Raton 55+ detached-home market.


What Is the Median Sale Price?

The median sale price is the middle sale price after all closed sales are arranged from the lowest sale price to the highest sale price.

Half of the homes sold for less than the median price, while the other half sold for more. The median is different from the arithmetic mean (average) and is not the price at which the greatest number of homes sold.

Appraisers often rely on the median because it is generally less affected by unusually high or unusually low sales than the arithmetic mean, making it a useful measurement when comparing one reporting period with another.

For the Boca Raton 55+ detached-home market, the reported median sale prices were:

  • $500,000 during the prior seven-to-twelve-month reporting period
  • $515,000 during the prior four-to-six-month reporting period
  • $467,500 during the current three-month reporting period

What Does This Mean?

The median sale price declined during the current reporting period after increasing during the prior period.

What Is the Absorption Rate?

One statistic appraisers frequently analyze is the absorption rate.

Simply put, the absorption rate measures how quickly buyers are purchasing available homes within a market.

During the current three-month reporting period, 10 detached homes sold. Dividing those sales by three months results in an absorption rate of approximately 3.33 homes per month. In other words, buyers purchased an average of just over three homes each month during the reporting period.

The reported absorption rates were:

  • 2.67 homes per month during the prior seven-to-twelve-month reporting period
  • 5.67 homes per month during the prior four-to-six-month reporting period
  • 3.33 homes per month during the current three-month reporting period

What Does This Mean?

Think of the market like a sponge.

Instead of absorbing water, the market is absorbing available homes.

The faster buyers purchase homes, the higher the absorption rate.

Although buyer activity slowed compared with the immediately preceding reporting period, the current absorption rate remains higher than the level reported during the earlier seven-to-twelve-month period. This suggests that while recent demand moderated, the market continues to experience ongoing buyer activity.


What Is Months of Housing Supply?

Another important market indicator is months of housing supply.

This statistic estimates how long it would take to sell every home currently listed for sale if no additional homes entered the market and buyers continued purchasing homes at the current pace.

At the end of the reporting period:

  • 16 detached homes were actively listed
  • Buyers were purchasing approximately 3.33 homes per month

This resulted in approximately 4.80 months of housing supply.

What Does This Mean?

If no additional homes were listed for sale, it would take approximately 4.8 months to sell the existing inventory at the current pace of sales.

The reported housing supply was:

  • 4.88 months during the prior seven-to-twelve-month reporting period
  • 2.47 months during the prior four-to-six-month reporting period
  • 4.80 months during the current three-month reporting period

Although housing supply increased compared with the immediately preceding reporting period, it remains very similar to the level reported during the earlier seven-to-twelve-month period. Overall, the available data suggests relatively stable inventory conditions.


What Is Days on Market?

Days on Market (DOM) measures how long a home remains listed before going under contract.

During the current reporting period:

  • Closed sales reported a median marketing time of 79 days.
  • Active listings reported a median marketing time of 79 days.

The median marketing time for closed sales changed from:

  • 116 days during the prior seven-to-twelve-month reporting period
  • 22 days during the prior four-to-six-month reporting period
  • 79 days during the current three-month reporting period

What Does This Mean?

Marketing times remain within a typical exposure period for this market segment.

Although homes took longer to sell than during the unusually active prior four-to-six-month reporting period, the current median marketing time of 79 days remains lower than the earlier seven-to-twelve-month period. This suggests that appropriately priced homes continue to attract buyers within a reasonable timeframe.


What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio compares the final sale price with the seller's asking price.

During all three reporting periods, the median sale-to-list price ratio remained 100%.

What Does This Mean?

A median ratio of 100% suggests that many homes sold at or near their asking prices.

However, this does not mean that every seller received full asking price. Some homes may have experienced price reductions before selling, while others may have attracted strong buyer interest.

 

Appraisers evaluate this statistic together with inventory levels, absorption rates, marketing times, and comparable sales to develop a more complete understanding of overall market conditions.

What This Means for Buyers

If you're considering purchasing a home in one of Boca Raton's 55+ communities, the current market offers opportunities while remaining generally stable.

During the current three-month reporting period, the market reported approximately 4.80 months of housing supply, providing buyers with a reasonable selection of available homes. Although buyer activity moderated compared with the immediately preceding reporting period, well-priced homes continue to attract interest and the median marketing time remained within a typical exposure period at 79 days.

The recent decline in the median sale price should not automatically be interpreted as a decline in the value of every home. For homeowners considering selling, the current market reflects generally stable conditions, although recent activity suggests buyers may be taking a more measured approach than they were during the previous reporting period.

From my review of the current data, the Boca Raton 55+ detached-home market appears generally stable, although recent activity suggests a market that should continue to be monitored.

The number of active listings has remained relatively consistent over the past year, while the current level of housing supply is very similar to that reported during the earlier seven-to-twelve-month period. Buyer activity moderated during the current three-month reporting period, as reflected by the lower absorption rate and fewer closed sales compared with the immediately preceding reporting period. At the same time, median sale prices also declined.

Because the current reporting period represents only the most recent three months—and South Florida real estate often experiences seasonal fluctuations—I believe additional market data will help determine whether these recent changes represent the beginning of a longer-term trend or simply normal seasonal variation.

It is also noteworthy that the median sale-to-list price ratio remained 100%, median marketing time remained within a typical exposure period, and no foreclosure or short-sale activity was reported during the twelve-month analysis period. These factors support the conclusion that the market remains generally stable despite some recent moderation in buyer activity.

While these statistics provide valuable insight into the overall market, they should not be interpreted as establishing the value of any individual property. Every home is unique, and market value depends on factors such as location, condition, quality, updates, lot size, amenities, and the most comparable recent sales available at the time of analysis.

If I were advising a buyer today, I'd encourage them to focus on finding the right home in the right community at a price supported by current market data. If I were advising a seller, I'd emphasize realistic pricing, strong presentation, and understanding the current competition.
