Many real estate websites simply report statistics. My goal is different.

Located near beaches, shopping, restaurants, golf courses, healthcare facilities, and major transportation corridors, Boca Raton continues to attract retirees, seasonal residents, and buyers seeking Florida's year-round lifestyle.
Communities operating under the Housing for Older Persons Act (HOPA) are generally designed for residents 55 years of age and older. However, each condominium association establishes its own governing documents, financial requirements, reserve funding, monthly association fees, rental policies, pet restrictions, and other rules that prospective buyers should carefully review before purchasing.
July 2026 Market Overview
The Boca Raton 55+ condominium market remained stable and generally healthy during the current three-month reporting period. While the market is not experiencing exceptionally rapid appreciation, buyer demand has remained steady, pricing has been relatively consistent, and overall market conditions continue to reflect a balanced environment.
The number of closed sales remained relatively consistent over the twelve-month analysis period, while the absorption rate increased during the current three-month reporting period, indicating continued buyer activity. At the same time, active inventory and months of housing supply also increased, providing buyers with a broader selection of available condominiums. Despite the additional inventory, median sale prices remained relatively stable, and sellers continued to achieve a median sale-to-list price ratio of 100%.
During the current three-month reporting period:
- 138 condominiums closed
- Buyers purchased approximately 46 condominiums per month
- 291 condominiums were actively listed
- The market reported approximately 6.33 months of housing supply
- The median sale price was $142,000
- The median list price was $164,997
- The median marketing time for closed sales was 81 days
- Active listings reported a median marketing time of 99 days
- The median sale-to-list price ratio remained 100%
- No foreclosure or short-sale closed sales were reported during the current three-month reporting period.
Overall, the available market data supports a conclusion of a stable and generally healthy market. Although inventory has increased compared with earlier reporting periods, buyer demand has also remained active, pricing has been relatively consistent, and distressed sales have had little influence on this market segment. As South Florida approaches its traditional seasonal buying period, future market activity will continue to provide additional insight into developing trends.

Real estate statistics can sometimes seem confusing when they are presented without explanation. What Is the Median Sale Price?
The median sale price is the middle sale price after all closed sales are arranged from the lowest sale price to the highest sale price.
Half of the condominiums sold for less than the median price, while the other half sold for more. The median is different from the arithmetic mean (average) and is not the price at which the greatest number of properties sold.
Appraisers often rely on the median because it is generally less affected by unusually high or unusually low sales than the arithmetic mean, making it a useful measurement when comparing one reporting period with another.
For the Boca Raton 55+ condominium market, the reported median sale prices were:
- $138,818 during the prior seven-to-twelve-month reporting period
- $150,000 during the prior four-to-six-month reporting period
- $142,000 during the current three-month reporting period.
What Does This Mean?
The median sale price has remained relatively stable throughout the past year.
While the current reporting period reflects a modest decline from the prior four-to-six-month period, pricing remains generally consistent with the earlier seven-to-twelve-month reporting period. This suggests that condominium values within this market segment have remained relatively stable despite normal market fluctuations.
It is also important to remember that every condominium is different. Factors such as location within the community, floor level, condition, renovations, amenities, monthly association fees, and recent comparable sales all influence market value.
What Is the Absorption Rate?
One statistic appraisers frequently analyze is the absorption rate.
Simply put, the absorption rate measures how quickly buyers are purchasing available properties within a market.
During the current three-month reporting period, 138 condominiums sold. Dividing those sales by three months results in an absorption rate of approximately 46 condominiums per month. In other words, buyers purchased an average of approximately 46 condominiums each month during the reporting period.
The reported absorption rates were:
- 42.33 condominiums per month during the prior seven-to-twelve-month reporting period
- 38.33 condominiums per month during the prior four-to-six-month reporting period
- 46.00 condominiums per month during the current three-month reporting period.
What Does This Mean?
Think of the market like a sponge.
Instead of absorbing water, the market is absorbing available condominiums.
The faster buyers purchase available units, the higher the absorption rate.
The increase in the current absorption rate suggests continued buyer demand and indicates that purchasers remained active despite the increase in available inventory.
What Is Months of Housing Supply?
Another important market indicator is months of housing supply.
This statistic estimates how long it would take to sell every condominium currently listed for sale if no additional properties entered the market and buyers continued purchasing homes at the current pace.
At the end of the reporting period:
- 291 condominiums were actively listed
- Buyers were purchasing approximately 46 condominiums per month
This resulted in approximately 6.33 months of housing supply.
What Does This Mean?
If no additional condominiums were listed for sale, it would take approximately 6.3 months to sell the existing inventory at the current pace of sales.
The reported housing supply was:
- 4.61 months during the prior seven-to-twelve-month reporting period
- 5.77 months during the prior four-to-six-month reporting period
- 6.33 months during the current three-month reporting period.
Housing supply has gradually increased throughout the past year. Although buyers continue to purchase condominiums at a healthy pace, additional inventory has entered the market, providing purchasers with more choices than during earlier reporting periods.
What Is Days on Market?
Days on Market (DOM) measures how long a condominium remains listed before going under contract.
During the current reporting period:
- Closed sales reported a median marketing time of 81 days.
- Active listings reported a median marketing time of 99 days.
The median marketing time for closed sales changed from:
- 107 days during the prior seven-to-twelve-month reporting period
- 87 days during the prior four-to-six-month reporting period
- 81 days during the current three-month reporting period.
What Does This Mean?
Marketing times have gradually improved throughout the past year.
The current median marketing time of 81 days indicates that well-priced condominiums continue to attract buyers within a typical exposure period. While not every property will sell at the same pace, the data suggests continued buyer interest in this market segment.
What Is the Sale-to-List Price Ratio?
The sale-to-list price ratio compares the final sale price with the seller's asking price.
During all three reporting periods, the median sale-to-list price ratio remained 100%.
What Does This Mean?
A median ratio of 100% suggests that many condominiums sold at or near their asking prices.
However, this does not mean that every seller received full asking price. Some properties may have experienced price reductions before selling, while others attracted stronger buyer interest.
Appraisers analyze this statistic together with inventory levels, absorption rates, marketing times, and comparable sales to develop a more complete understanding of overall market conditions.
