Welcome to my July 2026 Boca Raton Non-HOPA Condominium Market Update.

Whether you're purchasing your first condominium, relocating to South Florida, searching for a seasonal residence, investing in real estate, or preparing to sell your current condo, understanding today's market is one of the most important steps you can take.

Many real estate websites simply report statistics. My goal is different.

As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) with APPRAIS and a Florida Realtor with Fulton Grace Realty, I analyze residential markets by studying closed sales, active listings, inventory levels, absorption rates, housing supply, marketing times, pricing trends, and buyer activity. Rather than simply presenting the data, I explain what the numbers mean and how they may influence real estate decisions.

This report is intended to educate buyers and sellers about the Boca Raton non-HOPA condominium market. It is general market commentary and should not be interpreted as an appraisal or opinion of value for any individual property.


Community Overview

Boca Raton offers one of South Florida's most desirable condominium markets, attracting full-time residents, seasonal homeowners, professionals, retirees who are not seeking age-restricted communities, and investors looking for opportunities in a vibrant coastal city.

Non-HOPA condominium communities provide buyers with a wide variety of housing options, including low-rise, mid-rise, and high-rise buildings, waterfront condominiums, downtown residences, golf community condominiums, and maintenance-free living close to beaches, shopping, restaurants, parks, entertainment, and major transportation corridors.

Many condominium communities offer amenities such as swimming pools, fitness centers, clubhouses, tennis or pickleball courts, assigned parking, security features, and professionally maintained common areas. Association fees, reserve funding, insurance responsibilities, rental restrictions, pet policies, and special assessments vary from one community to another and should be reviewed carefully before purchasing.

For many buyers, condominium ownership offers a convenient lifestyle with reduced exterior maintenance while providing access to many of the amenities that make Boca Raton one of Florida's premier residential destinations.


July 2026 Market Overview

The Boca Raton non-HOPA condominium market remained solid and healthy during the current three-month reporting period.

Several market indicators point to continued buyer activity. Median sale prices increased, buyers purchased condominiums at a faster pace than during previous reporting periods, and median marketing times declined significantly. At the same time, active inventory increased, giving buyers additional choices while housing supply remained relatively stable because demand continued to absorb new listings.

During the current three-month reporting period:

  • 335 condominiums closed
  • Buyers purchased approximately 111.67 condominiums per month
  • 483 condominiums were actively listed
  • The market reported approximately 4.33 months of housing supply
  • The median sale price increased to $450,000
  • The median list price was $419,900
  • The median marketing time for closed sales declined to 54 days
  • Active listings reported a median marketing time of 94 days
  • The median sale-to-list price ratio remained 100%

Compared with the previous reporting periods, several trends stand out. The median sale price increased from $372,500 during the prior seven-to-twelve-month reporting period to $425,000 during the prior four-to-six-month period before reaching $450,000 during the current reporting period. The absorption rate increased from 83.67 to 99.33 and then to 111.67 condominiums per month, while median marketing time declined from 165 days to 143 days before falling to 54 days. Active inventory increased from 383 to 392, and then to 483 listings, while housing supply remained relatively stable because buyer demand increased along with inventory.

 

Overall, the current market data suggests continued buyer demand and healthy market conditions for Boca Raton's non-HOPA condominium market. While no single statistic tells the complete story, the combination of increasing median sale prices, stronger absorption, shorter marketing times, stable housing supply, and virtually no distressed sales reflects an active and balanced market. 

Understanding the Market

Real estate statistics can sometimes seem confusing when they are presented without explanation. As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) and a Florida Realtor, I believe buyers and sellers should understand not only what the numbers are, but what they mean and why they matter.

When appraisers analyze a market, we don't rely on a single statistic. We study multiple indicators together to understand buyer demand, inventory levels, pricing trends, marketing times, and overall market conditions.

The following measurements are several of the primary indicators I analyze when evaluating the Boca Raton non-HOPA condominium market.


What Is the Median Sale Price?

The median sale price is the middle sale price after all closed sales are arranged from the lowest sale price to the highest sale price.

Half of the condominiums sold for less than the median price, while the other half sold for more. The median is different from the arithmetic mean (average) and is not the price at which the greatest number of units sold.

Appraisers often rely on the median because it is generally less affected by unusually high or unusually low sales than the arithmetic mean, making it a useful measurement when comparing one reporting period with another.

For the Boca Raton non-HOPA condominium market, the reported median sale prices were:

  • $372,500 during the prior seven-to-twelve-month reporting period
  • $425,000 during the prior four-to-six-month reporting period
  • $450,000 during the current three-month reporting period

What Does This Mean?

The median sale price increased throughout each reporting period, indicating that condominiums selling during the current period generally sold for higher prices than those sold during the earlier reporting periods.

However, this does not necessarily mean that every condominium increased in value by the same amount or percentage. The median can also be influenced by the mix of properties that sold. Differences in location, water views, building amenities, floor level, renovations, square footage, condition, and monthly association fees can all influence sale prices.


What Is the Absorption Rate?

One statistic appraisers frequently analyze is the absorption rate.

Simply put, the absorption rate measures how quickly buyers are purchasing available properties within a market.

During the current three-month reporting period, 335 condominiums sold. Dividing those sales by three months results in an absorption rate of approximately 111.67 condominiums per month. In other words, buyers purchased an average of approximately 112 condominiums each month during the reporting period.

The reported absorption rates were:

  • 83.67 condominiums per month during the prior seven-to-twelve-month reporting period
  • 99.33 condominiums per month during the prior four-to-six-month reporting period
  • 111.67 condominiums per month during the current three-month reporting period

What Does This Mean?

Think of the market like a sponge.

Instead of absorbing water, the market is absorbing available condominiums.

The faster buyers purchase available units, the higher the absorption rate.

The increase in the absorption rate indicates that buyer demand strengthened during the current reporting period, with condominiums selling at a faster pace than in the previous reporting periods.


What Is Months of Housing Supply?

Another important market indicator is months of housing supply.

This statistic estimates how long it would take to sell every condominium currently listed for sale if no additional listings entered the market and buyers continued purchasing properties at the current pace.

At the end of the reporting period:

  • 483 condominiums were actively listed
  • Buyers were purchasing approximately 111.67 condominiums per month

This resulted in approximately 4.33 months of housing supply.

What Does This Mean?

If no additional condominiums were listed for sale, it would take approximately four and one-third months to sell the existing inventory at the current pace of sales.

The reported housing supply was:

  • 4.58 months during the prior seven-to-twelve-month reporting period
  • 3.95 months during the prior four-to-six-month reporting period
  • 4.33 months during the current three-month reporting period

Although the number of active listings increased, buyer demand also increased. As a result, the months of housing supply remained relatively stable, indicating that the additional inventory has largely been absorbed by continued buyer activity.


What Is Days on Market?

Days on Market (DOM) measures how long a condominium remains listed before going under contract.

During the current reporting period:

  • Closed sales reported a median marketing time of 54 days.
  • Active listings reported a median marketing time of 94 days.

The median marketing time for closed sales declined from:

  • 165 days during the prior seven-to-twelve-month reporting period
  • 143 days during the prior four-to-six-month reporting period
  • 54 days during the current three-month reporting period

What Does This Mean?

The substantial decline in marketing time suggests that buyers are making purchasing decisions more quickly than they were during the previous reporting periods.

Well-priced condominiums that are in desirable locations and good condition appear to be attracting buyer interest relatively quickly.


What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio compares the final sale price with the seller's asking price.

During all three reporting periods, the median sale-to-list price ratio remained 100%.

What Does This Mean?

A median ratio of 100% suggests that many condominiums sold at or near their asking prices.

However, this does not mean that every seller received full asking price. Individual properties may have experienced price reductions before selling, while others may have attracted multiple offers.

Appraisers evaluate this statistic together with inventory levels, absorption rates, marketing times, and comparable sales to develop a more complete understanding of overall market conditions.

What This Means for Buyers

If you're considering purchasing a condominium in Boca Raton, the current market statistics suggest that buyers continue to have opportunities while benefiting from a healthy and active market.

During the current three-month reporting period, buyers purchased approximately 111.67 condominiums per month, while the market maintained approximately 4.33 months of housing supply. At the same time, median marketing time declined to 54 days, indicating that well-priced condominiums are generally attracting buyers more quickly than during previous reporting periods.

Although the median sale price increased to $450,000, every condominium should be evaluated on its own merits. Market value is influenced by far more than the asking price.

Before making an offer, buyers should carefully consider:

During the current reporting period:

  • The median sale price increased to $450,000.
  • Buyers purchased approximately 111.67 condominiums per month.
  • The median sale-to-list price ratio remained 100%.
  • Median marketing time declined to 54 days.

These statistics indicate that buyers remain active and that competitively priced condominiums continue to attract attention.

However, successful sellers should avoid assuming every condominium will sell quickly or command the same price. Buyers compare buildings, association fees, amenities, reserve funding, insurance costs, views, floor levels, renovations, and recent comparable sales before making purchasing decisions.

From my review of the current market data, the Boca Raton non-HOPA condominium market appears solid and healthy.

Median sale prices increased during each reporting period, buyer activity strengthened as reflected by the increasing absorption rate, and median marketing times declined substantially. While the number of active listings increased, months of housing supply remained relatively stable because buyer demand increased along with inventory. In addition, the absence of meaningful distressed sales indicates that foreclosures and short sales are not materially influencing this market segment.

Taken together, these statistics suggest an active condominium market with continued buyer demand and balanced market conditions.

Although these statistics provide valuable insight into the overall market, they should not be interpreted as establishing the value of any individual condominium. Every unit is unique, and market value depends on numerous factors, including location within the development, floor level, view, condition, renovations, association fees, amenities, and the most comparable recent sales available at the time of analysis.
