Many real estate websites simply report statistics. My goal is to go a step further by explaining what those numbers mean and how they can help buyers and sellers make informed decisions.

July 2026 Market Overview
The Boca Raton detached-home market remained active during the current three-month reporting period.
According to the market data:
- 628 detached homes closed
- Buyers purchased homes at an average pace of approximately 209.33 homes per month
- 530 detached homes were actively listed
- The market reported approximately 2.53 months of housing supply
- The median sale price increased to $1,150,000
- The median list price was $1,572,500
- The median marketing time for closed sales declined to 75 days
- Active listings reported a median marketing time of 100 days
- The median sale-to-list price ratio remained 100%
Compared with the previous reporting periods, several trends stand out. The median sale price increased from $940,000 during the prior seven-to-twelve-month period to $985,000 during the prior four-to-six-month period before reaching $1,150,000 during the current three-month period. During the same time, the absorption rate increased from 165.67 homes per month to 187.00 homes per month, and then to 209.33 homes per month, while the median marketing time for closed sales declined from 129 days to 121 days, and finally to 75 days.
From an overall market perspective, these statistics indicate continued buyer activity, increasing median sale prices, and shorter marketing times compared with earlier reporting periods. While no single statistic tells the entire story, the combination of these indicators suggests that the Boca Raton detached-home market remained active during July 2026.
Understanding the Market
Real estate statistics can sometimes be confusing when they are presented without explanation. What Is the Absorption Rate?
One statistic appraisers frequently analyze is the absorption rate.
Simply put, the absorption rate measures how quickly buyers are purchasing homes within a particular market.
During the current three-month reporting period, 628 detached homes sold. Dividing those sales by three months results in an absorption rate of approximately 209.33 homes per month. In other words, buyers purchased an average of approximately 209 detached homes each month during the reporting period.
The reported absorption rates were:
- 165.67 homes per month during the prior seven-to-twelve-month reporting period
- 187.00 homes per month during the prior four-to-six-month reporting period
- 209.33 homes per month during the current three-month reporting period
What Does This Mean?
Think of the market like a sponge.
Instead of absorbing water, the market is absorbing available homes.
The faster buyers purchase homes, the higher the absorption rate.
The current statistics indicate that buyers are purchasing detached homes at a faster pace than they were during the previous reporting periods. This suggests continued buyer demand within the Boca Raton detached-home market.
Appraisers analyze the absorption rate because it helps measure the speed of the market and provides insight into overall buyer activity.
What Is Months of Housing Supply?
Another important market indicator is months of housing supply.
This statistic estimates how long it would take to sell every home currently listed for sale if no additional homes were placed on the market and buyers continued purchasing homes at the current pace.
At the end of the reporting period:
- 530 detached homes were actively listed
- Buyers were purchasing approximately 209 homes per month
This resulted in approximately 2.53 months of housing supply.
What Does This Mean?
If no additional homes entered the market today, it would take approximately two and one-half months to sell the existing inventory at the current pace of sales.

Overall, housing supply has remained relatively stable. While buyers continue purchasing homes at an active pace, new listings have continued entering the market, helping maintain a relatively balanced level of inventory.
What Is Days on Market?
Days on Market (DOM) measures how long a property remains listed before going under contract.
During the current reporting period:
- Closed sales reported a median marketing time of 75 days.
- Active listings reported a median marketing time of 100 days.
The median marketing time for closed sales declined from:
- 129 days during the prior seven-to-twelve-month reporting period
- 121 days during the prior four-to-six-month reporting period
- 75 days during the current three-month reporting period
What Does This Mean?
Marketing time provides valuable insight into buyer activity.
The shorter marketing times reported during the current period suggest that well-priced homes are generally selling more quickly than they were several months ago. While buyers continue to evaluate properties carefully, desirable homes in competitive price ranges appear to be attracting offers sooner than they did during the earlier reporting periods.
What Is the Sale-to-List Price Ratio?
The sale-to-list price ratio compares the final sale price with the seller's asking price.
During all three reporting periods, the median sale-to-list price ratio remained 100%.

A median ratio of 100% suggests that many homes sold at or near their asking prices.
However, this does not mean that every seller received full price or that negotiations did not occur. Individual properties may have experienced price adjustments before selling, while others may have received multiple offers.
