If you're considering buying or selling a condominium in one of Boynton Beach's 55+ communities, understanding current market conditions—and the characteristics of the individual condominium community—is an important part of making an informed real estate decision.

The Boynton Beach 55+ condominium market remained generally stable as of July 2026, although current conditions include both increasing and declining market indicators.
Appraiser's Perspective

From an appraisal perspective, the Boynton Beach 55+ condominium market is considered generally stable, with mixed indicators during the periods analyzed.
There were 103 settled sales during the current three-month period, compared with 127 during the prior four-to-six months and 172 during the prior seven-to-twelve months. Combined, however, the current six months produced 230 settled sales compared with 172 during the prior seven-to-twelve-month period.
The absorption rate was approximately 34.33 sales per month during the current three months. This is below the 42.33 sales per month recorded during the prior four-to-six months but remains above the 28.67 sales per month reported during the prior seven-to-twelve-month period.
Available inventory increased substantially during the current period. Active listings increased from 176 during the prior seven-to-twelve months to 202 during the prior four-to-six months and 270 during the current three months.
Months of housing supply also increased to 7.86 months, compared with 4.77 months during the prior four-to-six months and 6.14 months during the prior seven-to-twelve months.
The current increase in inventory and housing supply may reflect, in part, seasonal market activity; however, additional data would be required to determine the extent of any seasonal influence. I would not state seasonality as fact based solely on this report.
Median sale prices have remained generally stable when viewed across the broader analysis period, although the current median is below both preceding periods. The median comparable sale price was $198,250 during the prior seven-to-twelve months, $205,000 during the prior four-to-six months and $189,900 during the current three months.
Median days on market for settled sales measured 97 days during the current three months, compared with 87 days during the prior four-to-six months and 96 days during the prior seven-to-twelve months.
Current active-listing marketing time, however, has declined substantially. Median listing DOM decreased from 192 days to 157 days and currently 107 days.
Median comparable list prices have also declined across the periods analyzed, from $185,500 to $169,950 and currently $166,500.
Based on the available data, typical exposure and marketing periods are approximately three to six months.
Overall, the market is considered stable, with increased sales activity over the current six months compared with the prior seven-to-twelve-month period, but with increased inventory and housing supply during the most recent three months.
Individual 55+ condominium communities and units should be analyzed within their appropriate competitive markets. Value and marketability can vary based on community, building, floor level, view, living area, condition, renovations, parking, amenities, association fees, assessments and other project and unit characteristics.

For Buyers
For buyers considering a Boynton Beach 55+ condominium, my first step is determining which communities and properties best fit your needs.
That includes your price range, preferred number of bedrooms and bathrooms, living area, floor level, views, parking, community amenities, location, monthly condominium or association fees and the individual features that matter most to you.
With 270 active listings and approximately 7.86 months of housing supply in the current market segment, buyers currently have a substantial amount of inventory to evaluate.
That means we can take the time to compare communities and individual units carefully. However, when the right property appears, I still want my buyer financially prepared with financing or proof of funds in place.
Once we identify a condominium you're seriously considering, our investigation doesn't stop with the individual unit. We also need to understand the condominium project and association.
I will help obtain and review available condominium and association documents and information with you. We will look for items that warrant additional attention, including association fees, budgets and available financial information, reserves, current or pending special assessments, insurance information, applicable structural or milestone inspection information, maintenance projects, association rules, pending litigation disclosed in available documentation and other matters that could affect the purchase or future ownership costs.
If a special assessment exists, we want to know what it is for, how much remains outstanding, the payment schedule, what work has been completed or remains to be completed, and how the assessment will be addressed in the transaction.
We also want to understand the history of the association fee and whether available information indicates material changes in those costs.
If any information raises questions requiring legal, accounting, engineering, insurance or other specialized advice, I will recommend that the appropriate professional review those issues.
Then we analyze the individual unit.
I can prepare a Comparative Market Analysis (CMA) using the most relevant comparable sales and competing listings available. Whenever possible, I would first look within the same condominium project or building because those transactions may provide particularly relevant market evidence.
If sufficient comparable data isn't available within the project, the analysis can be expanded to competing condominium communities. Older sales may also be considered when relevant, with market-condition differences analyzed when supported by market data.
From that analysis, I can develop a supported offer range and discuss the advantages and considerations associated with different offer strategies. The final offer is always your decision.
For Sellers
For sellers in Boynton Beach's 55+ condominium market, pricing and market positioning are particularly important right now.
The current market includes approximately 270 active listings and 7.86 months of housing supply, while the median list price has declined to approximately $166,500.
Those broader statistics encompass different communities, unit sizes and property characteristics, so they should not be used to establish the price of an individual condominium. They do, however, demonstrate the amount of competition currently available to buyers.
Before recommending a listing strategy, I can prepare a Comparative Market Analysis (CMA) rather than an appraisal for the listing assignment.
When appropriate, I can personally measure the unit, research the most relevant settled sales and competing listings, make property-specific comparisons and show you the market information supporting the recommended listing strategy.
We also need to understand the condominium project. If there are current or pending special assessments, we need to know the amount, purpose, payment status and how they may affect the transaction. Association fees, insurance matters, maintenance projects and other project characteristics may also influence buyer interest, financing and marketability.
Once we've established the pricing strategy, professional presentation and marketing become the next priority.
Marketing can include professional photography, property video when appropriate, MLS exposure, TomDunphySellsRealEstate.com, Fulton Grace Realty's online presence, major third-party real estate websites and social-media exposure.
When permitted by the condominium association and appropriate for the property, we can also conduct open houses.
If the unit would benefit from improved presentation, professional staging or virtual staging can also be considered.
After the condominium enters the market, we'll monitor buyer activity, showing feedback, competing listings and relevant new sales. If market conditions or buyer response change, we'll discuss whether the original strategy should be adjusted.
The objective isn't simply to put your condominium on the market. It's to understand the competition, establish a supported pricing strategy, present the property professionally, maximize its exposure and negotiate from an informed position.

One other thing: I really like your same-building-first idea, but I softened the “go back three years and make a market adjustment” language. Publicly, I wouldn't promise a three-year lookback or an adjustment before seeing the property. Saying you'll start with the most relevant sales within the project and expand the search when necessary shows the appraisal background without locking you into a methodology before you know the individual assignment.
