Whether you're purchasing your first home in an active-adult community, relocating to South Florida, searching for a seasonal residence, downsizing, or preparing to sell your current home, understanding today's market is one of the most important steps you can take.

Many real estate websites simply publish statistics. My goal is different.

July 2026 Market Overview

The Boynton Beach 55+ detached-home market remained stable and continues to exhibit strengthening market indicators during the current reporting period. Buyer demand remained active despite South Florida being outside its traditional seasonal buying period, while several key market indicators continued to move in a positive direction.

Closed-sale activity increased over the current six-month period compared with the prior seven-to-twelve-month reporting period. The absorption rate also increased, indicating continued buyer demand. At the same time, active inventory declined and months of housing supply decreased, suggesting that available homes are being absorbed more quickly than they were one year ago.

Median sale prices increased to $468,000, while median list prices increased to $475,000. Median marketing time for closed sales improved to 46 days, indicating that appropriately priced homes continued to attract buyers within a relatively short marketing period. The most recent monthly pricing also remained among the stronger levels observed during the analysis period, supporting the conclusion that the market has continued to perform well despite seasonal influences.

During the current three-month reporting period:

  • 251 detached homes closed
  • Buyers purchased approximately 83.67 homes per month
  • 203 detached homes were actively listed
  • The market reported approximately 2.43 months of housing supply
  • The median sale price was $468,000
  • The median list price was $475,000
  • The median marketing time for closed sales was 46 days
  • Active listings reported a median marketing time of 84 days
  • The median sale-to-list price ratio remained 100%
  • Foreclosure and short-sale activity remained minimal and represented less than 1% of the market.

Overall, the available market data supports a conclusion of a stable market with strengthening market indicators. Buyer demand has remained active, inventory has tightened, pricing has improved, and marketing times remain favorable. Although no market moves in a perfectly straight line, the available data supports a healthy market that continues to perform well as South Florida approaches its traditional seasonal buying period.

During the current three-month reporting period, 251 detached homes sold. Dividing those sales by three months results in an absorption rate of approximately 83.67 homes per month. In other words, buyers purchased an average of nearly 84 homes each month during the reporting period.

The reported absorption rates were:

  • 73.83 homes per month during the prior seven-to-twelve-month reporting period
  • 77.33 homes per month during the prior four-to-six-month reporting period
  • 83.67 homes per month during the current three-month reporting period.

What Does This Mean?

Think of the market like a sponge.

Instead of absorbing water, the market is absorbing available homes.

The faster buyers purchase available homes, the higher the absorption rate.

The steady increase in the absorption rate throughout the past year indicates continued buyer demand and suggests that homes are selling at a faster pace than they were one year ago.


What Is Months of Housing Supply?

Another important market indicator is months of housing supply.

This statistic estimates how long it would take to sell every home currently listed for sale if no additional properties entered the market and buyers continued purchasing homes at the current pace.

At the end of the reporting period:

  • 203 detached homes were actively listed
  • Buyers were purchasing approximately 83.67 homes per month

This resulted in approximately 2.43 months of housing supply.

What Does This Mean?

If no additional homes were listed for sale, it would take approximately 2.4 months to sell the existing inventory at the current pace of sales.

The reported housing supply was:

  • 3.05 months during the prior seven-to-twelve-month reporting period
  • 2.82 months during the prior four-to-six-month reporting period
  • 2.43 months during the current three-month reporting period.

Housing supply has steadily declined throughout the past year, indicating that inventory has tightened while buyer demand has remained active. This is generally considered a positive indicator of market strength.


What Is Days on Market?

Days on Market (DOM) measures how long a home remains listed before going under contract.

During the current reporting period:

  • Closed sales reported a median marketing time of 46 days.
  • Active listings reported a median marketing time of 84 days.

The median marketing time for closed sales changed from:

  • 55 days during the prior seven-to-twelve-month reporting period
  • 45 days during the prior four-to-six-month reporting period
  • 46 days during the current three-month reporting period.

What Does This Mean?

Marketing times have remained consistently favorable throughout the past year.

The current median marketing time of 46 days falls comfortably within a typical 0-to-90-day exposure period, indicating that well-priced homes continue to attract buyers relatively quickly.


What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio compares the final sale price with the seller's asking price.

During all three reporting periods, the median sale-to-list price ratio remained 100%.

What Does This Mean?

A median ratio of 100% suggests that many homes sold at or near their asking prices.

However, this does not mean every seller received full asking price. Some homes may have sold above or below list price, while others may have experienced price adjustments before selling.

 

Appraisers evaluate this statistic together with inventory levels, absorption rates, marketing times, and comparable sales to develop a complete understanding of current market conditions.
