Welcome to my August 2026 Boynton Beach Condominium Market Update.

Whether you're purchasing your first condominium, relocating to South Florida, searching for a seasonal residence, investing, or preparing to sell your current property, understanding today's market is one of the most important steps you can take.

Many real estate websites simply report statistics. My goal is different.

As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) with APPRAIS and a Florida Realtor with Fulton Grace Realty, I analyze residential markets by studying closed sales, active listings, absorption rates, housing supply, marketing times, pricing trends, and buyer activity. Rather than simply presenting statistics, I explain what the numbers mean and how they may influence your real estate decisions.

August 2026 Market Overview

The Boynton Beach condominium market remained generally stable during the current reporting period, although several market indicators moved in different directions. Overall, the available data suggests a balanced market rather than one that is clearly strengthening or declining.

Closed-sale activity increased over the current six-month period compared with the earlier seven-to-twelve-month reporting period, and buyer activity remained stronger than it was one year ago. While the absorption rate moderated from the immediately preceding reporting period, it remained above the level reported during the earlier seven-to-twelve-month period, indicating continued buyer demand.

At the same time, active inventory and months of housing supply both increased, giving buyers more properties to choose from. Median sale prices declined during the current reporting period, while median list prices increased to their highest level during the twelve-month analysis period. This suggests that sellers' pricing expectations have remained strong even as closed sale prices softened.

During the current three-month reporting period:

  • 98 condominiums closed
  • Buyers purchased approximately 32.67 condominiums per month
  • 218 condominiums were actively listed
  • The market reported approximately 6.67 months of housing supply
  • Median sale price: $192,500
  • Median list price: $245,000
  • Median marketing time for closed sales: 61 days
  • Median marketing time for active listings: 116 days
  • Median sale-to-list price ratio: 100%
  • Foreclosure and short-sale activity remained minimal, representing less than 1% of the market.

Overall, the available market data supports a conclusion of a stable market with mixed market indicators. Buyer activity has remained healthy, while increased inventory and softer sale prices suggest a more competitive environment than earlier in the year. Although additional market data will help determine whether the recent decline in sale prices represents a developing trend or a temporary fluctuation, the current evidence does not support concluding that the market is in decline.

Real estate statistics can sometimes seem confusing when they are presented without explanation. As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) and a Florida Realtor, I believe buyers and sellers should understand not only what the numbers are, but what they mean and why they matter.

When appraisers analyze a market, we don't rely on a single statistic. We study multiple indicators together to better understand buyer demand, inventory levels, pricing trends, marketing times, and overall market conditions.

The following are several of the primary indicators I analyze when evaluating the Boynton Beach condominium market.


What Is the Median Sale Price?

The median sale price is the middle sale price after all closed sales are arranged from the lowest sale price to the highest sale price.

Half of the condominiums sold for less than the median price, while the other half sold for more. The median is different from the arithmetic mean (average) and is not the price at which the greatest number of condominiums sold.

Appraisers often rely on the median because it is generally less affected by unusually high or unusually low sales than the arithmetic mean, making it a useful measurement when comparing one reporting period with another.

For the Boynton Beach condominium market, the reported median sale prices were:

  • $235,000 during the prior seven-to-twelve-month reporting period
  • $217,000 during the prior four-to-six-month reporting period
  • $192,500 during the current three-month reporting period.

What Does This Mean?

Median sale prices declined during the current reporting period. However, one reporting period alone does not establish a long-term market trend.

When evaluating market conditions, appraisers consider the relationship between pricing, buyer demand, inventory, and marketing time rather than relying on a single statistic. Additional market data will help determine whether the recent pricing changes represent a developing trend or a temporary market fluctuation.

Every condominium is unique, and market value depends on factors such as location, floor level, condition, renovations, association fees, amenities, and recent comparable sales.


What Is the Absorption Rate?

One statistic appraisers frequently analyze is the absorption rate.

Simply put, the absorption rate measures how quickly buyers are purchasing available condominiums within a market.

During the current three-month reporting period, 98 condominiums sold. Dividing those sales by three months results in an absorption rate of approximately 32.67 condominiums per month. In other words, buyers purchased nearly 33 condominiums each month during the reporting period.

The reported absorption rates were:

  • 25.83 condominiums per month during the prior seven-to-twelve-month reporting period
  • 38.00 condominiums per month during the prior four-to-six-month reporting period
  • 32.67 condominiums per month during the current three-month reporting period.

What Does This Mean?

Think of the market like a sponge.

Instead of absorbing water, the market is absorbing available condominiums.

The faster buyers purchase available properties, the higher the absorption rate.

Although the absorption rate declined from the immediately preceding reporting period, it remains stronger than it was during the earlier seven-to-twelve-month period. This indicates that buyer activity has remained relatively healthy over the broader twelve-month period.


What Is Months of Housing Supply?

Another important market indicator is months of housing supply.

This statistic estimates how long it would take to sell every condominium currently listed for sale if no additional properties entered the market and buyers continued purchasing condominiums at the current pace.

At the end of the reporting period:

  • 218 condominiums were actively listed
  • Buyers were purchasing approximately 32.67 condominiums per month

This resulted in approximately 6.67 months of housing supply.

What Does This Mean?

If no additional condominiums were listed for sale, it would take approximately 6.7 months to sell the existing inventory at the current pace of sales.

The reported housing supply was:

  • 5.92 months during the prior seven-to-twelve-month reporting period
  • 4.29 months during the prior four-to-six-month reporting period
  • 6.67 months during the current three-month reporting period.

The increase in housing supply reflects the growth in available inventory. Buyers now have more properties to choose from, while sellers face increased competition when marketing their condominiums.


What Is Days on Market?

Days on Market (DOM) measures how long a condominium remains listed before going under contract.

During the current reporting period:

  • Closed sales reported a median marketing time of 61 days.
  • Active listings reported a median marketing time of 116 days.

The median marketing time for closed sales changed from:

  • 66 days during the prior seven-to-twelve-month reporting period
  • 82 days during the prior four-to-six-month reporting period
  • 61 days during the current three-month reporting period.

What Does This Mean?

Marketing time improved during the current reporting period.

A median marketing time of 61 days remains well within a typical 0-to-90-day exposure period, indicating that well-priced condominiums continue to attract buyers within a reasonable timeframe despite increased inventory.


What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio compares the final sale price with the seller's asking price.

During all three reporting periods, the median sale-to-list price ratio remained 100%.

What Does This Mean?

A median ratio of 100% suggests that many condominiums sold at or near their asking prices.

However, this does not mean every seller received full asking price. Some properties sold below asking price after price reductions, while others sold at or near list price because they were competitively priced from the beginning.

 

Appraisers evaluate this statistic together with inventory levels, absorption rates, marketing times, and comparable sales to develop a complete understanding of overall market conditions.

 

What This Means for Buyers

If you're considering purchasing a condominium in Boynton Beach, the current market offers buyers more choices than it did several months ago while continuing to experience healthy sales activity.

From my review of the current market data, the Boynton Beach condominium market appears stable with mixed market indicators.

Closed-sale activity increased over the broader six-month period, and the current absorption rate remains stronger than it was during the earlier seven-to-twelve-month reporting period, indicating continued buyer activity. At the same time, active inventory and months of housing supply increased, while median sale prices declined during the current reporting period.

Although the recent decline in sale prices deserves continued observation, marketing times improved to 61 days, and the increase in sales activity suggests it is premature to conclude that the market has entered a sustained period of decline. Evaluating these indicators together provides a more complete understanding of current market conditions than relying on any single statistic alone.

Foreclosure and short-sale activity remained minimal, with distressed sales having little influence on overall market conditions. Overall, I believe the available data supports a conclusion of a stable market with mixed market indicators. Additional market data will help determine whether the recent decline in sale prices represents a developing trend or a temporary market fluctuation.

While median sale prices have softened during the current reporting period, buyers continue to purchase condominiums, marketing times have improved, and sales activity over the broader six-month period has increased. That's why it's important to look at the complete market picture rather than focusing on one number.

If I were advising a buyer today, I'd say this market may provide additional opportunities. Increased inventory gives buyers more choices, and some sellers may be more willing to negotiate than they were several months ago.

If I were advising a seller, I'd emphasize realistic pricing from the beginning. Buyers have more options to compare, so condominiums that are competitively priced, well maintained, and professionally presented are generally in the strongest position to sell.
