The faster buyers purchase available homes, the higher the absorption rate.
The steady increase in the absorption rate throughout the past year indicates continued buyer demand. Even with mortgage interest rates remaining higher than they were several years ago, buyers have continued purchasing homes at an increasing pace.
What Is Months of Housing Supply?
Another important market indicator is months of housing supply.
This statistic estimates how long it would take to sell every home currently listed for sale if no additional properties entered the market and buyers continued purchasing homes at the current pace.
At the end of the reporting period:
- 233 detached homes were actively listed
- Buyers were purchasing approximately 88.67 homes per month
This resulted in approximately 2.63 months of housing supply.
What Does This Mean?
If no additional homes were listed for sale, it would take approximately 2.6 months to sell the existing inventory at the current pace of sales.
The reported housing supply was:

What Is Days on Market?
Days on Market (DOM) measures how long a home remains listed before going under contract.
During the current reporting period:
- Closed sales reported a median marketing time of 21 days.
- Active listings reported a median marketing time of 68 days.
The median marketing time for closed sales changed from:
- 43 days during the prior seven-to-twelve-month reporting period
- 44 days during the prior four-to-six-month reporting period
- 21 days during the current three-month reporting period.

During all three reporting periods, the median sale-to-list price ratio remained 100%.
