Boynton Beach Detached Non-55+ (No HOPA) Housing Market — August 2026
The Boynton Beach detached non-55+ housing market continued to show considerable transaction activity through August 31, 2026. Settled sales and the absorption rate increased during the current six months, while the number of active listings also increased. The result is a market with more available inventory but also substantial buyer activity.

The current six-month period produced 538 settled sales, consisting of 265 sales during the prior four-to-six-month period and 273 sales during the current three months. This represents an increase of 95 sales compared with the 443 sales reported during the prior seven-to-twelve-month period.
The absorption rate followed the same general pattern. It increased from 73.83 sales per month during the prior seven-to-twelve months to 88.33 sales per month during the prior four-to-six months and 91.00 sales per month during the current three months.
Inventory Is Increasing at the Same Time
Active listings increased from 168 during the prior seven-to-twelve-month period to 172 during the prior four-to-six months and 238 during the current three months.
Months of housing supply measured 2.28 months, 1.95 months, and 2.62 months, respectively. The current 2.62 months of supply exceeds the other two periods analyzed.
The important point is that inventory and sales activity are increasing at the same time.
The market is currently absorbing approximately 91 properties per month, so the increase in housing supply is not the result of an absence of buyers. Rather, additional listings have entered the market at a pace sufficient to increase available supply even while transaction activity has increased.
Sale Prices
Median sale prices were:
- $580,000 during the prior seven-to-twelve months
- $577,500 during the prior four-to-six months
- $630,000 during the current three months
The overall price trend is considered stable, although the current three-month median increased to $630,000.
These statistics represent a broad segment of detached housing throughout Boynton Beach. Properties within the data can differ substantially in living area, age, condition, quality, location, site characteristics, renovations, pools, garages, views and other amenities.
For that reason, a change in the overall median sale price should not automatically be applied to an individual property. Property-specific conclusions require analysis of the sales that actually compete with that property.
Marketing Time
Properties that successfully sold during the current period moved relatively quickly.
Median days on market for settled sales declined from 48 days during the prior seven-to-twelve months to 31 days during the prior four-to-six months and 25 days during the current three months.
Current active listings have a median marketing time of 64 days.
The difference between the 25-day median for settled properties and the 64-day median for current listings is worth watching. Buyers are purchasing properties, but some of the inventory remaining on the market has required considerably more exposure.
The median sale-to-list-price ratio remained at 100% during all three periods analyzed.
Distressed Activity
Foreclosures and short sales are not a meaningful factor in the current data.
There were no foreclosure or short-sale transactions among the 981 closed sales reported during the preceding 12 months. As of August 31, 2026, only 2 of the 238 active listings were identified as foreclosures or short sales.
Market Conclusion
When all of the indicators are considered together, I would characterize the Boynton Beach detached non-55+ housing market as stable with increasing activity indicators.
Settled sales have increased, absorption has increased to approximately 91 sales per month, and properties that successfully sell are doing so within relatively short marketing periods.
At the same time, active inventory has increased to 238 listings and months of housing supply has increased to 2.62 months.
The additional inventory provides buyers with more choices, while the volume of settled sales demonstrates that buyers continue to participate in the market.

What This Means for Buyers
With 273 settled sales during the current three months, an absorption rate of approximately 91 sales per month, and a median marketing time of 25 days for properties that sold, buyers need to be prepared when the right property becomes available. At the same time, 238 active listings provide buyers with additional choices.
The first step would be getting financing in order. I would recommend speaking with a lender and determining borrowing power so we know the appropriate price range before seriously pursuing a property.
From there, I would establish a customized MLS search and monitor new listings as they enter the market.
When we identify a property that the buyer wants to pursue, I will use the appraisal skills I have developed since 1998 to help analyze the property before we formulate an offer.
I will examine the property, analyze the competing sales that are most similar, place those sales into an adjusted comparable-sales grid, and develop a range of value based on the available market evidence.
We can then review that information together and determine how we want to approach the offer.
The objective is not simply to make an offer quickly. It is to understand the property, understand the competing sales, and make a confident and informed offer.
I would also recommend an independent professional home inspection so the buyer has a better understanding of the physical condition of the property before completing the purchase.
What This Means for Sellers
The current data shows that buyers are active. There were 273 settled sales during the current three months, but sellers are also competing against 238 active listings.
That makes the initial pricing strategy particularly important.
If I am representing a seller, I will use the appraisal skills I have developed since 1998 to develop a supported range of value before we determine the listing price.
I will personally inspect and measure the property, select the competing sales that are most similar, analyze the differences between those properties and the subject, and place the sales into an adjusted comparable-sales grid.
From that analysis, I will develop a range of value and present the results to my seller.
We can then review the evidence together, discuss the seller's objectives, and determine where we want to position the property in the market.
This goes beyond simply looking at nearby sales and selecting a listing price. I want my seller to see the competing properties, understand the differences, understand the adjustments, and see how I arrived at the range before we make the pricing decision.
The seller ultimately determines the listing price. If the seller wants to begin somewhat beyond the range indicated by my analysis, we can discuss that strategy.
Monitoring the Market Response
Once the property is listed, I will closely monitor how the market responds.
Showing activity, buyer feedback, competing listings, new properties entering the market, properties going under contract, and changes in available inventory can all provide useful information about how the property is positioned.
If the market response indicates that our pricing or marketing strategy should be reconsidered, I will review the information with my seller and we will determine the appropriate next step together.
The objective is not to allow a listing to sit without responding to what buyers and competing properties are telling us. Pricing and marketing should remain responsive to the market throughout the listing period.
Properties that successfully sold during the current three-month period had a median marketing time of approximately 25 days. My objective would be to position the property competitively from the beginning and continue evaluating the market response as the listing progresses.
Know the Property Before It Goes Under Contract
I would also recommend that the seller consider a pre-listing home inspection.
I would rather identify a potential issue before accepting an offer than discover it after the buyer's inspection.
Knowing about an issue beforehand gives the seller an opportunity to determine how it should be addressed before negotiations begin. An unexpected condition discovered after the property is under contract can lead to additional negotiations and potentially affect the transaction.
Once we understand the property, establish the range of value, and determine the pricing strategy, we can develop the marketing plan for that individual home.
That can include professional photography, video, MLS exposure, online marketing, and exposure through the Fulton Grace Realty network, based on the property and the marketing strategy we establish together.
