Broward County $5 Million+ Detached Home Market Report — July 2026
Broward County’s $5 million-plus detached-home market remained stable with predominantly increasing indicators through July 2026.
Sales activity increased considerably during the most recent six months. The absorption rate has also increased substantially compared with the prior seven-to-12-month period.
At the same time, active inventory has continued to increase, and properties are taking longer to sell. Those are two indicators worth watching as the market moves forward.

The combination is interesting: active listings have increased, yet months of housing supply has declined because the absorption rate has increased substantially.

The Broward County $5 million-plus detached-home market is best characterized as stable with predominantly increasing indicators.
The absorption rate increased from 8.50 sales per month during the prior seven-to-12-month period to 11.33 during months four through six and 15.67 during the current three months.
Active listings also increased, moving from 116 to 138 and then to 168. However, because sales activity accelerated, months of housing supply declined from 13.65 months to 12.18 months and then to 10.72 months.
Median sale prices were $7.25 million, $7.25 million and $6.75 million during the three respective periods. Given the diversity of properties included within a countywide $5 million-plus market, the overall pricing data is best characterized as generally stable.
One indicator I would continue watching is marketing time. Median sales days on market increased from 115 days to 178 days and then to 192 days during the current three-month period.
The current median has therefore moved beyond six months.
This does not mean that every $5 million-plus property requires that amount of time to sell. Broward County contains substantially different upper-tier markets, and oceanfront, Intracoastal, canal-front and other specialized properties may compete very differently depending upon location, site characteristics, improvements, quality and condition.
For an individual property, the analysis needs to become considerably more specific.

For a buyer, the current market provides choices.
With 168 active listings and a median sales marketing time of 192 days, I would not approach this market assuming that a buyer needs to rush simply because a property is priced above $5 million.
But when we find a property you really want, that's when I would narrow the analysis.
I would look closely at the property itself, its location, waterfront influence, site characteristics, living area, improvements and the sales that actually compete with it.
In a specialized situation, finding the best comparable properties may require looking farther back in time. If a property has an unusual site, substantial waterfront influence or characteristics that are difficult to duplicate, older sales may provide useful market evidence when properly analyzed in the context of changing market conditions.
The objective is to understand what the market indicates for that particular property before developing a competitive, market-supported offer.

For sellers, market positioning becomes particularly important when marketing periods are extending.
I would begin by identifying the property's true competitive market. At $5 million and above, simply looking at every sale in Broward County is not enough.
I would want to understand the property in detail, including its measurements, site, waterfront characteristics, improvements and the properties with which a prospective buyer is most likely to compare it.
From there, I would analyze the relevant market data to develop a market-supported pricing strategy.
There is also another consideration at this price level: privacy.
Not every owner wants broad public exposure.
Some sellers may want extensive marketing, while others may prefer a controlled and discreet approach. The owner could be a business executive, public figure, individual with substantial wealth or even a billionaire.
If privacy is important, the marketing strategy needs to reflect that.
That may involve more direct communication with appropriate real estate professionals and prospective buyers, controlled showings and a more targeted approach rather than simply maximizing public exposure.
The objective is to determine what the seller wants and develop the marketing strategy around those objectives.
With active inventory increasing and median marketing time now exceeding six months, appropriate pricing, positioning and execution become particularly important.
