Sales activity has declined, the absorption rate has decreased, inventory has increased, and homes are generally taking longer to sell. Overall, I would characterize this market as stable with declining tendencies.

Median list prices represent the midpoint of all comparable homes currently offered for sale.

List prices have remained relatively stable over the past year with only modest fluctuations, suggesting sellers have generally maintained similar pricing expectations despite slower market conditions.
