Marketing time measures how long comparable properties typically remain on the market before going under contract.
Marketing time currently averages approximately 75 days, remaining within a typical zero-to-ninety-day marketing period. Well-priced condominiums continue to attract buyers within a reasonable timeframe.
What This Means for Buyers
Buyers currently have a healthy selection of available condominiums in Coral Springs. While many properties remain on the market long enough to allow buyers to compare multiple options, desirable units that are well priced and in excellent condition can still attract competing interest.

If I were representing a buyer, I would encourage them to have financing in place, monitor new listings closely, and be prepared to act when a condominium that meets their needs becomes available. While buyers have more choices today than they did a year ago, the most desirable units can still sell quickly.
I would also spend time reviewing the condominium association itself. Before making an offer, I would want to understand the association's financial condition, reserve funding, insurance, inspection status, and whether any current or future special assessments could affect my client's ownership costs.
If I were representing a seller, my primary focus would be pricing the property correctly from the beginning. A well-priced condominium should attract qualified buyers within a reasonable marketing period. If buyer activity is limited after being exposed to the market, I would review competing listings and recent comparable sales and adjust the pricing strategy if necessary.
