Coral Springs continues to demonstrate a healthy detached home market for properties outside of 55+ communities. Buyer demand remains steady, inventory has increased modestly, and homes that are priced appropriately continue to sell in a relatively short period of time. While more listings have entered the market, buyer activity has kept pace, resulting in a balanced market with some increasing tendencies.

Total Number of Settled Sales

The number of settled sales increased over the current six-month period when compared to the prior seven to twelve months, reflecting continued buyer activity throughout the market.

Absorption Rate

The absorption rate increased to 93.0, indicating buyers are purchasing homes at a faster pace than earlier in the year. This increase has helped offset the rise in available inventory.

Active Listings

Active listings increased over the current three-month period. While additional inventory provides buyers with more options, the increase has not significantly shifted overall market conditions due to continued buyer demand.

Months of Housing Supply

Housing supply currently stands at approximately two months. Although this is slightly higher than earlier periods, it still reflects a relatively tight market where supply remains limited compared to buyer demand.

Sale Prices

Median comparable sale prices have remained generally stable over the past year while showing an increase during the current three-month period. This suggests modest upward price movement as demand continues to support values.

Marketing Time

Marketing times have declined significantly, with the median marketing period falling to only 17 days. Well-priced homes continue to attract buyers relatively quickly.
