Market Overview

The Dania Beach detached-home market is demonstrating stable overall conditions with several increasing indicators.

Settled sales increased during the current six-month period compared with the prior seven to twelve months, with the greatest concentration of recent activity occurring during the current three months. There were 72 settled sales during the prior seven to twelve months, 29 during the prior four to six months and 48 during the current three months.

The absorption rate also increased during the most recent period, reaching 16.00 sales per month, compared with 9.67 sales per month during the prior four to six months and 12.00 sales per month during the prior seven to twelve months.

Active inventory has remained generally stable, moving from 49 listings during the prior seven to twelve months to 52 during the prior four to six months and 53 currently. With the recent increase in absorption, months of housing supply declined to 3.3 months, compared with 5.4 months during the prior four to six months.

Median comparable sale prices have remained generally stable. The median was $542,500 during the prior seven to twelve months, $540,000 during the prior four to six months and $559,950 during the current three months.

Median comparable list prices were $625,000, $631,000 and $649,999 over the same respective periods. While the current figures are above the preceding periods, the overall data supports generally stable price conditions.

Marketing time has also improved. Median comparable sales days on market declined from 98 days during the prior four to six months to 65 days during the current three months. Current exposure time is generally within zero to 90 days.

Taken together, the data indicates a stable Dania Beach detached-home market with several increasing indicators, including increased recent sales activity, increased absorption and declining months of housing supply.

The current market data indicates generally stable conditions with increased activity during the most recent three-month period. Increased absorption, relatively stable active inventory and the reduction in months of housing supply are important indicators when analyzing current market conditions.

Although the current three-month median sale and list prices are above the preceding periods, the broader data supports generally stable price conditions.

Market statistics provide an important overview, but an individual property's value cannot be determined from broad market statistics alone. Location, site characteristics, design, gross living area, condition, quality, amenities and relevant competitive sales should be analyzed when evaluating a specific property.

If I Were Representing a Buyer

With homes selling in a median of approximately 65 days during the current three-month period, buyers need to be prepared and pay attention to new opportunities as they enter the market.

One of my first steps would be making sure the buyer understands their purchasing and borrowing capacity. If financing is involved, having the appropriate financing preparation completed before identifying the right property can put the buyer in a position to act when an opportunity becomes available.

Once we identify a property, I don't want to simply look at the asking price and decide what to offer.

I would analyze the property and relevant comparable sales, considering differences in location, size, condition, quality, site characteristics, amenities and other factors that may influence how buyers react to the property. I can then use that analysis to help develop a reasonable offer strategy based on the specific property and current competitive market.

The objective is to have the buyer prepared before the right property appears rather than trying to put everything together after finding it.

If I Were Representing a Seller

My approach would begin at the property.

Before determining a listing strategy, I would walk through the home and evaluate its condition, presentation and characteristics. From there, I would make recommendations regarding items that may warrant attention before the property is introduced to the market.

Those recommendations do not necessarily mean expensive renovations.

Depending on the individual property, preparation could include relatively straightforward items such as cleaning windows, power washing the exterior, addressing visible maintenance items, improving landscaping, decluttering or completing other reasonable work that could help the property present properly when buyers first see it.

Every property is different, so the recommendations should be based on the individual home rather than applying the same checklist to every seller.

I would also recommend that a seller consider obtaining a pre-listing home inspection. Discovering potential issues before the property goes under contract gives the seller an opportunity to evaluate them in advance instead of first learning about them during the buyer's inspection period.

Once I understand the property and its condition, I would analyze recent comparable sales and competing listings, considering location, size, condition, features and other relevant characteristics to develop the listing strategy and price positioning.

With the current median sales marketing time at approximately 65 days, my objective would be to position the property appropriately from the beginning and work toward improving upon the broader market's marketing time when the individual property and market allow.

  • Professional photography

  • Aerial photography when appropriate

  • Professional staging or virtual staging when appropriate
