Welcome to my July 2026 Delray Beach 55+ Detached Home Market Update.

This report focuses specifically on detached homes located within Delray Beach 55+ communities. It is intended to help buyers, sellers, seasonal residents, and people considering relocating to South Florida understand both the current statistics and what those statistics may mean.

Many real estate reports simply present numbers. My goal is to take the analysis further by explaining the terminology in plain English and interpreting the results from an appraiser’s perspective.

As both a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a Florida Realtor with Fulton Grace Realty, I analyze closed sales, active listings, inventory, absorption rates, marketing times, pricing trends, and current competition. This report is general market commentary and education; it is not an appraisal or opinion of value for any individual property.


Delray Beach 55+ Detached-Home Communities

Delray Beach offers a wide range of residential choices, including detached homes within age-restricted communities. These neighborhoods may appeal to buyers seeking the privacy and living space of a detached home together with community amenities and association-provided services.

Depending on the individual community, amenities may include clubhouses, swimming pools, fitness facilities, tennis or pickleball courts, organized activities, and common-area maintenance. Association fees, amenities, rules, occupancy requirements, pet restrictions, rental policies, and maintenance responsibilities vary by community and should be independently verified before purchasing.


What Is a HOPA Community?

HOPA stands for the Housing for Older Persons Act.

In Florida real estate, qualifying HOPA communities are commonly referred to as 55+ communities or active-adult communities. These communities may impose age and occupancy requirements permitted under applicable law.

This market report is limited to detached homes identified within Delray Beach 55+ communities. Buyers should review the governing documents and confirm the current age, occupancy, and ownership requirements of any community they are considering.


July 2026 Market Overview

During the most recent three-month reporting period, the Delray Beach 55+ detached-home market reported:

  • 64 closed sales
  • An absorption rate of approximately 21.33 sales per month
  • 53 active listings
  • Approximately 2.48 months of housing supply
  • A median sale price of $507,500
  • Median marketing time of 62 days for closed sales
  • A median active list price of $514,000
  • Median marketing time of 71 days for active listings
  • A median sale-to-list price ratio of 100%

For comparison, the prior four-to-six-month period reported 73 closed sales, an absorption rate of 24.33 sales per month, and a median sale price of $495,000. The prior seven-to-twelve-month period reported 128 closed sales, an absorption rate of 21.33 sales per month, and a median sale price of $450,000.

The recent figures indicate that the pace of sales declined from the immediately preceding period but remained consistent with the longer prior period. Median sale prices increased across the three reporting periods, while the current housing supply remained relatively limited.


Understanding the Market

Real estate statistics can be difficult to interpret when they are presented without explanation. The following sections explain the measurements used in this report and why they matter.

What Is the Median Sale Price?

The median sale price is the middle sale price after all closed sales are arranged from the lowest price to the highest price.

Half of the homes sold for less than the median price, while the other half sold for more. The median is not the price at which the largest number of homes sold, and it is not the arithmetic mean.

The median is often useful because it is less affected by an unusually expensive or unusually inexpensive sale than the arithmetic mean.

For Delray Beach 55+ detached homes, the reported median sale prices were:

  • $450,000 during the prior seven-to-twelve-month period
  • $495,000 during the prior four-to-six-month period
  • $507,500 during the current three-month period

What does that mean?

The median sale price increased across the reporting periods. However, that does not establish that every detached home increased in value by the same amount or percentage.

The median can be influenced by the particular homes that sold during each period. Differences in living area, condition, updates, location, garages, lot characteristics, community amenities, and association fees can affect the mix of sales and the resulting median.


What Is the Absorption Rate?

The absorption rate measures how quickly buyers are purchasing homes within a defined market.

The calculation begins with the number of closed sales during a reporting period and converts that total into a monthly rate.

During the current three-month period, 64 detached homes sold. Dividing 64 sales by three months results in an absorption rate of approximately 21.33 homes per month. In plain English, buyers purchased about 21 detached homes per month within this market segment.

The reported absorption rates were:

  • Prior seven-to-twelve months: 21.33 sales per month
  • Prior four-to-six months: 24.33 sales per month
  • Current three months: 21.33 sales per month

What does that mean?

The recent pace of sales declined from 24.33 homes per month during the immediately preceding period to 21.33 homes per month during the current period.

However, the current absorption rate is the same as the rate reported during the prior seven-to-twelve-month period. This indicates that the recent pace slowed from the preceding three months but remained consistent with the longer earlier period.

The absorption rate helps explain how quickly buyers are purchasing available homes. It is one of several measurements appraisers analyze when evaluating the direction and balance of a market.


What Is Months of Housing Supply?

Months of housing supply estimates how long it would take buyers to purchase all homes currently available if:

  1. No additional homes were listed; and
  2. Buyers continued purchasing homes at the current monthly rate.

At the end of the current reporting period, there were 53 active listings, and the market was absorbing approximately 21.33 homes per month. Dividing the active inventory by the monthly absorption rate results in approximately 2.48 months of housing supply.

In plain English, if no additional homes entered the market and sales continued at the same pace, it would take approximately two and one-half months to sell the existing inventory.

The reported housing supply was:

  • Prior seven-to-twelve months: 2.91 months
  • Prior four-to-six months: 2.01 months
  • Current three months: 2.48 months

What does that mean?

Current supply increased from the immediately preceding period but remained below the level reported during the earlier six-month period.

The market therefore offered buyers somewhat more inventory than during the prior four-to-six-month period, but the number of available detached homes remained relatively limited compared with the ongoing pace of sales.


What Is Days on Market?

Days on Market, commonly abbreviated as DOM, measures how long a property was marketed before it went under contract or was otherwise removed from active status, depending on the reporting system.

During the current reporting period:

  • Closed sales reported a median marketing time of 62 days
  • Active listings reported a median marketing time of 71 days

The median marketing time for closed sales was:

  • 71 days during the prior seven-to-twelve-month period
  • 43 days during the prior four-to-six-month period
  • 62 days during the current three-month period

What does that mean?

Homes sold more quickly during the prior four-to-six-month period than during the current three-month period. The current median of 62 days nevertheless remained shorter than the 71-day median reported during the earlier period.

This indicates that purchasers are continuing to buy, but they may be taking more time than they did during the immediately preceding period to compare homes, condition, updates, association fees, amenities, and overall value.


What Is the Sale-to-List Price Ratio?

The sale-to-list price ratio compares the final sale price with the applicable list price.

A ratio of 100% means the median relationship between the sale price and list price was equal. It does not mean that every property sold for exactly its asking price.

The median sale-to-list price ratio was reported at 100% in all three periods.

What does that mean?

The data indicates that properly positioned homes generally sold near their applicable list prices.

However, this statistic should not be interpreted to mean that pricing does not matter or that every seller received the original asking price. A property may have undergone one or more price reductions before selling, and individual negotiations vary.


What This Means for Buyers

The current data reflects approximately 2.48 months of housing supply, an absorption rate of approximately 21.33 sales per month, and a median sale-to-list price ratio of 100%.

For buyers, this suggests that the number of available 55+ detached homes remains relatively limited in relation to the ongoing pace of sales. Desirable homes that are competitively priced may continue to attract purchaser attention.

However, the increase in median marketing time from 43 days in the prior period to 62 days in the current period indicates that buyers may have more time to compare properties than they did during the immediately preceding three months.

Before making an offer, buyers should consider more than the asking price. Important factors may include:

  • Recent comparable sales
  • Property condition and updates
  • Roof and mechanical-system ages
  • Association fees
  • Community amenities
  • Insurance costs and availability
  • Pet and rental restrictions
  • HOPA and occupancy requirements
  • Reserve funding and association financial information
  • Pending or announced assessments
  • Location within the community

The reported 100% sale-to-list ratio also suggests that buyers should not automatically assume that every seller will accept a substantial reduction. Each property should be analyzed individually based on its condition, competition, marketing time, and supporting sales.


What This Means for Sellers

For sellers, the combination of relatively limited housing supply and continued monthly absorption indicates that buyer demand remains present within this market segment.

The current median sale price was $507,500, compared with $495,000 in the prior period and $450,000 in the earlier period. The median sale-to-list ratio remained at 100%.

Those figures are supportive for sellers of homes that are priced in accordance with current market evidence. However, the increase in marketing time indicates that purchasers may be more selective than they were during the immediately preceding period.

Buyers may compare:

  • Interior condition
  • Renovations and updates
  • Roof and mechanical-system ages
  • Garage and outdoor-living features
  • Association fees
  • Community amenities
  • Insurance expenses
  • Location within the neighborhood
  • Competing listings
  • Recent closed sales

A pricing decision based only on the highest nearby sale or a competing seller’s asking price may not accurately reflect an individual property’s position in the market.


Appraiser’s Perspective

As a Florida State-Certified Residential Real Estate Appraiser, I do not rely on one statistic when interpreting a market.

I consider multiple indicators together, including:

  • Median sale prices
  • Closed-sale volume
  • Absorption rates
  • Active inventory
  • Months of housing supply
  • Marketing times
  • Sale-to-list price ratios
  • Current competing listings

In this market, the median sale price increased across the reporting periods, while the current absorption rate returned to the same monthly pace reported during the earlier period. Housing supply remained relatively limited at approximately 2.48 months, and the median sale-to-list ratio remained at 100%.

Taken together, the data indicates continued purchaser activity for Delray Beach 55+ detached homes. At the same time, the increase in median marketing time from the immediately preceding period suggests that buyers may be taking additional time to evaluate available properties.

The increase in median price deserves consideration, but it should not be viewed in isolation. Changes in the composition of the homes sold can affect the median. A larger share of renovated, larger, or differently located homes in one period could produce a higher median even without uniform appreciation throughout the entire market.

This is why an appraiser analyzes several market indicators rather than relying on a single number.

Distressed Sales

Foreclosures and short sales represented a small portion of the Delray Beach 55+ detached-home market.

During the current three-month period, 1 of 64 closed sales, or approximately 1.56%, was identified as a foreclosure or short sale. At the end of the reporting period, 1 of 53 active listings, or approximately 1.89%, was identified as distressed.

Based on these figures, distressed transactions do not appear to be a primary influence on the overall market segment.


Tom’s Take

My goal is not simply to report how many homes sold or state the median price. It is to help buyers and sellers understand how the individual measurements work together.

The Delray Beach 55+ detached-home market currently reflects continued sales activity, relatively limited inventory, and sale prices that generally remain close to applicable list prices. However, buyers appear to be taking somewhat more time than they did during the immediately preceding period.

For buyers, that means preparation and property-specific analysis remain important.

For sellers, it means the market continues to offer opportunities, but proper pricing, presentation, and an understanding of current competition remain essential.
