Welcome to my July 2026 Delray Beach Detached Home Market Update.
Whether you're considering buying your first Florida home, relocating from another state, purchasing a seasonal residence, or thinking about selling your property, understanding current market conditions is one of the most important steps in making an informed real estate decision.
As both a Florida State-Certified Residential Real Estate Appraiser (RD8755) and a Florida Realtor, I analyze residential real estate markets throughout the Treasure Coast and Palm Beach County on a daily basis. My goal is to provide buyers and sellers with timely, objective market information that helps them better understand current housing trends.
Delray Beach Continues to Attract Buyers
Delray Beach remains one of Palm Beach County's most desirable coastal communities. Known for its beautiful beaches, Atlantic Avenue, outstanding restaurants, boutique shopping, golf courses, waterfront neighborhoods, and year-round outdoor lifestyle, Delray Beach continues to attract both Florida residents and buyers relocating from across the United States.
Many people moving from Massachusetts, New York, New Jersey, Pennsylvania, other northern states, and Canada are drawn to Delray Beach because of its active downtown, warm climate, and coastal lifestyle.
Unlike some quieter Treasure Coast communities, Delray Beach offers a more energetic atmosphere with entertainment, nightlife, festivals, and numerous dining options, making it especially attractive to buyers seeking an active lifestyle.
July 2026 Market Overview
The Delray Beach detached home market has remained active throughout the past year, although inventory has gradually increased, providing buyers with more choices than were available during the highly competitive markets of recent years.
According to the current market data, the median sale price for detached homes during the most recent three-month period was approximately $872,500, while the median list price for active listings was approximately $1,195,000. Median marketing time for sold homes declined to approximately 39 days, while active listings reported a median marketing period of approximately 70 days. Homes that are competitively priced and presented in good condition continue to generate buyer interest.
One encouraging indicator is that the median sale-to-list price ratio has remained at 100%, suggesting that many properly priced homes continue to sell near their asking price.
Inventory Continues to Improve
Current housing supply has increased to approximately 3.25 months, creating a healthier balance between buyers and sellers compared with the extremely limited inventory experienced several years ago. Although buyers now have additional choices, inventory levels still generally support a competitive market for homes that are appropriately priced and marketed.
Distressed Sales Continue to Represent a Very Small Portion of the Market
Foreclosures and short sales continue to represent only a very small percentage of Delray Beach market activity.
Based on current MLS data, distressed sales account for well under one percent of recent transactions and active listings, indicating that foreclosure activity is not materially influencing overall market conditions at this time.
