The August 2026 Delray Beach detached waterfront market is showing a combination of stable pricing and increasing activity indicators.
For this market analysis, I reviewed detached single-family homes in Delray Beach with No HOPA designation and waterfront characteristics including deep-water, Intracoastal, marina, navigable, no-fixed-bridge, ocean-access, and riverfront properties. Direct oceanfront was not included as a search criterion.
This is an important distinction. Waterfront property in Delray Beach is not one uniform market. Water access, fixed bridges, dockage, lot size, view, location, improvements, condition, and the size of the residence can create substantial differences between properties.

Settled sales activity increased during the current six months when compared with the prior seven-to-twelve-month period. There were 17 settled sales during the prior seven to twelve months, followed by 13 during the prior four to six months and 10 during the most recent three months. The absorption rate was 2.83 sales per month during the prior seven-to-twelve-month period, increased to 4.33 during the prior four-to-six-month period, and is currently 3.33 sales per month. While the current rate has moderated from the preceding three-month period, it remains above the rate recorded during the prior seven to twelve months. Delray Beach Detached
Active inventory has remained relatively limited. There were 14 active listings during the prior seven-to-twelve-month period, nine during the prior four-to-six-month period, and 10 during the current three months. Months of housing supply moved from 4.9 months to 2.1 months and is currently 3.0 months. At the current absorption rate, the available inventory represents approximately three months of supply. Pricing requires additional context. Median settled prices were approximately $4.05 million, $4.80 million, and $3.50 million across the three periods. That movement does not demonstrate a consistent directional pricing trend. The individual properties within this search also vary considerably in size, waterfront characteristics, water access, site characteristics, and improvements. The median days on market for settled sales declined from 105 days to 123 days and then to 75 days during the current three-month period. Current active listings show a median of 148 days on market. Based on the available data and the characteristics of this particular market segment, I would consider a three-to-six-month exposure period reasonable. Delray Beach Detached
Overall, I characterize the Delray Beach detached waterfront market as stable with increasing indicators. Sales activity during the current six months has increased compared with the preceding six months, inventory remains limited, and current housing supply is approximately three months. Pricing, however, should be analyzed at the individual-property level because of the considerable differences among waterfront properties.

If I were working with a buyer in this market, I would not treat every waterfront listing the same.
With approximately three months of housing supply and a current median marketing period of 75 days among settled sales, buyers have some time to do their homework. But when the right waterfront property becomes available, the analysis needs to become much more specific.
Is it deep water? Are there fixed bridges? What size boat can realistically access the property? What are the dock and seawall characteristics? How does the view compare? What about the lot, residence, condition, improvements, and immediate location?
That is where I would use my Appraiser’s Edge approach.
I would analyze the property against the most relevant available market evidence and develop a supported range of value. The buyer can then make an informed decision based on both the market evidence and how much that particular property is worth to them.
A buyer may knowingly decide to pay a premium to secure a particular waterfront property. There is nothing inherently wrong with making that decision. The important part is understanding what the available market evidence indicates before deciding how much to offer—particularly for a cash buyer who does not have a lender appraisal as an additional checkpoint.
For sellers, the same property-specific analysis matters.

Before recommending a listing strategy, I would want to see the property and analyze its specific waterfront characteristics, site, residence, condition, improvements, and the competing and settled properties that buyers are likely to consider.
From there, I would develop an Appraiser’s Edge analysis and provide the seller with the market evidence and a supported range of value. The seller can then decide where they want to position the property when it enters the market.
What This Means for Buyers and Sellers
The numbers indicate an active Delray Beach detached waterfront market without a consistent directional change in pricing.
For buyers, that means doing the analysis before making an offer rather than assuming every waterfront property should command its asking price.
For sellers, limited inventory can be beneficial, but pricing still matters. Waterfront buyers have choices, and they are comparing substantially different properties.
In this segment of the market, the headline numbers only tell part of the story. The individual property—and the evidence surrounding that property—is what ultimately matters.
