Evergrene is a gated, master-planned residential community in Palm Beach Gardens, Florida, encompassing approximately 400 acres and 963 residences within 11 distinct neighborhoods. Housing within Evergrene includes a variety of property types and sizes, from attached residences and townhomes to larger detached single-family homes. That variety is important when evaluating real estate within the community because the homes selling or being offered during any particular period may differ substantially in size and other characteristics.
The community is centered around Lake Dorothy and includes a clubhouse, fitness and recreational facilities, swimming facilities, walking areas, sports courts, dining and social areas, and controlled gated access.
Evergrene Housing Market — August 2026
The August 2026 market data provides an interesting picture of activity within Evergrene. Sales have continued to occur at a steady pace, available inventory remains relatively limited, and recently settled properties have been moving relatively quickly.
At the same time, sale prices and list prices have moved between the different reporting periods. Because Evergrene contains different types and sizes of residences, those changes need to be considered in the context of the properties represented in each period rather than looking at a community-wide median by itself.
That is where looking at the numbers from an appraisal perspective becomes particularly useful.

When all of the market indicators are considered together, I would characterize the Evergrene housing market as stable with increasing indicators as of August 2026.
During the prior 7–12 months, Evergrene recorded 19 settled sales. There were 17 settled sales during the prior 4–6 months and 14 during the current three months. This results in 31 settled sales during the current six months, compared with 19 during the prior 7–12 month period.
The absorption rate was 3.17 sales per month during the prior 7–12 months, increased to 5.67 sales per month during the prior 4–6 months, and was 4.67 sales per month during the current three months. Although absorption declined by approximately one sale per month during the most recent three-month period, it remains above the rate reported during the prior 7–12 months.
Active inventory was 10 listings during the prior 7–12 months, declined to seven during the prior 4–6 months, and returned to 10 active listings during the current three months.
Months of housing supply moved from 3.16 months during the prior 7–12 months to 1.24 months during the prior 4–6 months and currently stands at 2.14 months. Although supply has increased from the preceding three-month period, it remains below the 3.16 months reported during the earlier period.
What Are Prices Doing?
Median comparable sale prices were $1,050,000 during the prior 7–12 months, increased to $1,180,000 during the prior 4–6 months, and were $1,015,000 during the current three months.
Looking only at the most recent change could give the impression that prices are declining. I do not believe the available data supports that conclusion by itself.
Evergrene contains residences with substantial differences in size and other property characteristics, and there are a relatively limited number of transactions within each reporting period. A change in the particular homes that sell can therefore influence the median.
The Sales Price Trend analysis also reflects fluctuations throughout the 12-month period rather than a pronounced and sustained movement in one direction.
The current median comparable list price is $869,500, compared with $1,100,000 during the prior 4–6 months and $957,500 during the prior 7–12 months. The current active inventory includes smaller residences, which is important when interpreting that figure. A community-wide median influenced by smaller homes should not automatically be applied to a larger residence within Evergrene.
Marketing Time
Median days on market for settled sales was 24 days during the prior 7–12 months, 30 days during the prior 4–6 months, and has declined to only 19 days during the current three months.
The median marketing period for current listings is 48 days, compared with 141 days during the prior 4–6 months and 100 days during the prior 7–12 months.
Taken together, the increased number of sales during the current six months, absorption remaining above the earlier period, relatively limited housing supply, and shorter recent marketing times provide the increasing indicators within an otherwise stable market.
From an appraisal standpoint, however, the individual property remains the focus. The appropriate comparison is not simply the Evergrene median—it is the segment of Evergrene that actually competes with the property being analyzed.

For a buyer interested in Evergrene, the number that gets my attention right now is the 19-day median marketing time for recently settled properties.
That means I want a buyer prepared before the right property appears. Financing should be addressed, the buyer should understand their purchasing capacity, and we should already know what they are looking for. Then we can monitor Evergrene and react promptly when a property that fits those requirements becomes available.
If the buyer likes the property, that does not mean we simply make an offer because homes are moving quickly. This is where understanding value becomes important. I analyze the relevant comparable sales and the characteristics of that particular property to develop a supported value range. The buyer can then make an informed decision about what they are willing to offer.
If the property does not make sense, we continue watching for the next one. Being prepared allows a buyer to move quickly when necessary without feeling pressured to purchase the wrong property.
For a seller, the August numbers reinforce the importance of property-specific pricing. The current median list price is being influenced by the particular homes currently available. If those properties are smaller or otherwise different from the seller's home, simply pricing from the Evergrene median could produce a misleading conclusion.
The starting point should be the properties that actually compete with the home being listed and what buyers have demonstrated they are willing to pay for those properties.
What This Means for Buyers and Sellers
As of August 2026, Evergrene is a stable housing market with increasing indicators. Sales activity during the current six months has increased compared with the earlier six-month period, absorption remains above its earlier level, housing supply remains relatively limited, and recently settled properties have a median marketing time of only 19 days.
For buyers, preparation matters. For sellers, property-specific pricing matters.
And for both sides of the transaction, the community-wide numbers are only the beginning. The individual property and its actual competitive market ultimately determine how those numbers should be interpreted.
