This report analyzes the Fort Lauderdale 55+ HOPA condominium market using MLS data available through July 31, 2026 to help buyers, sellers, investors, and homeowners better understand current market conditions.

The Fort Lauderdale 55+ HOPA condominium market is best characterized as stable with some declining indicators.
The total number of settled sales increased slightly during the current six-month period when compared to the prior seven-to-twelve-month period. Although the absorption rate declined from the previous three-month period, it remains generally consistent with the longer-term trend, indicating relatively stable buyer demand.
Active listings reached their highest level during the current reporting period, resulting in a modest increase in months of housing supply. At the same time, median comparable sale prices declined during the current three-month period after increasing during the prior reporting period. The current absorption rate is 16 sales per month, slightly below the prior reporting period but very similar to the 16.17 sales per month reported during the prior seven-to-twelve-month period. This suggests that buyer demand has remained relatively stable overall.
Months of Housing Supply
Months of housing supply estimates how long it would take to sell the current inventory at today's pace of sales.
Housing supply increased to 6.44 months, reflecting the recent increase in available inventory. Buyers now have additional choices compared to earlier this year.
Days on Market
The current median marketing period is approximately 155 days.
Although some condominiums sell more quickly than others, the current statistics support typical exposure and marketing periods of approximately three to six months, particularly within the 55+ condominium market.
Sale-to-List Price Ratio
The median sale-to-list price ratio remained at 100% throughout each reporting period.
This indicates that properties which are properly priced continue to attract buyers, although individual transactions may vary depending upon property condition, location, association fees, amenities, and negotiation between buyers and sellers.

When appropriate, obtaining an independent appraisal can provide additional confidence that the agreed purchase price is supported by current market data.

Rather than rushing into a purchase, I would recommend selecting the condominium that best fits their needs and then determining an offer supported by current market data. When appropriate, obtaining an independent appraisal can provide additional confidence before moving forward.
If I were representing a seller, I would carefully analyze competing listings before establishing an asking price. With inventory increasing, pricing becomes increasingly important. A condominium that is competitively priced and supported by recent comparable sales is generally positioned to attract buyer interest more quickly than one entering the market above current market expectations.
Overall, I believe the Fort Lauderdale 55+ HOPA condominium market remains stable with some declining indicators, but I would not characterize it as a declining market based solely on one quarter of data.
