The Fort Lauderdale detached home market, excluding HOPA (55+) communities, continued to reflect generally stable market conditions through July 2026. Buyer activity remained healthy throughout the year, while inventory gradually increased, creating a balanced market for both buyers and sellers.
The total number of settled sales increased during the current six-month period compared to the prior seven- to twelve-month period. The absorption rate also increased throughout each reporting period and is currently at its highest level of the past year, indicating that buyers continue to actively purchase available homes.
At the same time, the number of active listings has also increased and is currently at its highest level of the year. Although months of housing supply have risen modestly, the increase has remained relatively consistent with the overall market and has not created an oversupply of inventory. Median sale prices have remained generally stable, while the current median marketing time has declined to approximately 55 days.
Overall, the Fort Lauderdale detached home market remains balanced, characterized by stable home values, active buyer demand, increasing inventory, and reasonable marketing times.
Understanding the Numbers
Median Sale Price
The median sale price represents the midpoint of all detached home sales during a specific period. Half of the homes sold above the median sale price, while half sold below it.
During the reporting periods, the median sale prices were approximately:
• $665,000 during the prior seven to twelve months
• $700,000 during the prior four to six months
• $666,000 during the most recent three months
Although prices have fluctuated modestly between reporting periods, the overall trend supports a stable market rather than one experiencing meaningful appreciation or decline.
Absorption Rate
The absorption rate measures the average number of homes selling each month.
The Fort Lauderdale detached home market increased from approximately 132 sales per month during the prior seven- to twelve-month period to approximately 159 sales per month during the most recent three-month period.
An increasing absorption rate generally indicates that buyer demand remains active and available inventory continues to be absorbed by the market.
Months of Housing Supply
Months of housing supply estimates how long it would take to sell the current inventory if no additional homes were listed.
The current housing supply has increased to approximately 4.90 months, the highest level reported during the past year. However, this remains relatively consistent with previous reporting periods and continues to support a balanced market.
The increase provides buyers with additional choices without creating significant downward pressure on home values.
Days on Market
Days on market measures how long a property is typically listed before going under contract.
The median marketing time declined from approximately 73 days during the prior seven- to twelve-month period to approximately 55 days during the current three-month period.
Properly priced detached homes continue to sell in less than 90 days, while a typical exposure period of approximately three to six months remains reasonable when considering marketing, negotiations, financing, inspections, and closing.
Sale-to-List Price Ratio
The median sale-to-list price ratio remained approximately 100% throughout each reporting period.
This indicates that many homes ultimately sold near their asking prices. However, buyers should remember that asking prices often change during the marketing period, making recent closed comparable sales a more reliable indicator of market value than current active listings.
What This Means for Buyers
Buyers should be prepared to act when a properly priced detached home becomes available.
The increasing absorption rate and relatively short marketing times indicate that buyers continue competing for homes that are priced appropriately. Waiting too long to submit an offer may result in losing the property to another purchaser.

Rather than pricing a home based solely upon the highest active listing, sellers should consider what buyers have recently demonstrated they are willing to pay for similar properties.
Pricing competitively from the beginning typically creates stronger buyer interest, improves negotiating leverage, and reduces the likelihood of future price reductions.

If the home is priced appropriately, I would recommend making a competitive offer because properly priced homes continue to sell within a relatively short period of time. If the asking price appears excessive, I would explain why and recommend an offer supported by comparable sales and current market conditions.

While buyers have more inventory to choose from than they did earlier in the year, demand remains healthy.
