Fort Pierce Condominium Market Overview
The Fort Pierce condominium market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period, resulting in additional housing supply. Buyer demand also improved compared with the prior six months, while median sale prices remained generally stable and marketing times continued to remain below 90 days.
Current market statistics indicate 197 active condominium listings, compared with 135 during the prior four-to-six-month period and 111 during the earlier seven-to-twelve-month period. Months of housing supply increased from 5.60 months during the earlier reporting period to 6.23 months and 7.99 months during the most recent three-month period, reflecting additional inventory available to buyers.
Buyer activity remained active despite the increase in inventory. The absorption rate measured approximately 24.67 condominium sales per month during the most recent three-month period, compared with 21.67 during the prior reporting period and 19.83 sales per month during the earlier reporting period.
Median condominium sale prices remained generally stable throughout the past year. The median sale price measured $202,000 during the prior seven-to-twelve-month period, $220,000 during the prior four-to-six-month period, and $202,450 during the most recent three-month period. Median marketing time improved to approximately 92 days, compared with 104 and 95 days during the earlier reporting periods. Properties continued to sell at approximately 100% of their reported list prices, while foreclosure and short-sale activity remained minimal and was not a significant factor in the market.
Overall exposure and marketing periods for condominiums in Fort Pierce are generally estimated at three to six months, depending on unit condition, location, building amenities, association fees, views, pricing, and overall market competition.
What This Means for Buyers
Buyers currently have a broader selection of condominiums than they did several months ago due to the increase in available inventory. This provides additional opportunities to compare communities, amenities, monthly association fees, building features, unit condition, and recent comparable sales before making a purchase decision.
Although inventory has increased, competitively priced condominiums that are well maintained and updated continue to attract buyer interest.
What This Means for Sellers
The Fort Pierce condominium market remains generally stable, although buyers have more available choices than they did earlier in the year.
Condominiums that are accurately priced, professionally presented, and properly maintained generally receive the strongest buyer interest. Sellers should review recent comparable sales together with competing active listings when establishing an asking price.
