Fort Pierce Detached Home Market Overview
The Fort Pierce detached home market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period, resulting in additional housing supply. However, buyer demand remained relatively consistent, median sale prices remained generally stable, and marketing times continued to remain below 90 days.
Current market statistics indicate 443 active detached home listings, compared with 331 during the prior four-to-six-month period and 276 during the earlier seven-to-twelve-month period. The increase in available inventory resulted in approximately 5.47 months of housing supply, compared with 5.04 months during the prior reporting period and 3.38 months during the earlier reporting period.
Despite the increase in inventory, buyer demand remained relatively consistent. The absorption rate measured approximately 81.00 sales per month during the most recent three-month period, compared with 65.67 sales per month during the prior reporting period and 81.67 sales per month during the earlier reporting period.
Median detached home sale prices remained generally stable over the past year. The median sale price measured $330,000 during the prior seven-to-twelve-month period, $340,000 during the prior four-to-six-month period, and $332,450 during the most recent three-month period. Median marketing time improved to approximately 46 days, while homes continued to sell at approximately 100% of their reported list prices. Foreclosure and short-sale activity remained minimal and was not a significant factor in the market.
Overall exposure and marketing periods for detached homes in Fort Pierce are generally estimated at three to six months, depending on property condition, updates, location, lot characteristics, pricing, and overall market competition.

Buyers currently have a broader selection of detached homes than they did several months ago due to the increase in available inventory. This provides additional opportunities to compare neighborhoods, floor plans, lot sizes, property condition, and recent comparable sales before making a purchase decision.
