Greenacres Condominium Market Overview

The Greenacres condominium market remained generally stable as of July 2026. Buyer demand increased modestly during the most recent three-month period while available inventory also increased. Although the number of active listings expanded, median sale prices remained generally stable, marketing times improved, and condominium units continued to sell at approximately 100% of their reported list prices.

Current market statistics indicate 184 active condominium listings during the most recent three-month period, compared with 126 during the prior four-to-six-month period and 89 during the prior seven-to-twelve-month period. Buyer activity also strengthened, with the absorption rate increasing from 17.33 sales per month during the earlier reporting period to 17.00 and 19.67 sales per month during the current reporting period. As a result, months of housing supply increased from 5.13 months during the earlier reporting period to 9.36 months during the most recent three-month period, providing buyers with a greater selection of available condominium units.

Median condominium sale prices remained generally stable throughout the past year. The median sale price measured $160,000 during the prior seven-to-twelve-month period, $162,000 during the prior four-to-six-month period, and $155,000 during the most recent three-month period. Median marketing time improved substantially, declining from 106 days during the earlier reporting period to 71 days, before reaching 64 days during the current reporting period. Properties continued to sell at approximately 100% of their reported list prices, while foreclosure and short-sale activity remained minimal and was not a significant influence on overall market conditions.

Overall exposure and marketing periods for condominiums in Greenacres are generally estimated at three to six months, depending on unit condition, community amenities, monthly association fees, pricing, and overall market competition.

What This Means for Buyers

Buyers currently have a wider selection of condominium units due to the increase in available inventory. This provides additional opportunities to compare communities, monthly association fees, amenities, unit condition, and recent comparable sales before making a purchase decision.

Well-maintained condominium units that are appropriately priced continue to attract buyer interest and generally sell within typical marketing periods.
