The Greenacres detached home market is showing continued activity as of July 2026, with increased sales, increased absorption, declining months of housing supply, and shorter marketing periods.

Greenacres Detached Home Market Overview – July 2026

The total number of settled detached home sales increased during the current six-month period compared with the prior seven-to-twelve-month period. During the most recent three months alone, 70 detached homes sold, compared with 40 sales during the prior four-to-six months and 80 sales during the prior seven-to-twelve months.

Buyer activity also increased. The absorption rate rose from 13.33 sales per month during the prior seven-to-twelve-month period to 14.00 sales per month during the prior four-to-six-month period and 23.33 sales per month during the current three-month period.

Active inventory also increased, reaching 63 listings during the current three-month period, compared with 49 during the prior four-to-six months and 44 during the prior seven-to-twelve months. Despite the increase in available inventory, months of housing supply declined to 2.70 months during the current three-month period as increased sales activity absorbed the additional inventory.

Median detached home sale prices remained generally stable, moving from $457,000 during the prior seven-to-twelve-month period to $445,000 during the prior four-to-six-month period and $460,000 during the current three-month period.

Marketing time also declined. Median days on market for settled sales reached 35 days during the current three-month period, compared with 48 days during the prior four-to-six months and 56 days during the prior seven-to-twelve months.

The combination of increased settled sales, increased absorption, declining months of housing supply, generally stable sale prices, and shorter marketing periods indicates a stable Greenacres detached home market with several increasing activity indicators.

From an appraisal perspective, the Greenacres detached home market is currently best characterized as stable with increasing activity indicators.

The most notable change is the increase in absorption during the current three-month period. At 23.33 sales per month, the current absorption rate is approximately 10 sales per month greater than the prior seven-to-twelve-month period.

That increase occurred while active inventory also expanded. However, the additional inventory has been accompanied by sufficient transaction activity to reduce months of housing supply to 2.70 months.

Median sale prices have remained generally stable, while the median marketing period for settled sales declined to 35 days during the current three-month period.

Taken together, the data indicates an active market in which detached homes are transacting at a faster pace while overall sale prices remain generally stable. Individual property value, however, continues to depend on the specific characteristics of the property, including location, site, gross living area, condition, quality, updates, amenities, and the competitive market at the time of valuation.
