Welcome to my July 2026 Hallandale Beach 55+ Condominium Market Update.
The Hallandale Beach 55+ condominium market includes a variety of condominium projects, building styles, unit sizes, floor levels, views, amenities and price ranges.
For this market update, I reviewed sales activity, absorption rates, available inventory, months of housing supply, median sale prices and marketing times to provide buyers and sellers with a better understanding of current market conditions.
Based on the overall data, I would characterize the Hallandale Beach 55+ condominium market as stable with mixed indicators.
Hallandale Beach 55+ Condo Sales Activity
Sales activity has remained relatively stable.
There were 68 settled comparable sales during the prior 7–12 months.
During the most recent six months, there were 28 sales during the prior 4–6 months and 37 sales during the current three months, for a combined total of 65 sales.
That represents a difference of only three sales compared with the preceding six-month period and indicates relatively consistent transaction activity.
Absorption Rate Has Increased
The absorption rate measures the pace at which available properties are being purchased.
The Hallandale Beach 55+ condominium market reported:
Prior 7–12 Months: 11.33 sales per month
Prior 4–6 Months: 9.33 sales per month
Current 3 Months: 12.33 sales per month
The current three-month absorption rate is the fastest sales pace of the three periods analyzed.
That is one of the more positive indicators within the current data.
However, it needs to be considered together with what is happening with available inventory.
Active Condo Listings Have Increased
Available inventory has continued to increase.
The number of active comparable listings increased from:
96 → 137 → 170
during the three reporting periods.
Months of housing supply changed from:
8.47 months → 14.68 months → 13.78 months
during those same periods.
This creates one of the mixed signals within the market.
The current absorption rate indicates that buyers have recently been purchasing properties at a faster monthly pace. At the same time, additional properties have entered the market, providing buyers with more available inventory.
Hallandale Beach 55+ Condo Sale Prices
Median comparable sale prices were:
Prior 7–12 Months: $162,500
Prior 4–6 Months: $182,000
Current 3 Months: $157,000
The current median sale price is the lowest of the three periods analyzed, although the overall price trend remains generally stable.
It is important to understand what a median represents.
This is a broad Hallandale Beach 55+ condominium market analysis. The properties included can differ considerably in unit size, bedroom count, building type, location, floor level, view, condition, renovations and amenities.
A change in the types of condominiums selling during a particular period can therefore influence the median sale price.
For that reason, the broader median should not automatically be interpreted as the price movement of an individual condominium or condominium project.
Marketing and Exposure Time
Marketing times have recently shortened.
Median comparable sales days on market were:
151 days → 159 days → 93 days
Median comparable listing days on market were:
298 days → 188 days → 137 days
during the respective reporting periods.
Although the current three-month period indicates shorter marketing times, based on the broader data I would consider approximately three to six months a reasonable general exposure and marketing period for this market segment.
Individual units can sell faster or take considerably longer depending upon the condominium project, property characteristics, condition, view, floor level and pricing.

From an appraisal and market-analysis perspective, the Hallandale Beach 55+ condominium market currently demonstrates generally stable conditions with mixed underlying indicators.
Overall transaction volume remained relatively consistent between the two six-month periods.
The current absorption rate increased to 12.33 sales per month, representing the fastest sales pace of the three periods analyzed. At the same time, active inventory increased to 170 listings, and months of housing supply remains above the level reported during the prior 7–12 months.
Median sale prices were $162,500, $182,000 and $157,000 during the respective periods, while median sales days on market declined to 93 days during the current three-month period.
Taken together, these indicators support an overall stable market conclusion while also demonstrating mixed conditions within the underlying data.
For an individual condominium appraisal, however, I would not rely solely on these broader Hallandale Beach 55+ statistics.
The analysis would focus on the competitive market for the specific unit, including the condominium project, unit size, bedroom count, floor level, view, condition, amenities, location and other characteristics recognized by buyers and sellers.
The broader market data provides context. The individual condominium and its competitive market ultimately require their own analysis.

The following buyer and seller discussion reflects my perspective in my capacity as a Florida real estate sales associate representing buyers and sellers and is separate from my work as a Florida State-Certified Residential Real Estate Appraiser.
What I Would Do for a Hallandale Beach 55+ Condo Buyer
Speaking specifically as a Realtor representing a buyer, my first step would be determining exactly what you are looking for.
Do you want a high-rise condominium or a garden-style building?
How many bedrooms do you need?
What floor do you prefer?
Is an ocean, Intracoastal, canal or other water view important?
What amenities matter to you?
What price range works for your finances?
Once we refine those requirements, we can start narrowing the broader Hallandale Beach market down to the condominium projects and individual units that actually fit what you want.
I would establish customized property searches so you can monitor new listings and market changes through my website. I would also be following the market and looking for properties that meet the criteria we established.
I would want your financing or proof of funds in order as well. When we find the right property, we want to understand your purchasing position before determining how to proceed.
I Would Analyze the Specific Condo Before We Determine an Offer Strategy
The broader market currently shows 170 active comparable listings, which indicates that buyers have choices.
However, those 170 listings do not necessarily compete directly with one another.
A smaller garden-style condominium may have a completely different competitive market from a larger unit in a high-rise building.
For waterfront and oceanfront condominiums, floor level and view can also materially affect how buyers compare properties.
Once you identify a unit you are seriously considering, I would narrow the analysis.
I would look at recent sales, current competing listings and available pending activity within the project and among properties that are reasonably similar to the unit you are considering.
That information would help us develop an offer strategy based on the specific property and its competition, rather than simply relying on the overall Hallandale Beach median price.
I Would Also Investigate the Condominium Project
In my capacity as your Realtor, I would also investigate available information concerning the condominium project before you move forward.
I would want us to understand as much as reasonably possible about matters such as:
- Special assessments
- Pending or anticipated assessments
- Association financial information
- Reserve information
- Applicable structural or milestone inspections
- Building maintenance issues
- Condominium documents
- Available insurance-related information
- Other known project-specific matters that could affect your purchasing decision
When necessary, we would also rely upon the appropriate association representatives, inspectors, attorneys, insurance professionals, lenders and other qualified professionals for matters within their areas of expertise.
My objective would be to help you gather and understand as much relevant information as reasonably possible before committing to the purchase rather than discovering an important issue later in the transaction.
What I Would Do for a Hallandale Beach 55+ Condo Seller
Speaking specifically as a Realtor representing a seller, my analysis would begin with your individual condominium and condominium project.
The overall Hallandale Beach 55+ statistics provide useful market context, but they do not determine how an individual unit should be positioned.
I would want to understand your property's specific characteristics, including:
- Unit size and bedroom count
- Floor level
- View
- Condition and renovations
- Parking
- Amenities
- Location within the project
- Condominium project characteristics
For an oceanfront condominium, view and floor level can be particularly important.
Two units of similar size within the same building may not necessarily compete equally if one has a different floor level, orientation, view, condition or renovation level.
Analyzing the Seller’s Competition
I would review recent closed sales, current competing listings and available pending sales.
When useful, I would also look back approximately three years to better understand the project's sales history and how buyers have reacted to different units within the building.
I would then concentrate on the properties that are most similar to your unit in size, view, floor level, condition and other relevant characteristics.
With active inventory having increased within the broader 55+ market, understanding what buyers will see when they compare your condominium with other available properties becomes particularly important.
Assessments and Building Information Matter When Selling Too
As your Realtor, I would also want to understand what is happening within your condominium association.
Have applicable inspections been completed?
Have special assessments been imposed?
If there is a special assessment, has it been paid?
Are additional assessments being discussed?
If an assessment remains outstanding, how is it expected to be handled in connection with a sale?
Those are matters a prospective buyer may investigate as well.
Once I understand the unit, the condominium project, the association information available to us and the competing market, I can develop a listing price and marketing strategy in my capacity as your Realtor.
