Hallandale Beach Condo Market Update – July 2026

The Hallandale Beach condominium market continues to reflect relatively stable overall pricing while buyers have a substantial amount of available inventory to consider.

This July 2026 market update analyzes condominium activity throughout Hallandale Beach while excluding HOPA/55+ communities.

Because this is a broad market analysis, conditions can vary significantly between individual condominium projects. Building location, age, amenities, unit size, floor level, view, condition, association fees, reserves, insurance, inspections, and special assessments can all influence the marketability and value of an individual condominium unit.

For that reason, the citywide statistics provide an important starting point, but buyers and sellers should also consider the specific condominium project and the competing units within that segment of the market.


Hallandale Beach Condominium Market Overview

Market data through July 31, 2026 indicates relatively stable overall sales activity and pricing, along with an increase in available inventory.

There were 250 settled sales during the prior 7–12 months.

During the most recent six months, there were 109 settled sales during the prior 4–6 months and 134 settled sales during the current three months, for a combined total of 243 sales.

That represents only seven fewer sales compared with the prior six-month period. Given the overall size of the market, I would characterize sales activity as stable.

At the same time, the pace of sales improved during the current period.

The absorption rate was:

41.67 sales per month during the prior 7–12 months
36.33 sales per month during the prior 4–6 months
44.67 sales per month during the current three months

The current three-month absorption rate is the fastest of the three periods analyzed.


Available Condo Inventory Has Increased

One of the more noticeable changes in the Hallandale Beach condominium market is the number of available listings.

The analysis reported:

417 active listings during the prior 7–12 months
554 active listings during the prior 4–6 months
621 active listings during the current three months

The current period therefore reflects a substantial increase in available inventory compared with the earlier periods analyzed.

However, inventory should not be considered independently of sales activity.

While the number of available listings increased, the current absorption rate also increased to 44.67 sales per month.

This indicates that buyers currently have more choices available while condominium units are continuing to sell throughout the market.


Months of Housing Supply

Months of housing supply provides another way of looking at the relationship between available inventory and the current pace of sales.

The Hallandale Beach condominium market reflected:

10.01 months during the prior 7–12 months
15.25 months during the prior 4–6 months
13.90 months during the current three months

Current housing supply remains above the level reported during the prior 7–12 months but has declined from the 15.25 months reported during the prior 4–6 months.

The increase in available listings therefore needs to be considered together with the current absorption rate.

There is more inventory available than during the earlier portion of the analysis, but the pace of sales has also increased.


Hallandale Beach Condo Sale Prices

Median closed-sale prices have remained relatively consistent during the periods analyzed.

The median comparable sale price was:

$266,500 during the prior 7–12 months
$249,000 during the prior 4–6 months
$249,995 during the current three months

The current median is modestly below the $266,500 reported during the prior 7–12-month period. However, pricing during the most recent six months has been particularly consistent, with virtually no difference between the $249,000 median during the prior 4–6 months and the $249,995 median during the current three months.

Based on the available market evidence, I would characterize overall condominium sale prices as stable.

The monthly median-price chart also shows fluctuations from month to month rather than a consistent directional movement in closed-sale prices.


Marketing and Exposure Times

Marketing time remains an important consideration in the Hallandale Beach condominium market.

Median days on market for closed sales were:

130 days during the prior 7–12 months
101 days during the prior 4–6 months
121 days during the current three months

The current median marketing period is therefore approximately four months.

Based on the available data, an overall marketing and exposure period of approximately three to six months is reasonable for this broad market.

That does not mean every condominium should be expected to take that long to sell. Individual results can vary based on the specific building, asking price, unit condition, floor level, view, amenities, association characteristics, and competition at the time the property is offered for sale.


List Price Trends

Median list prices have increased gradually across the three periods analyzed.

The median comparable list price was:

$307,000 during the prior 7–12 months
$310,000 during the prior 4–6 months
$320,000 during the current three months

Meanwhile, median closed-sale prices were $266,500, $249,000, and $249,995, respectively.

These figures should not be interpreted as a direct list-to-sale-price comparison because the active listings and closed sales are not necessarily the same properties.

They do, however, demonstrate that the median price represented by currently offered properties remains above the median prices represented by recent closed-sale activity.

That distinction becomes particularly important when evaluating the asking price of an individual condominium.


What the Market Data Means for Buyers

The current statistics indicate that buyers have a substantial amount of inventory from which to choose.

With 621 active listings, approximately 13.90 months of housing supply, and a current median closed-sale marketing time of 121 days, buyers generally have an opportunity to compare available properties rather than making decisions based solely on a perceived shortage of inventory.

At the same time, the current absorption rate of 44.67 sales per month demonstrates that transactions are occurring.

A particular unit that is appropriately positioned within its building or market segment may therefore behave differently from the broader citywide statistics.


What the Market Data Means for Sellers

Sellers are competing against a larger number of available condominium units.

The increase to 621 active listings means buyers have alternatives, while the current median marketing time of approximately four months demonstrates the importance of appropriate market positioning.

The relationship between current list-price levels and recent closed-sale prices also reinforces the importance of analyzing actual closed sales when establishing a marketing strategy.

The specific condominium project remains particularly important. A unit in one building may face very different competition from a similarly priced unit elsewhere in Hallandale Beach.


Tom the Realtor’s Perspective

For Buyers

If I were representing a buyer in this market, I would explain that we generally have time to do our homework.

That does not mean I would recommend waiting if we found a property they really wanted. But with the amount of available inventory and properties currently taking approximately four months to sell at the median, I would want my buyer to understand the available choices before making a decision.

The first step would be determining exactly what they want: price range, location, building, unit size, floor, view, amenities, monthly ownership costs, and any other characteristics important to them.

This analysis covers a broad Hallandale Beach condominium market. Once my buyer identified a particular building or several buildings they preferred, I would narrow the analysis considerably.

I would review recent sales within those projects, current competing listings, pending activity when available, marketing times, and how the particular unit compares with the other properties buyers have considered.

I would also recommend that a buyer using financing have their financing arranged in advance. That allows us to take our time when appropriate while still being prepared to move when the right property becomes available.


Condominium Due Diligence

With Florida condominiums, I would also investigate much more than the purchase price.

I would review the available condominium documents and information regarding the association, including applicable building inspections, reserves, insurance information, and existing or anticipated special assessments.

I would want to determine, when the information is available:

Have applicable structural or building inspections been completed?

Were repairs identified or required?

Have those repairs been completed?

Are there existing special assessments?

What are those assessments funding?

Have they already been paid?

If an assessment remains unpaid, who will be responsible for it as part of the transaction?

Are additional assessments anticipated?

What information is available regarding the association’s reserves and financial position?

These issues can affect ownership costs and may also influence how buyers view a particular condominium project.

When an issue requires legal, engineering, insurance, accounting, or other specialized expertise, I would recommend that my buyer have the appropriate qualified professional review it.


Determining What I Would Pay

Once my buyer found a unit they seriously wanted to purchase, I would analyze the relevant comparable sales.

I would look first at similar units within the same condominium project and then, when necessary, at competing projects that attract similar buyers.

After reviewing the comparable market evidence, I would give my buyer my opinion of where I believe that particular unit fits within the current market.

If I believed the asking price exceeded what the comparable sales supported, I would tell my buyer.

Ultimately, a buyer may decide that a particular view, floor, location, renovation, or other feature is worth paying more for. But I want that decision made after we understand the market evidence, not before.

I also would not tell a buyer that prices are definitely going up or definitely going down. Future market conditions cannot be predicted with certainty.

My job is to help the buyer understand what the available market evidence indicates at the time they are making the decision.


For Sellers

If I were representing a seller in this market, pricing would be one of my primary considerations.

The current data shows a substantial number of available listings, and median list prices remain above the median prices represented by recent closed-sale activity.

I would begin by analyzing the seller’s particular condominium project rather than relying solely on citywide statistics.

I would review similar units that have recently sold, current competing listings, pending activity when available, unit size, floor, view, condition, renovations, parking, amenities, and other characteristics buyers are considering.


Going Beyond a Traditional CMA

Depending on the property, I may go further than a traditional comparative market analysis.

Because I am also a Florida State-Certified Residential Real Estate Appraiser, I can use my appraisal background to develop a sales-comparison grid for the purpose of helping me analyze the property as its listing agent.

I can compare the unit with relevant sales, identify meaningful differences, make market-supported adjustments when appropriate, and develop my opinion of where that property fits within the current market.

I could then sit down with the seller and explain:

This is where I believe your property is positioned in today’s market based on the comparable evidence.

That does not necessarily mean the listing price has to equal that figure.

Depending on the property and the seller’s objectives, we may decide to begin somewhat above that level and evaluate buyer response.

But I want the initial pricing decision to have a foundation in actual market evidence, particularly in a market where buyers have numerous competing units available.


Appraiser’s Perspective

From an appraisal perspective, the Hallandale Beach condominium statistics provide useful information about the broader market, but they do not establish the market value of an individual condominium unit.

The data analyzed here includes numerous condominium projects and potentially significant differences among individual properties.

When developing an appraisal of a particular condominium, the analysis becomes much more property-specific.

Comparable selection would typically consider sales within the subject project when appropriate and may also include sales from competing condominium projects that appeal to similar market participants.

Depending on the property, relevant characteristics can include:

  • Unit size and floor plan
  • Floor level
  • View and orientation
  • Interior condition
  • Renovations
  • Parking
  • Building age
  • Amenities
  • Association fees
  • Project characteristics
  • Special assessments
  • Building inspections
  • Other characteristics demonstrated to influence buyer behavior

The broader July 2026 market data indicates stable overall sale prices, increased available inventory, and marketing and exposure periods generally within approximately three to six months.

For an individual appraisal assignment, however, the value conclusion would depend upon the specific subject property and the comparable market evidence applicable to that assignment.


Foreclosures and Short Sales

Distressed transactions do not appear to be a meaningful factor in recent closed-sale activity.

According to the market analysis, 493 condominium sales closed during the preceding 12 months, and none were identified as foreclosure or short-sale transactions.

As of July 31, 2026, only 4 of the 621 active listings were identified as foreclosure or short-sale properties.

Based on this data, distressed transactions represented only a small portion of available inventory and were not represented among the closed sales analyzed.


Hallandale Beach Condo Market Summary

Based on market data through July 31, 2026, I would characterize the Hallandale Beach non-HOPA condominium market as stable overall.

Sales activity has remained relatively consistent, with only seven fewer settled sales during the most recent six months compared with the prior six-month period.

The current three-month absorption rate increased to 44.67 sales per month, the fastest pace of the three periods analyzed.

At the same time, active inventory increased to 621 listings.

Median closed-sale prices were $266,500, $249,000, and $249,995 across the periods analyzed, supporting an overall stable price trend.

Current median marketing time is approximately 121 days, with overall marketing and exposure periods generally considered to be approximately three to six months.

For buyers, the amount of available inventory provides opportunities to compare properties, investigate individual condominium projects, and make informed decisions.

For sellers, the amount of competing inventory reinforces the importance of analyzing actual comparable sales and positioning the property appropriately within its particular condominium project and market segment.
