Hallandale Beach Detached Home Market Update – July 2026

Welcome to my July 2026 Hallandale Beach Detached Home Market Update.

This report focuses on detached single-family homes and excludes 55+ / HOPA communities.

Hallandale Beach contains a variety of detached homes with differences in size, age, condition, location, amenities and other characteristics. Because this is a relatively limited dataset, the broader statistics should be used to understand overall market direction rather than to determine the market position of an individual property.

Based on the available data, I would characterize the Hallandale Beach detached-home market as stable, with several recent indicators becoming more favorable to sellers.


Hallandale Beach Home Sales Remain Relatively Stable

There were 39 settled sales during the prior 7–12 months.

During the most recent six months, there were 13 sales during the prior 4–6 months and 22 sales during the current three months, for a combined 35 settled sales.

That is only four fewer transactions than the 39 sales reported during the preceding six-month period. Given the relatively limited number of transactions, I would consider overall sales activity stable rather than declining.


The Absorption Rate Has Increased

One of the more encouraging indicators is the recent absorption rate.

The market reported:

Prior 7–12 Months: 6.50 sales per month
Prior 4–6 Months: 4.33 sales per month
Current 3 Months: 7.33 sales per month

The current three-month period represents the fastest monthly sales pace of the three periods analyzed.

That indicates that homes have recently been selling at a faster monthly pace.


Available Inventory Remains Stable

Active comparable listings were:

44 → 51 → 45

during the three reporting periods.

Despite some fluctuation, available inventory has remained relatively stable overall.

Months of housing supply also provides useful context.

Housing supply was 6.77 months during the prior 7–12 months, increased to 11.77 months during the prior 4–6 months, and then declined to 6.14 months during the current three months.

The combination of stable inventory, an increased absorption rate and reduced months of housing supply provides several indicators that have recently moved in a direction more favorable to sellers.

Median comparable sale prices were:

Prior 7–12 Months: $489,000
Prior 4–6 Months: $550,000
Current 3 Months: $516,500

Sale prices increased compared with the prior 7–12-month period and have been relatively stable when looking at the most recent six months.

As always, these median figures require context.

The data combines detached homes with potentially significant differences in size, condition, age, location, lot characteristics and amenities. A change in the mix of properties selling can influence the median from one period to another.


List Prices Have Been Declining

Median comparable list prices were:

$632,500 → $615,000 → $599,000

during the three reporting periods.

That represents a gradual decline in median asking prices during the periods analyzed.

At the same time, median listing days on market declined from 292 days to 186 days and then to 165 days.

It is possible that changes in seller pricing expectations are contributing to improved marketability, although the broader data alone cannot establish a direct cause-and-effect relationship.


Marketing and Exposure Time

Median sales days on market were:

90 days → 211 days → 98 days

during the three reporting periods.

The current 98-day median represents a substantial reduction from the prior 4–6-month period.

Based on the broader market data, I would consider approximately three to six months a reasonable general exposure and marketing period for this segment.

From an appraisal and market-analysis perspective, I would characterize the Hallandale Beach detached single-family market as stable, with several recent indicators showing improvement.

Sales volume remained relatively consistent between the two six-month periods. The current absorption rate increased to 7.33 sales per month, active inventory remained relatively stable at 45 listings, and months of housing supply declined to 6.14 months.

Median sale prices increased compared with the prior 7–12-month period and have remained relatively stable during the most recent six months. Median sales days on market also declined substantially from the prior 4–6-month period.

At the same time, median list prices have declined during the periods analyzed.

Taken together, I would consider the overall market stable, while recognizing that the increased absorption rate, stable active inventory and reduced months of housing supply are recent indicators that have moved in a direction more favorable to sellers.

For an individual appraisal assignment, these broader statistics would provide market context. An individual property's competitive market would still need to be analyzed based on its location, size, condition, site characteristics, amenities and other factors recognized by buyers and sellers.

What I Would Do for a Hallandale Beach Home Buyer

Speaking specifically as a Realtor representing a buyer, I would tell you that this is a market where you have some time, but I would not assume that you have unlimited time.

The current median sales days on market is approximately 98 days, while the absorption rate has increased to its fastest pace of the three periods analyzed.

If you're planning to purchase within the next three or four months, I would start looking now.

The first thing we would do is determine exactly what kind of house you're looking for.

What size home do you need? How many bedrooms and bathrooms? What locations interest you? Do you want a pool? What condition are you comfortable with? Are there other property characteristics that are important to you?

Once I know what you're actually looking for, I can narrow the broader Hallandale Beach market down to the homes that realistically compete for your attention.

I would establish customized searches so you can follow new listings and changes through my website every day, and I would also be monitoring the market for you.


When We Find the Right House

When you find a house you want to pursue, I would not simply look at the asking price and tell you what to offer.

As your Realtor, I would analyze the relevant comparable sales and competing properties before we develop an offer strategy.

Once we know the particular property's size, condition, location, amenities and other characteristics, I can narrow the analysis to properties that are more representative of the house you're considering.

We can then develop a solid offer based on the available market evidence and the circumstances surrounding that particular property.

I would also want your financing or proof of funds in order so that when the right property becomes available, we are prepared to move forward.


What I Would Do for a Hallandale Beach Home Seller

Speaking specifically as a Realtor representing a seller, pricing would be one of my primary considerations in this market.

Median list prices have declined from $632,500 to $615,000 and then to $599,000, while median listing days on market have also declined.

That does not prove that reduced asking prices caused properties to sell faster, but it does reinforce the importance of understanding how a property is positioned against its competition.

Before recommending a listing strategy, I would analyze the individual house.

I would consider its size, condition, age, renovations, site characteristics, pool or other amenities, location and other features that buyers are likely to consider.

If the property is located within an HOA community, I would also want to understand the available association information and any factors that could be relevant to prospective buyers.


Pricing the Individual Property

The overall median sale price of $516,500 does not mean that an individual Hallandale Beach detached home should be priced around $516,500.

These statistics combine different types and sizes of houses.

As the seller's Realtor, I would analyze recent sales and current competition that are actually representative of your house.

With 45 active comparable listings in the broader dataset, buyers have alternatives. At the same time, the current absorption rate has increased and housing supply has declined to 6.14 months.

That makes proper positioning particularly important.

My objective would be to understand where your property fits within its competitive market and develop a listing and marketing strategy accordingly.
