Hammock Creek Palm City Real Estate Market Update — August 2026

Hammock Creek is a gated residential community in Palm City offering single-family homes, community amenities, golf access and a range of property styles and site characteristics. For buyers and sellers considering Hammock Creek, understanding the community is only part of the picture. The recent sales, inventory, pricing and marketing-time data provide additional insight into what is occurring within the neighborhood.

Living in Hammock Creek

Hammock Creek is built around the Hammock Creek Golf Club and its Jack Nicklaus-designed golf course. Community amenities identified in recent Hammock Creek listings include a clubhouse, community pool, fitness facilities, tennis and pickleball courts, basketball, play areas and walking areas. Golf membership is available but is not mandatory.

The community includes The Estates, The Preserve and The Sanctuary, with homes varying in size, design, site characteristics and amenities. Depending on the individual property, buyers may find lake or preserve views, private pools, larger homesites and three-car garages.

Those differences are important when evaluating an individual property. A larger residence with a lake view and pool may compete differently from another home within the same community. Neighborhood statistics provide useful context, but they do not determine the market value of a particular property.

The total number of settled sales increased over the current six months when compared with the prior seven to twelve months.

There were 8 settled sales during the prior 7–12 months, 12 during the prior 4–6 months and 5 during the current three months. This represents 17 settled sales during the current six months compared with 8 during the preceding six-month period.

The absorption rate moved from 1.33 sales per month during the prior 7–12 months to 4.00 during the prior 4–6 months and 1.67 during the current three months. Although the current absorption rate has declined from the prior 4–6 months, it remains above the rate reported during the prior 7–12 months.

Hammock Creek is a relatively small residential market with limited transaction volume. As a result, a few additional or fewer transactions can produce noticeable movement in short-term statistics. The individual indicators should therefore be considered within the context of the overall market data.

Inventory and Housing Supply

Active comparable listings numbered 9 during the prior 7–12 months, 3 during the prior 4–6 months and 5 during the current three months.

Months of housing supply moved from 6.75 months to 0.75 months and then to 3.00 months.

Current inventory has increased from the limited level recorded during the prior 4–6 months. However, the current 3.00 months of housing supply remains below the 6.75 months reported during the prior 7–12 months.

Because of the limited number of transactions and listings within Hammock Creek, changes involving only a few properties can materially affect the calculated absorption rate and months of housing supply.

Sale Prices and Marketing Times

Median comparable sale prices moved from $760,000 during the prior 7–12 months to $815,500 during the prior 4–6 months and $1,080,000 during the current three months.

Median comparable sales days on market declined from 76 days to 45 days and then to 42 days, indicating shorter marketing times among recently settled sales.

Median comparable list prices were $840,000, $870,000 and $870,000, reflecting relatively stable asking prices during the latter periods.

Median comparable listing days on market moved from 48 days to 119 days and then to 88 days. Current listing marketing time has declined from the prior 4–6 months but remains above the 48 days reported during the prior 7–12 months.

The Sales Price Trend provides additional context beyond the three-month median figures. The trend analysis indicates an overall upward price direction during the analyzed period, with an indicated range of approximately $783,460 to $1,074,650 as of August 31, 2026.

No foreclosure or short-sale activity was reported within the analyzed Hammock Creek market between August 31, 2025 and August 31, 2026.

Appraiser’s Market Conclusion

When all of the available market evidence is considered, I would characterize the Hammock Creek residential market as stable with increasing indicators.

Settled sales increased when comparing the current six months with the preceding six-month period. Current housing supply remains below the level reported during the prior 7–12 months. Median sale prices have increased, the Sales Price Trend indicates an upward direction, and median sales marketing time has declined.

The limited amount of available data remains an important consideration. Hammock Creek is a relatively small market, and individual transactions can have a greater influence on short-term statistics than they would in a larger dataset.

For Buyers

If I were representing a buyer in Hammock Creek, I would want them prepared to act once we find the right property.

Recent settled sales had a median marketing time of approximately 42 days. With a limited number of homes changing hands within the neighborhood, the property that fits a buyer's particular needs may not always have numerous direct alternatives available at the same time.

Being prepared does not mean rushing into an offer.

When we identify a property, I can analyze the relevant sales and determine how the home compares with the available market evidence. Living area, condition, quality, lot characteristics, lake or preserve views, pools, garages and other features can all influence how one Hammock Creek property compares with another.

From there, I can develop a market-supported value range and go through the analysis with my buyer. The buyer makes the decision. If the property and the numbers work for them, we move forward. If they don't, we move on.

I don't get results unless my client gets results. If one property isn't the right one, we keep going until we find the one that is.

For Sellers

For a Hammock Creek seller, determining a listing price still comes down to the individual property.

There is considerable variation within the community. Homes differ in living area, design, condition, updates, pools, garages, site characteristics and views. Those differences can influence how buyers respond to an individual property.

I would not simply take the neighborhood's median sale price and apply it to someone's house.

Instead, I would analyze the property against the sales and listings that compete most directly with it. The objective is to determine where that particular home fits within the Hammock Creek market and develop a pricing strategy supported by the available market evidence.

Properties are moving within the neighborhood. Positioning the individual home in relation to its competition remains an important part of the selling process.

What This Means for Buyers and Sellers

Hammock Creek is a relatively small residential market where the limited number of transactions makes property-specific analysis particularly important. Differences in living area, condition, quality, site characteristics, views, pools and other features can have a meaningful influence on how one property competes with another.

For buyers, that means being prepared when the right property becomes available while still understanding the market evidence before deciding what to offer.

For sellers, it means developing a pricing strategy around the characteristics of the individual home rather than relying solely on neighborhood medians.

That is where my appraisal background becomes part of my approach to real estate representation: not simply looking at what sold, but analyzing why one property may sell differently from another.
