Hobe Sound 55+ (HOPA) Market Overview
The July 2026 data for the Hobe Sound 55+ (HOPA) market indicates stable market conditions with increasing indicators.
Sales activity has increased significantly, the pace of sales has accelerated, and months of housing supply has declined. At the same time, median sale prices have remained relatively stable.
These indicators point to increased buyer activity without evidence of a sustained change in overall pricing.
Appraiser’s Perspective (RD8755)
As Thomas J. Dunphy III, State-Certified Residential Real Estate Appraiser RD8755, I would characterize the Hobe Sound 55+ (HOPA) market as stable with increasing indicators.
There were 29 settled sales during the prior seven-to-twelve-month period, 24 during the prior four-to-six-month period, and 27 during the current three-month period. The current six months therefore produced 51 settled sales compared with 29 during the prior seven-to-twelve-month period.
The monthly absorption rate increased from 4.83 sales per month during the prior seven-to-twelve-month period, to 8.00 during the prior four-to-six-month period, and 9.00 during the current three-month period. The current three months represent the fastest sales pace of the periods analyzed.
Active inventory declined from 33 listings during the prior seven-to-twelve-month period to 22 during the prior four-to-six-month period, before increasing slightly to 24 during the current three-month period.
Months of housing supply declined from 6.83 months during the prior seven-to-twelve-month period, to 2.75 months during the prior four-to-six-month period, and 2.67 months during the current three-month period.
Median comparable sale prices were $250,000 during the prior seven-to-twelve-month period, $252,500 during the prior four-to-six-month period, and $240,000 during the current three-month period. Although market activity has increased, the pricing data remains relatively stable.
Median sales days on market were 114 days during the prior seven-to-twelve-month period, 77 days during the prior four-to-six-month period, and 99 days during the current three-month period. The median sale-to-list price ratio remained approximately 100% throughout all three reporting periods.
Overall, the increase in settled sales, increasing absorption rate, relatively stable inventory, and declining months of housing supply are increasing indicators. However, because median sale prices have remained relatively stable, the overall market is best characterized as stable with increasing indicators.
A typical marketing and exposure period for this market segment is approximately three to six months, although individual properties may secure buyers sooner depending on pricing, condition, location, amenities, association fees, and other property-specific characteristics.
No foreclosure or short-sale activity was reported during the analysis period.

If I Were Working With a Buyer
If I were representing a buyer interested in a property within one of Hobe Sound’s 55+ communities, I would explain that market activity has increased while overall pricing remains relatively stable.
Once my buyer identifies a property they seriously want to pursue, that is when I would narrow the analysis from the overall Hobe Sound 55+ market to that particular property.
I would review the property, measure the home when appropriate, and analyze its living area, condition, updates, location, site characteristics, amenities, association fees, recent comparable sales, and current competitive listings.
I would then prepare a property-specific CMA using the most relevant comparable properties and make adjustments where appropriate. My goal is to give my buyer an adjusted range supported by the available market evidence before we develop an offer strategy.
If the asking price is not supported by the available evidence, I want my buyer to understand that. If the property is competitively positioned and my buyer wants it, I want them to understand that as well.
The objective is not simply to submit an offer. It is to give my buyer the information necessary to make an informed decision and develop a competitive offer based on the individual property and current market.
Once under contract, I would also recommend an independent professional home inspection and appropriate due diligence regarding the property and the 55+ community.
If I Were Working With a Seller
If I were representing a seller in a Hobe Sound 55+ community, I would begin with the individual property.
I would inspect and measure the home and analyze its living area, condition, updates, site characteristics, location, amenities, association fees, recent competitive sales, and current listings.
From there, I would develop a pricing range supported by the available market evidence and show the seller how the property compares with both recent sales and the properties buyers can choose from today.
The current data supports an overall marketing and exposure period of approximately three to six months. My goal would be to position the property effectively from the beginning and, when supported by the individual property and current market, secure a buyer in less than 90 days.
I would also discuss whether a pre-listing home inspection makes sense. Identifying potential issues before the property reaches the market can allow the seller to address them beforehand or make buyers aware of them before the buyer conducts an inspection.
Then we market the property.
Depending on the individual property, the marketing strategy may include professional photography, property video, traditional or virtual staging, MLS exposure, Fulton Grace Realty brokerage exposure, TomDunphySellsRealEstate.com, distribution to major real estate websites through MLS syndication, social-media marketing, open houses when appropriate, and exposure to buyers and other real estate professionals.
The marketing strategy should fit the individual property.

Sales activity has increased significantly. Absorption is at the fastest pace of the periods analyzed. Current inventory remains manageable, and months of housing supply has declined considerably.
Median sale prices, however, remain relatively stable.
For buyers, that means I would pay attention to the increased activity without allowing broad market statistics to determine what an individual property is worth.
For sellers, it means buyers are participating in the market, but pricing, positioning, and marketing remain important.
The overall market tells us the direction. The individual property tells us the strategy.
