Hollywood Detached Home Market Overview
The Hollywood detached home market, excluding HOPA (55+) communities, continued to reflect generally stable market conditions through July 2026.
Settled sales increased during the current six-month period compared with the prior seven- to twelve-month period. Sales activity also increased during the current three months compared with the prior four- to six-month period.
There were 488 settled sales during the prior seven- to twelve-month period, 246 sales during the prior four- to six-month period, and 294 sales during the current three months. The absorption rate increased from approximately 81.33 sales per month to 82.00 sales per month and then to 98.00 sales per month during the current three months.
Inventory also increased. Active listings moved from 329 to 360 and then to 448, while months of housing supply increased from approximately 4.05 months to 4.39 months and then to 4.57 months.
Despite the additional inventory, median sale prices remained relatively consistent across the three reporting periods. The median sale price was approximately $550,000 during the prior seven to twelve months, $546,900 during the prior four to six months, and $559,500 during the current three months.
Median marketing time also declined from approximately 74 days to 59 days and then to 54 days.
Taken together, the data indicates a Hollywood detached home market characterized by increased transaction activity, additional available inventory, relatively consistent pricing, and shorter marketing times.
Understanding the Numbers
Median Sale Price
The median sale price represents the midpoint of the detached home sales within each reporting period.
The Hollywood detached home median sale prices were:
- $550,000 during the prior seven to twelve months
- $546,900 during the prior four to six months
- $559,500 during the current three months
The movement between the reporting periods does not indicate a sustained directional price trend. Instead, the data supports generally stable pricing conditions.
Settled Sales
There were:
- 488 settled sales during the prior seven to twelve months
- 246 settled sales during the prior four to six months
- 294 settled sales during the current three months
The current three-month period produced more settled sales than the preceding three-month period, indicating increased transaction activity.
Absorption Rate
The absorption rate measures the number of homes selling per month.
The absorption rate increased from approximately:
- 81.33 sales per month
- 82.00 sales per month
- 98.00 sales per month
The current absorption rate represents the greatest monthly sales pace among the three reporting periods.
Active Listings
Available inventory increased from:
- 329 active listings
- 360 active listings
- 448 active listings
Buyers therefore have more properties available to consider, although the increase in sales activity has helped absorb some of that additional inventory.
Months of Housing Supply
Months of housing supply increased from approximately:
- 4.05 months
- 4.39 months
- 4.57 months
The current figure indicates somewhat more inventory relative to the pace of sales than was present during the earlier reporting periods.
Days on Market
Median sales marketing time declined from approximately:
- 74 days
- 59 days
- 54 days
The decline indicates that properties are moving through the market more quickly than they were during the earlier reporting period.
A typical exposure period of approximately zero to 90 days remains reasonable for this market.
Sale-to-List Price Ratio
The reported median sale-to-list price ratio remained approximately 100% throughout all three reporting periods.
This does not mean that every Hollywood home sells for its original asking price. Individual results can vary based on initial pricing, subsequent price changes, condition, location, property characteristics, seller motivation, and negotiations between the parties.
What This Means for Hollywood Home Buyers
Buyers currently have more detached homes available to consider in Hollywood, but sales activity has also increased.
That combination makes property-specific analysis particularly important.
Before recommending an offer, I would analyze recent comparable sales and evaluate the individual property, including:
- Living area
- Site size and characteristics
- Age and overall condition
- Renovations and remodeling
- Kitchen and bathroom updates
- Roof age and condition
- Garage and parking
- Pool and outdoor improvements
- Location and neighborhood influences
- Waterfront or other view influences, when applicable
- Current competing listings
- Recent comparable closed sales
An asking price represents what a seller is requesting. It does not, by itself, establish what the market supports.
With the current median marketing time at approximately 54 days, a properly positioned property can still receive buyer attention relatively quickly.
When I represent a buyer, my objective is to analyze the available market evidence before an offer is submitted so my client can make an informed decision based on the individual property rather than simply reacting to the asking price.
What This Means for Hollywood Home Sellers
Hollywood sellers continue to have active purchasers in the market, but they are also competing against additional inventory.
The current data reflects 448 active listings, compared with 329 during the prior seven- to twelve-month period. At the same time, the absorption rate increased to approximately 98 sales per month.
That combination makes initial pricing and property presentation particularly important.
When determining a listing strategy, I would analyze:
- Recent comparable closed sales
- Current competing listings
- Pending transactions when meaningful information is available
- Property condition
- Renovation level
- Living area
- Site characteristics
- Pool and outdoor improvements
- Garage configuration
- Location and external influences
- Current inventory
- Marketing times
- Current absorption trends
I would not establish an asking price simply by identifying the most expensive active listing in the neighborhood.
Active listings represent what sellers are asking. Closed sales provide evidence of what buyers have actually been willing to pay.
The objective is to position the property appropriately within its competitive market from the beginning.
My Marketing Plan for Hollywood Sellers
When representing a Hollywood seller, my marketing approach extends beyond simply placing the property in the MLS.

The market does not stop changing after a property is listed. I continue analyzing the competing market throughout the listing period so my seller can make decisions using current information.

The Hollywood market is currently showing an interesting combination: more homes are available, but buyers are also purchasing properties at a faster monthly pace.
For buyers, the additional inventory provides more opportunities to compare properties. However, with median marketing time at approximately 54 days and absorption increasing, I would not assume that a properly positioned home will simply remain available.
If I were representing a buyer, I would analyze the property and its comparable sales before determining an offer strategy. If the numbers support the asking price and the property meets the buyer's needs, there may be little reason to wait simply for the sake of waiting.
For sellers, additional inventory means additional competition. Buyers can compare one property against another, which makes pricing, condition, presentation, and marketing increasingly important.
My approach on either side of the transaction is straightforward: analyze the property first and negotiate from the market evidence.

From an appraisal perspective, the Hollywood detached home data supports a stable overall market conclusion through July 2026.
Settled sales increased during the current six-month period compared with the prior seven- to twelve-month period. The absorption rate also increased, reaching approximately 98 sales per month during the current three months.
At the same time, active inventory increased to 448 listings, and months of housing supply increased to approximately 4.57 months.
Median sale prices were approximately $550,000, $546,900, and $559,500 across the respective reporting periods. The relatively limited movement between these figures does not demonstrate a sustained increasing or declining price trend.
Median marketing time declined from approximately 74 days during the prior seven- to twelve-month period to approximately 54 days during the current three months.
The combination of increased settled sales, increased absorption, additional inventory, relatively consistent median sale prices, and reduced marketing time supports an overall conclusion of stable market conditions as of July 31, 2026.
Distressed transactions also represent a limited portion of the overall market. Of 1,028 closed sales during the preceding 12 months, only four, or approximately 0.39%, were identified as foreclosure or short-sale transactions.
Individual properties may perform differently from the overall market based on location, condition, living area, site characteristics, renovations, age, roof condition, pool, garage, waterfront influence, and other property-specific characteristics.
