The Hollywood, Florida condominium market within HOPA (55+) communities continued to reflect generally stable market conditions through July 2026. Buyer activity strengthened during the past year while available inventory also increased, creating a balanced market that offers opportunities for both buyers and sellers.
The total number of settled sales increased during the current six-month period compared with the prior seven- to twelve-month period. The absorption rate also increased to approximately 18 sales per month during the most recent three-month period, the highest level reported during the past year. These trends indicate that buyers continue to actively purchase condominium units within Hollywood's 55+ communities.
The number of active listings increased to approximately 216 units, while the months of housing supply increased to approximately 12 months. Although inventory has expanded, median sale prices have remained generally stable despite normal quarter-to-quarter fluctuations. Marketing times have also improved, with the current median marketing time declining to approximately 117 days.
Overall, the Hollywood, Florida 55+ condominium market remains stable. Buyer activity has increased, inventory has also increased, and properly priced units continue to sell within a reasonable marketing period.
Understanding the Numbers
Median Sale Price
The median sale price represents the midpoint of all condominium sales during a specific period. Half of the units sold above the median sale price, while half sold below it.
The median sale prices during the reporting periods were approximately:
• $160,000 during the prior seven to twelve months
• $148,000 during the prior four to six months
• $154,000 during the most recent three months
Although prices have fluctuated modestly between reporting periods, the overall trend supports generally stable home values. The analytics chart also reflects normal market fluctuations rather than a sustained decline.
Absorption Rate
The absorption rate measures the average number of condominium units selling each month.
The absorption rate increased from approximately 15.5 sales per month during the prior seven- to twelve-month period to approximately 18 sales per month during the current three-month period.
An increasing absorption rate indicates that buyers continue purchasing available condominium units at a healthy pace.
Months of Housing Supply
Months of housing supply estimates how long it would take to sell the current inventory if no additional condominium units were listed.
Housing supply increased from approximately 10.52 months during the prior seven- to twelve-month period to approximately 12 months during the current three-month period.
The increase provides buyers with additional choices while continuing to support an overall stable market.
Days on Market
Days on market measures how long a property is typically listed before going under contract.
The median marketing time improved from approximately 126 days during the prior seven- to twelve-month period to approximately 117 days during the current three-month period.
Although condominium units generally require a longer marketing period than detached homes, properly priced units continue to attract buyers within a reasonable period. A typical exposure period of approximately three to six months remains appropriate under current market conditions.
Sale-to-List Price Ratio
The median sale-to-list price ratio remained approximately 100% throughout each reporting period.
This indicates that many condominium units ultimately sold near their asking prices after any pricing adjustments during the marketing period.

Buyers currently have a healthy selection of condominium units within Hollywood's 55+ communities.
Because inventory has increased and marketing times remain approximately three to six months, buyers generally have time to compare properties before making a decision. That does not mean making low offers on every property. Instead, buyers should evaluate recent comparable sales—particularly similar units within the same building or community—to determine whether an asking price is supported by current market conditions.

Buyers have choices, and competitively priced properties are generally in the best position to attract qualified buyers and achieve a successful sale within a reasonable marketing period.
