The Jensen Beach detached-home market outside of 55+ communities continued to demonstrate generally stable market conditions through August 2026, although the underlying data reflects a combination of positive and adverse indicators.

Settled-sale activity increased during the current six-month period when compared with the prior seven-to-twelve-month period. The absorption rate has also increased throughout the year and reached its highest level during the most recent three months.

At the same time, available inventory has increased. Active listings rose during the year and showed a noticeable increase during the most recent three months. Months of housing supply followed a similar pattern and is currently at its highest level of the periods analyzed.

Despite the increase in available inventory, median comparable sale prices have increased slightly from the prior seven-to-twelve-month period. Median comparable listing prices, however, have declined over the past 12 months.

Overall, the Jensen Beach detached-home market outside of 55+ communities is considered stable, with both positive and adverse market indicators.

August 2026 Market Analysis

One of the more notable trends in the current data is the continued increase in transaction activity.

The total number of settled sales increased during the current six months compared with the prior seven-to-twelve-month period. The absorption rate has also increased throughout the year and reached approximately 25.67 sales per month during the current period.

However, supply has increased along with that activity.

There are approximately 116 active listings within the market segment analyzed. Based on the current absorption rate, this represents approximately 4.5 months of housing supply.

Active listings have increased and showed a noticeable rise during the most recent three months. Months of housing supply has also increased and is currently at its highest level during the periods analyzed.

This is an important distinction. An increasing absorption rate indicates that properties are selling, but increasing inventory means new or existing listings are entering or remaining in the market at a pace sufficient to expand the available supply.

Price indicators are somewhat mixed as well.

Median comparable sale prices have increased slightly compared with the prior seven-to-twelve-month period. Conversely, median comparable listing prices have declined over the past 12 months.

During the most recent three months, the median comparable sale price is actually above the median comparable listing price. This should not automatically be interpreted as properties routinely selling above their individual asking prices. The analysis encompasses a broad range of detached homes with differences in size, age, condition, quality, location, site characteristics, amenities and other features. Changes in the composition of the properties within each dataset can influence the respective median figures.

Properties are selling within approximately 59 days, while typical exposure and marketing times are within the 0-to-90-day range.

Taken together, the data indicates an active market with continued sales activity but also increasing competition from available inventory.

There are positive indicators within the data. Settled sales increased during the current six-month period compared with the prior seven-to-twelve-month period, and the absorption rate has increased throughout the year.

There are also adverse indicators. Active listings have increased, particularly during the most recent three months, and months of housing supply has increased along with them.

From a Realtor’s perspective, the August numbers tell me that both buyers and sellers need to pay attention to the individual property rather than make decisions based solely upon a headline statistic for Jensen Beach.

For Buyers

There are approximately 116 active listings within the market segment analyzed, and the current data indicates approximately 4.5 months of housing supply. That provides buyers with choices.

But having choices does not mean every property presents the same negotiating opportunity.

The first thing I want to determine with a buyer is exactly what type of home you are looking for, what features are important to you and what price range works for your particular situation.

I also recommend obtaining a mortgage pre-approval before seriously pursuing a property. When we find the right home, I want you to be prepared to move forward rather than beginning the financing process at that point.

Once you identify a property you are seriously considering, my approach goes beyond simply looking at the asking price.

This is where my appraisal background becomes particularly useful.

I can personally inspect and measure a prospective property and analyze the comparable sales that compete with it. I examine factors including living area, condition, quality, location, site characteristics, amenities, improvements, waterfront or other influences when applicable, and other characteristics that may affect market reaction.

I can then develop a comparable-sales grid using the same type of analytical process I have used throughout my residential appraisal career.

That analysis can provide a supportable market range before you decide what you are willing to offer.

In a market containing both increasing inventory and continued sales activity, I believe that property-specific analysis becomes particularly important. A home that is appropriately positioned for its competitive market can behave very differently from another property that has been sitting on the market or requires substantial work.

For Sellers

For sellers, the increase in available inventory means pricing and marketing are particularly important.

Buyers have alternatives.

Median comparable listing prices have declined over the past 12 months, while properties are currently selling within approximately 59 days. That combination suggests sellers need to pay close attention to how their property is positioned against competing listings.

Before recommending a listing price, I would analyze the home against the properties with which it actually competes.

I am not simply looking at a broad Jensen Beach median.

Living area, condition, quality, location, site characteristics, improvements, amenities, waterfront influence when applicable, functional utility and recent comparable sales all need to be considered when determining how a property should be positioned.

Once the pricing strategy is developed, the marketing has to support it.

That includes exposure through the Multiple Listing Service (MLS), professional presentation and photography, internet marketing, social-media exposure, communication with other real estate professionals and open houses when appropriate.

As market feedback develops, that information should also be analyzed. Showing activity, buyer comments, competing listings, new contracts and additional closed sales can provide useful information regarding how buyers are responding to the property.

The objective is not simply to put a house on the market and wait.

It is to understand the competition, position the property appropriately, expose it to the market and continue evaluating the market's response.

Whether I am representing a buyer or a seller, my approach is based on the same principle:

Analyze the individual property first and build the strategy around the market evidence.

Market statistics are valuable, but they need context.

Approximately 4.5 months of housing supply does not independently define the Jensen Beach detached-home market. Neither does the increase in settled sales, the increase in active listings, a 59-day median marketing period or a change in median prices.

Those indicators need to be considered together.

The August 2026 data demonstrates exactly why.

Buyer activity remains present. Settled sales have increased and absorption has increased.

At the same time, available inventory and months of housing supply have also increased.

Sale prices have shown slight improvement compared with the earlier period analyzed, while listing prices have declined over the past year.

Rather than indicating a market moving decisively in one direction, the combination of these factors supports an overall conclusion of stable market conditions.

For an individual homeowner or prospective buyer, however, the more important analysis begins at the property level.

Every home competes within its own segment of the market.
