July 2026 Sailfish Point Detached-Home Market Update: What Buyers Should Know

Sailfish Point is unlike almost any other residential community on the Treasure Coast. Located at the southern end of Hutchinson Island in Stuart, the private community includes individually designed residences, golf, dining, a marina and immediate access to the Atlantic Ocean and St. Lucie Inlet.

The first time I entered Sailfish Point, my reaction was simple: it felt like a different world. The setting, residences and amenities have to be experienced in person to be fully understood. However, purchasing in Sailfish Point involves much more than selecting a house. A buyer must also understand the limited inventory, the differences among individual properties and the complete cost of community and club membership.

July 2026 Market Conditions

This analysis considers detached-home activity for July 2026.

The total number of settled sales during the current six months approximately doubled when compared with the prior seven-to-twelve-month period. Nearly the same number of sales occurred during the current three months as during the entire prior seven-to-twelve-month period, indicating an increase in recent sales activity.

The six-month absorption rate increased from the prior seven-to-twelve-month period. However, absorption during the current three months declined from the prior four-to-six-month period, indicating that the recent pace was not as rapid as it was earlier in the current six months.

Active inventory remained generally stable, although the current total was less than it was seven months earlier. Months of housing supply increased from the prior four-to-six-month period but remained less than the level recorded during the prior seven-to-twelve-month period.

Median sale-price and list-price indicators increased from the prior seven-to-twelve-month period to the current six months. Those figures require context because Sailfish Point contains a relatively small and diverse collection of residences. Individual properties can differ substantially in gross living area, design, condition, renovation, site orientation and proximity to the golf course, marina, waterways or Atlantic Ocean. The particular homes sold during any reporting period can materially influence the median.

Median comparable-sale days on market and current exposure indicators suggest a typical marketing period of approximately three to six months. That is not unexpected for upper-tier residences. The potential buyer pool is more limited, and each property must be matched with a buyer seeking its particular combination of location, design, amenities and cost.

Overall, the July 2026 data indicate increased sales activity and increased price indicators, with generally stable active inventory. The principal offsetting indicator is the three-to-six-month exposure period. In this segment, that exposure is understandable because of the price level, the individual characteristics of each residence and the smaller number of prospective buyers.

Buyers May Have Time, but Inventory Is Limited

A three-to-six-month exposure period does not mean every buyer should wait. It means a buyer can usually take the time necessary to investigate the property, understand the community costs and evaluate the available market evidence.

However, Sailfish Point is a finite community with a limited number of detached homes. When a residence becomes available that closely matches a buyer's requirements, it should be examined promptly. The objective is to move deliberately without feeling unnecessarily rushed.

The Complete Cost of Purchasing in Sailfish Point

The purchase price is only one component of ownership. Buyers must also consider the community's membership requirements, capital contributions, annual dues, food-spending requirements and, when applicable, the separate cost of golf membership.

While assisting prospective buyers in August 2025, I received the following information directly from Sailfish Point Realty:

  • Mandatory Sailfish Point Club capital contribution: $170,000, one time and nonrefundable

  • Annual Sailfish Point Club dues: $32,743

  • Minimum annual food expenditure: $2,000

  • Optional Golf Club capital contribution: $125,000, one time and nonrefundable

  • Annual Golf Club dues: $18,673

For a purchaser joining both the main club and Golf Club, the quoted nonrefundable capital contributions totaled $295,000, and the combined annual dues totaled $51,416, before the food expenditure and other property-ownership expenses.

These amounts were provided in August 2025 and are included to illustrate why buyers must investigate the complete cost of ownership. Membership requirements and charges are subject to change and must be verified directly with Sailfish Point before a purchase.

A Real Sailfish Point Buyer Search

My experience representing prospective Sailfish Point buyers is not theoretical. During a prior search, I contacted Sailfish Point Realty and asked whether the brokerage knew of any off-market opportunities that could potentially fit what my buyers wanted. A broker responded with information about an off-market golf-course residence.

I presented the opportunity to my buyers and continued communicating directly with the broker as their questions developed. In addition to reviewing the residence, I gathered information concerning its roof, air-conditioning systems, pool improvements, flood-zone designation, insurance-claim history, position along the golf course, membership requirements and buyer-broker compensation.

After evaluating the residence and the complete cost of ownership, the buyers decided to continue their search elsewhere in the Stuart area. The broker and I later spoke about their decision, and I indicated that I would contact him if I represented another buyer interested in the community. I subsequently contacted him about other inventory as well.

That was not a failed transaction. It was buyer representation working as intended: obtaining the material information and helping the buyers make an informed decision before committing to a property and community.

My familiarity with Sailfish Point also includes completing an appraisal assignment involving an eight-figure residence within the community.

Properties at this level cannot be analyzed reliably through a broad price-per-square-foot calculation. Differences in site orientation, water or ocean influence, gross living area, design, condition, construction quality and renovation can create substantial differences between two residences that may initially appear similar.

That valuation background helps me recognize when an asking price requires deeper analysis. When acting as a Realtor, I can prepare a detailed comparative market analysis, examine relevant sales and competing listings, review prior marketing history and help a buyer understand what the available market evidence indicates. A formal appraisal would be handled as a separate engagement with the applicable roles and responsibilities clearly identified.

When representing a Sailfish Point buyer, my job would include more than arranging a showing and preparing an offer. I would help the buyer:

  • Compare the residence with the most relevant Sailfish Point sales and competing listings

  • Evaluate meaningful differences in location, view, site, design, condition and renovation

  • Review prior sale and listing history

  • Investigate community, club and golf-membership expenses

  • Understand the property's flood-zone designation and other ownership considerations

  • Develop an offer strategy based on the individual residence and available market evidence

  • Coordinate directly with the listing brokerage and other professionals involved in the transaction

Sailfish Point has experienced professionals who know the community well, and I respect the relationships and knowledge they have developed. I have previously communicated with Sailfish Point Realty about an off-market residence and later contacted the brokerage about other inventory. If I represent another buyer interested in Sailfish Point, I would be comfortable contacting the brokerage concerning available inventory and asking whether any off-market opportunities may be appropriate for that buyer.

My primary focus would be representing buyers who want their own Realtor analyzing the transaction from their side. If I were approached by a seller, I would first evaluate the residence and the seller's objectives. Depending on the circumstances, collaboration, co-listing or referral to an appropriate community professional could also be considered.
