Juno Beach Condominium Market Overview

Juno Beach offers a coastal condominium market with properties ranging from smaller condominium communities to oceanfront and waterfront buildings. Location, views, beach access, building amenities, association fees, unit condition, and individual project characteristics can all influence buyer decisions and property values.

This July 2026 market update focuses on the Juno Beach condominium market and is based on MLS market data available through July 31, 2026.

Overall, the data supports a stable market with increased sales activity and reduced housing supply.


Current Market Conditions

The Juno Beach condominium market experienced an increase in sales activity during the current six-month period.

There were 28 settled sales during the prior seven-to-twelve-month period, compared with a combined 43 sales during the current six months.

The absorption rate increased substantially during the current three-month period, rising from 4.67 sales per month to 9.67 sales per month.

Active inventory remained relatively consistent, ranging from 39 to 46 listings. However, because properties are selling at a faster monthly pace, months of housing supply declined to approximately 4.76 months, compared with 8.36 months during the prior four-to-six-month period and 8.79 months during the prior seven-to-twelve-month period.


Understanding the Numbers

Median Sale Price

The current median comparable sale price is approximately $625,000.

Median sale prices were:

  • Prior 7–12 months: $650,000
  • Prior 4–6 months: $700,000
  • Current 3 months: $625,000

Although the current three-month median is less than the preceding periods, the data does not demonstrate a consistent directional trend. Differences in unit size, location, view, building, condition, and other characteristics can also influence median prices within a relatively limited condominium dataset.


Absorption Rate

The absorption rate measures the pace at which properties are selling.

The current absorption rate increased to approximately 9.67 sales per month, compared with 4.67 sales per month during each of the two preceding reporting periods.

This represents a significant increase in recent sales activity.


Active Listings and Housing Supply

There were 46 active listings during the current three-month period, compared with 39 during the prior four-to-six months and 41 during the prior seven-to-twelve months.

Despite the relatively consistent inventory level, months of housing supply declined substantially to approximately 4.76 months because of the increased rate of sales.


Days on Market

Median days on market increased from 64 days during the prior seven-to-twelve-month period to 87 days during the prior four-to-six months and 104 days during the current three-month period.

Individual units may sell sooner or take longer depending on pricing, building, location, view, condition, amenities, association costs, and other property-specific factors.

Typical exposure and marketing periods are approximately three to six months.


What This Means for Buyers

Juno Beach buyers are currently dealing with an active condominium market. The recent absorption rate has approximately doubled, while months of housing supply has declined substantially.

If I were representing a buyer, I would first determine their price range, preferred location, unit size, building type, view, amenities, and other requirements. We could then narrow the search to the condominium projects that best fit those needs and monitor those buildings for new opportunities.

Although current marketing times indicate buyers generally have time to evaluate a property, I would not assume that an appropriately priced unit will remain available. Once we identify the right condominium, we would review the comparable sales and structure an offer that reflects the property and current market.

Condominium due diligence is also particularly important.

Buyers should review association fees, reserves, insurance, existing and proposed special assessments, and applicable building inspection information before completing a purchase.


What This Means for Sellers

The recent increase in sales activity and reduction in housing supply are positive indicators for Juno Beach condominium sellers.

Median list prices increased from $725,000 during the prior seven-to-twelve-month period to $884,925 during the current three-month period. However, median sale prices have not demonstrated the same upward movement.

That makes appropriate pricing particularly important.

If I were representing a seller, I would concentrate on the specific condominium project and compare the unit with recent sales and current competing listings.

Unit size, floor location, view, condition, renovations, parking, amenities, association fees, assessments, and other characteristics would all be considered when establishing a competitive listing strategy.

The objective would be to position the property appropriately from the beginning and achieve a sale within an efficient marketing period.


Appraiser’s Perspective

From an appraisal perspective, the available data supports stable overall market conditions in the Juno Beach condominium market.

The most significant recent change is the increase in transaction activity. The absorption rate increased from 4.67 to 9.67 sales per month, while months of housing supply declined from 8.36 months to approximately 4.76 months.

At the same time, median sale prices have fluctuated between $625,000 and $700,000 across the reporting periods without demonstrating a consistent directional trend.

Median days on market increased to approximately 104 days, supporting an overall exposure and marketing period of approximately three to six months.

Juno Beach condominium values can vary considerably between buildings and individual units. Building location, ocean or other views, floor level, unit size, condition, renovations, parking, amenities, association fees, assessments, and other characteristics should be considered when selecting comparable sales.

For an individual property analysis, greater consideration should be given to comparable units that compete directly with the property being analyzed rather than relying solely on broader Juno Beach market statistics.

If I were representing a buyer in Juno Beach, I would first narrow the market down to the condominium projects that fit the buyer's needs and budget.

Buyers can use my website to monitor available properties, and I would also watch those buildings for new listings and changes in the market.

When the right unit becomes available, I would analyze recent comparable sales within the building or competing projects and help determine an appropriate offer.

The recent increase in absorption tells me that buyers should remain involved in the market. There is time to make an informed decision, but an attractive and appropriately priced condominium may not remain available indefinitely.

I would also want to know what is happening financially and physically within the condominium project. We would review available information regarding association fees, reserves, insurance, special assessments, and applicable structural or milestone inspections.

If an assessment remains unpaid, we would determine how it is being handled and whether it should become part of the purchase negotiations.

If I were representing a seller, pricing would be the starting point.

I would focus on the seller's specific building and the units that actually compete with the property. Size, room count, floor level, view, condition, amenities, parking, association costs, and recent sales would all be considered.

With the recent increase in sales activity and reduction in housing supply, an appropriately positioned property may attract buyer interest. The goal would be to establish a competitive listing price and market the property effectively from the beginning.
