Jupiter continues to be one of Palm Beach County's most desirable coastal communities, offering beautiful weather, access to beaches, boating, golf, shopping, restaurants, and healthcare facilities. In addition to its traditional residential neighborhoods, Jupiter also offers several age-restricted communities designed for residents 55 years of age and older under the Housing for Older Persons Act (HOPA).
This report analyzes the July 2026 Jupiter 55+ real estate market and explains what recent sales activity, inventory levels, housing supply, and pricing trends may mean for buyers and sellers considering age-restricted communities.
Because relatively few homes sold during the current three-month reporting period, individual sales can have a greater influence on market statistics than they would in a larger market. For that reason, the market should be evaluated using the complete collection of indicators rather than relying on any single statistic.

Market Overview
The Jupiter 55+ market remained stable during the current reporting period.
Closed sales increased from 13 sales during the prior seven-to-twelve-month period to 17 sales during the prior four-to-six-month period before declining to 6 sales during the current three-month period. While the recent decline reflects fewer transactions, the current reporting period includes only six sales and should therefore be interpreted cautiously.
The absorption rate followed a similar pattern, increasing from approximately 2.17 sales per month to 3.67 sales per month, before declining to 2.00 sales per month during the current reporting period. Seasonal influences may contribute to this pattern, as many buyers in age-restricted communities are seasonal residents who are generally more active during the fall and winter months.
Active inventory increased modestly from 12 active listings during the prior four-to-six-month period to 15 active listings during the current three-month period. As a result, months of housing supply increased from approximately 3.27 months to 7.50 months, providing buyers with additional choices compared with the prior reporting period. Although housing supply increased during the current period, it remains slightly below the 7.85 months reported during the prior seven-to-twelve-month period.
Median sale prices increased from approximately $375,000 during the prior seven-to-twelve-month period to $535,000 during the prior four-to-six-month period before settling at approximately $500,000 during the current three-month period. While the current median is below the immediately preceding period, pricing has generally remained within a relatively stable range during the most recent six months.
The median marketing time declined to approximately 34 days during the current reporting period. Although this suggests that competitively priced properties continue to attract buyers, the statistic is based on only six sales and should be viewed in that context.
Overall, the available market evidence supports a stable market characterized by generally stable pricing, seasonal fluctuations in sales activity, increased inventory, and additional opportunities for buyers to compare available properties.

Median Sale Price
The median sale price represents the middle sale after arranging all transactions from the lowest price to the highest price.
Because relatively few homes sold during the current reporting period, one or two higher-priced or lower-priced transactions can influence the reported median. For that reason, the median sale price should always be considered together with the characteristics of the homes that sold.
Absorption Rate
The absorption rate measures the pace at which homes are selling.
During the prior four-to-six-month period, the absorption rate increased as more homes sold. During the current three-month period, the absorption rate declined as fewer transactions occurred. Since only six homes sold during the current period, this decline should be interpreted carefully and may reflect seasonal buying patterns rather than a fundamental change in market conditions.
Months of Housing Supply
Months of housing supply estimates how long it would take to sell the current inventory at the existing pace of sales if no additional properties entered the market.
Housing supply increased to approximately 7.50 months during the current reporting period because active inventory increased while the pace of sales slowed. This gives buyers additional options compared with the prior reporting period.
Days on Market
The median marketing time during the current reporting period was approximately 34 days.
While this indicates that competitively priced properties continue to secure contracts within a relatively short period, the statistic reflects only six closed sales and should be interpreted accordingly.
Sale-to-List Price Ratio
The sale-to-list price ratio remained approximately 100% throughout the reporting periods.
This indicates that the homes included in the analysis generally sold near their reported asking prices, although individual listing histories should always be reviewed when evaluating a specific property.
What This Means for Buyers
The current market provides buyers with more choices than were available several months ago.
With active inventory increasing and months of housing supply expanding, buyers have additional opportunities to compare communities, floor plans, association fees, amenities, and overall property condition before making a purchase decision.
