Jupiter continues to be one of Palm Beach County's most desirable coastal communities, attracting buyers seeking waterfront living, beaches, golf, boating, restaurants, shopping, and convenient access to South Florida's employment centers. In addition to its detached housing market, Jupiter offers a wide variety of condominium communities that appeal to both year-round residents and seasonal homeowners.
This report analyzes the July 2026 condominium market for non-HOPA communities located within Jupiter. Age-restricted communities are analyzed separately because they often experience different buyer activity and seasonal trends.
The current market reflects generally stable conditions supported by increasing sale prices over the past year, relatively short marketing times, and continued buyer participation. While activity moderated during the most recent three-month period and the analytics indicate a slight decline during the latest month, the broader market evidence continues to support stable market conditions.

Jupiter offers a diverse selection of condominium communities ranging from waterfront residences along the Intracoastal Waterway and Atlantic Ocean to golf communities, townhome-style condominiums, and low-maintenance developments located throughout the town.

While activity slowed during the most recent period, sales remain above the pace experienced during the prior seven-to-twelve-month reporting period.
The absorption rate followed a similar pattern, increasing from 23.33 sales per month during the prior seven-to-twelve-month period to 42.00 sales per month during the prior four-to-six-month period before moderating to 32.67 sales per month during the current reporting period. Although the pace of sales slowed, buyer activity remains above levels reported one year earlier.
Active inventory increased modestly from 136 active listings during the prior reporting period to 147 active listings during the current three-month period. As a result, months of housing supply increased from 3.24 months to 4.50 months. Even with this increase, housing supply remains below the 6.21 months reported during the prior seven-to-twelve-month period.
Median sale prices increased from approximately $495,000 during the prior seven-to-twelve-month period to $551,375 during the prior four-to-six-month period before increasing further to approximately $615,000 during the current three-month period. The analytics chart also shows a slight decline during the most recent month; however, one month's activity alone does not establish a broader market trend.
Marketing times continued to remain relatively short.
The median marketing period declined from 56 days during the prior seven-to-twelve-month period to 48 days during the current three-month period, indicating that competitively priced condominiums continue to attract buyers within typical marketing periods.
Overall, the available market evidence supports a market characterized as stable, with continued buyer participation, increasing sale prices over the past year, moderate inventory levels, and relatively short marketing times.
Understanding the Numbers
Median Sale Price
The median sale price represents the middle sale after arranging all transactions from the lowest price to the highest price.
Median prices increased throughout the reporting periods analyzed. While the analytics chart reflects a modest decline during the most recent month, monthly fluctuations are common and should be interpreted within the context of the broader market rather than viewed independently.
Absorption Rate
The absorption rate measures the pace at which homes are selling.
Although the absorption rate declined from the prior four-to-six-month period, it remains above the level reported during the prior seven-to-twelve-month period. This indicates that buyer activity has moderated from earlier this year but continues at a pace that exceeds the longer-term comparison period.
Months of Housing Supply
Months of housing supply estimates how long it would take to sell the current inventory if no additional listings entered the market.
Housing supply increased to approximately 4.50 months during the current reporting period because active inventory increased while the pace of sales moderated. Despite this increase, inventory remains below the level reported during the prior seven-to-twelve-month period, suggesting that market conditions continue to be relatively balanced.
Days on Market
The current median marketing period is approximately 48 days.
This indicates that competitively priced condominiums continue to secure contracts within a relatively short period. Individual marketing times will vary depending upon price, location, condition, amenities, association fees, and the level of competition within each condominium community.
Sale-to-List Price Ratio
The sale-to-list price ratio remained approximately 100% throughout the reporting periods analyzed.
This indicates that the condominiums included within the market data generally sold near their reported list prices. Individual properties, however, may experience price reductions or negotiations during the marketing period, making a review of the complete listing history important when evaluating any specific condominium.
What This Means for Buyers
The current Jupiter condominium market offers buyers a balanced environment.
Inventory has increased modestly, providing additional choices compared with earlier this year, while marketing times remain relatively short and pricing has generally remained supportive.
If I were representing a buyer, I would not recommend rushing into a purchase simply because inventory remains limited compared with one year ago. Instead, I would compare recent comparable sales, evaluate competing listings, review association fees, assess the condition of the property, and determine whether the asking price is supported by current market evidence.
Although the analytics chart reflects a slight decline in the most recent month's pricing, I would not rely upon one month's activity when making a purchasing decision. The broader market should always be considered.

In addition to location, condition, and recent comparable sales, buyers should carefully evaluate association fees, financial reserves, community amenities, insurance requirements, rental restrictions, and any planned assessments before making a purchasing decision.
Advice for Buyers
If I were representing a buyer, I would point out that inventory has increased modestly, providing more choices than were available several months ago.
That means we have an opportunity to compare multiple condominiums before making an offer. We'd evaluate each property's condition, review recent comparable sales, compare association fees and amenities, and determine whether the asking price is supported by today's market.
I would not discourage someone from purchasing in today's market. However, I also would not recommend paying more than current market evidence supports simply because inventory remains relatively limited compared with one year ago.
Advice for Sellers
For sellers, today's market continues to provide favorable opportunities for well-priced condominiums.
Marketing times remain relatively short, but buyers have additional inventory to consider compared with earlier this year. Proper pricing remains essential.
Before recommending a listing price, I would evaluate:
- Recent comparable sales

- Pending sales
- Association fees
- Building amenities
- Water views and location
- Renovations and upgrades
- Overall market conditions
The goal is to position the property competitively while maximizing exposure to qualified buyers.
Tom's Take on the Market
When I review this market, I don't focus on one month's pricing.
Instead, I look at the broader trend.
Over the past year, condominium prices have generally increased, while inventory has remained relatively balanced and marketing times have continued to be relatively short. Those are the trends that stand out to me.
I also recognize that we're reviewing data during the summer months, when activity often moderates compared with South Florida's traditional seasonal buying period. Because of that, I don't place too much emphasis on a single month's decline shown in the analytics. One month alone doesn't establish a market trend.
If I were advising a buyer today, I'd tell you to take advantage of the additional inventory that's available. We'd compare multiple properties, review recent comparable sales, and negotiate based on current market evidence rather than emotion.
If I were advising a seller, I'd recommend pricing your condominium where buyers see value. Buyers today have more information than ever before, and they're comparing your property with every other available condominium in the market.
Overall, I view Jupiter's condominium market as stable. Buyers remain active, prices have generally trended upward over the past year, and properly priced condominiums continue to attract buyers within reasonable marketing periods.
