The Jupiter detached home market continues to attract buyers seeking coastal access, established residential communities, recreational opportunities, and proximity to beaches, boating, restaurants, shopping, and major transportation routes.

This July 2026 market update analyzes detached homes located in the Palm Beach County portion of Jupiter, primarily east of Florida’s Turnpike. Jupiter Farms, Jupiter Island, and the Martin County portion of Jupiter are separate markets and will be reviewed independently.

The current data reflects increasing sales activity, declining inventory, reduced housing supply, relatively short marketing times, and median sale prices that have remained generally stable over the most recent six months.

Community Overview

Jupiter is located in northern Palm Beach County and includes a broad range of detached homes, from established residential neighborhoods to waterfront, golf, gated, and newer planned communities.

The area appeals to buyers for several reasons, including:

  • 319 settled sales during the prior seven-to-twelve-month period
  • 178 settled sales during the prior four-to-six-month period
  • 230 settled sales during the current three-month period

The absorption rate increased from approximately 53.17 sales per month during the prior seven-to-twelve-month period to 59.33 sales per month during the prior four-to-six-month period and 76.67 sales per month during the current three-month period. This indicates increased buyer participation and a faster pace of sales.

Active inventory increased temporarily from 144 listings to 181 listings before declining to 161 listings during the current period. Because the pace of sales increased while active inventory declined, months of housing supply fell from approximately 3.05 months during the prior four-to-six-month period to approximately 2.10 months during the current period.

The median sale price increased from approximately $935,000 during the prior seven-to-twelve-month period to $1,018,125 during the prior four-to-six-month period and $1,106,250 during the current three-month period.

Although the current median is approximately $88,000 above the prior four-to-six-month figure, median prices have remained within a relatively consistent range during the most recent six months when viewed in the context of Jupiter’s overall price levels and the differing characteristics of the homes sold.

The median marketing time was:

  • 35 days during the prior seven-to-twelve-month period
  • 26 days during the prior four-to-six-month period
  • 33 days during the current three-month period

The sale-to-list price ratio remained approximately 100% throughout the periods analyzed, indicating that the properties included in the data generally sold near their reported list prices.

Overall, the data supports a market characterized by stable pricing, increased sales activity, declining inventory, reduced housing supply, and continued buyer participation.

Understanding the Numbers

Median Sale Price

The median sale price is the middle price when all closed sales are arranged from the least expensive to the most expensive.

Unlike an average, the median is less influenced by an unusually expensive or inexpensive transaction. However, the types of homes sold during each period still matter.

For example, a reporting period containing more waterfront, renovated, or larger homes may produce a different median price than a period containing more interior, smaller, or dated homes. Therefore, the median sale price should be considered together with the characteristics of the properties included in the data.

Absorption Rate

The absorption rate measures the pace at which properties are selling.

It is calculated by dividing the number of closed sales by the number of months in the reporting period. The current absorption rate of approximately 76.67 sales per month is substantially above the prior rate of 53.17 sales per month.

In plain language, detached homes in Jupiter are currently selling at a faster monthly pace than they were during the prior seven-to-twelve-month period.

Months of Housing Supply

Months of housing supply estimates how long it would take to sell the current inventory if no additional properties entered the market and homes continued selling at the existing pace.

Jupiter currently has approximately 2.10 months of detached home supply, down from 3.05 months during the prior reporting period.

This decline resulted from two developments occurring at the same time:

  • The pace of sales increased.
  • The number of active listings declined.

Reduced housing supply means buyers have fewer available properties relative to the current pace of demand.

Days on Market

Days on market measures the amount of time a property was listed before securing a contract.

The current median of approximately 33 days indicates that many detached homes are going under contract within slightly more than one month.

Individual marketing times will vary depending on the property’s price, condition, location, community, size, improvements, and competition from other available homes.

Sale-to-List Price Ratio

The sale-to-list price ratio compares the final sale price with the reported asking price.

A ratio near 100% indicates that the homes included in the data generally sold near their list prices. This does not mean every property sold for the original asking price, because some listings may have been adjusted during their marketing period.

The complete listing history should always be reviewed when analyzing an individual property.

Buyers entering the Jupiter detached home market should understand that current inventory is limited relative to the recent pace of sales.

  • Garage, pool, waterfront, or golf features
  • Association fees and amenities
  • Recent comparable sales
  • Current competing listings

The objective would be to position the home competitively from the beginning and provide it with a reasonable opportunity to attract qualified buyers within the current marketing period.

The Jupiter detached home market is characterized as stable.

The combination of increased sales activity and declining inventory resulted in a reduction in months of housing supply from approximately 3.05 months to 2.10 months.

Marketing times remain relatively short, with a current median of approximately 33 days. The reported sale-to-list price ratio remained near 100%, indicating continued buyer participation for properties that are competitively positioned.

Although multiple market indicators reflect increased activity, the recent stability in median sale prices does not support characterizing the market as broadly increasing at this time. Based on the available data, stable market conditions are supported, with limited inventory and an increased pace of sales.

From a real estate sales perspective, the current Jupiter market provides both buyers and sellers with important information.

For buyers, the decline in available inventory and increase in the absorption rate mean there may be fewer opportunities to delay a decision when the right home becomes available. A buyer should still review the comparable sales and negotiate based on the property’s market position, but waiting too long on a competitively priced home may result in another buyer securing it.

For sellers, the current data indicates that buyers are active and that appropriately positioned homes can secure contracts within a relatively short period. However, pricing remains important. Buyers have access to market data and will compare a home’s condition, features, location, and asking price with the available alternatives.

My approach would be to evaluate the individual property, identify the homes buyers are most likely to compare it with, and develop a strategy supported by current market evidence.

Tom’s Take on the Market

What stands out to me is not simply the stability in sale prices. It is the combination of several market indicators moving in the same direction.

Closed sales have increased.

The absorption rate has increased.

Active listings have declined.

Months of housing supply have fallen.

Marketing times remain relatively short.

Those indicators tell me that buyers continue to pursue detached homes in Jupiter, even during a period that is generally outside the primary seasonal market.

The median sale price changed from approximately $1,018,125 to $1,106,250 during the most recent two reporting periods. In a market at this price level, that change should be considered together with the size, location, condition, and features of the homes that sold. The broader story is that pricing has remained generally stable while buyer activity has increased.

Jupiter continues to attract buyers because people want to live near the coast, the waterways, recreational amenities, restaurants, and established residential communities. There is also a limited amount of available land in many of the areas closest to the water.

No one can guarantee where property values will go. However, a market with increasing buyer participation, declining inventory, reduced housing supply, and limited available land has several factors that provide support for continued market stability.

If I were advising a buyer, I would tell them not to assume that every asking price is justified, but I also would not expect a competitively priced home to remain available indefinitely. We would inspect the property, review the comparable sales, and determine what the home appears to be worth in the current market.

If I were advising a seller, I would recommend pricing the property based on the homes buyers are using as alternatives. The objective would be to enter the market competitively, attract attention early, and take advantage of the current level of buyer activity.
