Jupiter Detached Waterfront Market: Increasing Activity with Limited Supply – August 2026

The August 2026 Jupiter detached waterfront market is showing increased sales activity, fewer months of housing supply, and a modest upward sales price trend.

For this analysis, I reviewed detached single-family homes in Jupiter with No HOPA designation and waterfront characteristics including deep-water, Intracoastal, marina, navigable, no-fixed-bridge, ocean-access, and riverfront properties. Direct oceanfront was not included as a search criterion.

Waterfront real estate is not a uniform market. The type of waterfront, boating access, fixed bridges, dockage, water depth, view, lot size, residence size, condition, improvements, and specific location can create substantial differences between individual properties.

Settled-sale activity increased considerably during the current six months. There were 31 settled sales during the prior seven-to-twelve-month period, followed by 25 during the prior four-to-six-month period and 30 during the current three months.

That represents 55 settled sales during the current six months compared with 31 during the preceding six months, an increase of 24 transactions. The current three-month period alone, with 30 settled sales, nearly matched the 31 sales recorded during the entire prior seven-to-twelve-month period. Jupiter Waterfront No HOPA

The absorption rate has also increased throughout the periods analyzed, moving from 5.17 sales per month to 8.33 and currently 10.00 sales per month. The current period represents the fastest sales pace of the three periods analyzed. Jupiter Waterfront No HOPA

Active inventory increased from 33 listings during the prior seven-to-twelve-month period to 43 during the prior four-to-six-month period and currently stands at 41. Although current inventory remains above the earlier period, it has changed very little during the most recent six months.

Months of housing supply provides additional context. Supply declined from 6.4 months to 5.2 months and currently stands at 4.1 months, the smallest amount among the three periods analyzed. The increased absorption rate is allowing available inventory to be absorbed at a faster pace. Jupiter Waterfront No HOPA

Pricing also shows an increasing indicator, although the overall movement should not be overstated. Median settled-sale prices increased from approximately $3.875 million to $4.125 million and then to $5.913 million. However, these properties vary considerably in waterfront characteristics, location, site size, residence size, condition, improvements, and overall utility. Jupiter Waterfront No HOPA

The Sales Price Trend analysis on page 2 indicates a modest upward trend rather than a substantial increase. The wide distribution of individual sale prices further demonstrates why median pricing alone should not be interpreted as the rate at which individual property values are changing. Median marketing time for settled sales was 119 days during the prior seven-to-twelve-month period, 41 days during the prior four-to-six-month period, and 84 days during the current three months. Based on the available market evidence, I consider a three-to-six-month exposure period reasonable for this market segment. Jupiter Waterfront No HOPA

Overall, I characterize the Jupiter detached waterfront market as increasing with some stable indicators. Settled-sale activity and absorption have increased, months of housing supply has declined, and the overall sales price trend indicates modest upward movement. Active inventory has remained relatively stable during the most recent six months.

If I were representing a buyer looking for waterfront property in Jupiter, I would be paying close attention to this market.

Properties are currently selling at a pace of approximately 10 per month, the fastest absorption rate of the three periods analyzed. The median marketing time among settled sales is 84 days, and there is approximately 4.1 months of housing supply. Jupiter Waterfront No HOPA

That doesn't mean a buyer should rush into a decision. It means that when the right property becomes available, we need to be prepared to analyze it.

Every Jupiter waterfront property is different. Where is it located? What type of waterfront does it have? Are there fixed bridges? What size boat can realistically access the property? What are the dock, seawall, water depth, and view characteristics? How does the lot compare? What about the residence itself—its size, condition, improvements, and overall utility?

For sellers, the current numbers demonstrate that buyers are active in this market. The challenge is positioning an individual property appropriately within a market where waterfront characteristics can vary substantially.

Before recommending a listing strategy, I would analyze the specific property: its location, waterway, boating access, bridges, dockage, seawall, water depth, view, lot, residence size, condition, improvements, and the settled and competing properties that buyers are most likely to compare with it.

I would then use my Appraiser’s Edge analysis to develop a supported range of value for the seller to consider when deciding where to position the property.

Pricing is important. Starting substantially above what the market evidence supports can result in additional marketing time and subsequent price reductions. Once a waterfront property accumulates substantial days on market, prospective buyers may begin questioning why it has not sold.

The objective is not simply to put the property on the market. It is to understand the available evidence, position the property appropriately, and give the seller the information needed to make an informed pricing decision.

For buyers, that means paying attention to new opportunities and being prepared to act—but still doing the analysis before making an offer.

With waterfront real estate, the overall market statistics tell us what is happening broadly. The individual property and the market evidence surrounding it are what matter when it is time to make a decision.
