Market Overview
The July 2026 data for detached, non-HOPA homes within the Martin County portion of Jupiter indicates an increasing market.
The current six months produced 55 settled sales, compared with 37 during the prior seven-to-twelve-month period. The monthly absorption rate increased from approximately 6.17 sales per month during the prior seven-to-twelve-month period to 9.33 sales per month during the prior four-to-six-month period and remained relatively consistent at 9.00 sales per month during the current three-month period.
Active listings increased from 30 during the prior four-to-six-month period to 38 during the current three-month period. Months of housing supply increased from 3.21 months to 4.22 months, although current supply remains under the 5.19 months reported during the prior seven-to-twelve-month period.
Median comparable sale prices increased from approximately $1,332,000 to $1,443,750 and then to $2,150,000 during the current three-month period. Median sales days on market declined from 83 days to 67 days and then to approximately 62 days.
Although active inventory has increased, the pace of sales remains above the earlier six-month period, marketing times have declined, and median sale prices have increased.
The market includes substantial differences in living area, site size, waterfront influence, ocean access, newer construction, guest houses, casitas, pools, docks, condition, and construction quality. Because of those differences, the reported median price should not be interpreted as a uniform change in value for every property.
Appraiser’s Perspective (RD8755)
The available market data supports an increasing market as of July 31, 2026.
The conclusion is based on multiple indicators. The pace of settled sales increased compared with the prior seven-to-twelve-month period, absorption remained at approximately nine sales per month during the most recent six months, median sale prices increased, and marketing times declined.
Active inventory also increased during the current three-month period. However, current months of housing supply remains under the level reported during the earlier six-month period.
The increase in median sale price requires additional context because this is a broad residential market. Properties may differ substantially in gross living area, site size, waterfront access, ocean access, age, condition, quality, new construction, guest accommodations, pools, docks, and other improvements.
For that reason, the overall median price should not be applied directly to an individual property. The sales and listings that compete most directly with that property should be analyzed before developing an opinion of market value.

If I Were Working With a Buyer
If I were representing a buyer in this market, I would tell them that we need to remain vigilant when the right property becomes available.
Homes represented in the current data are generally securing contracts within approximately two months, while the pace of sales remains above the prior seven-to-twelve-month period.
At the same time, I would not recommend making an offer based simply on the overall median price.
Once my buyer identifies a property they seriously want to pursue, I would analyze that individual home. I would consider its gross living area, site size, location, view, waterfront influence, ocean access, condition, construction quality, age, renovations, guest accommodations, pools, docks, and other relevant improvements.
I would then compare the property with the sales and listings that compete most directly with it and develop an opinion of where the property is positioned in the current market.
From there, I would work with my buyer to develop a competitive offer strategy supported by the available market evidence, while taking into consideration the buyer's goals, the property's asking price, current competition, and the circumstances of the transaction.
I would also recommend an independent home inspection as part of the purchase process.
If I Were Working With a Seller
If I were representing a seller, pricing would be particularly important because of the wide range of property characteristics found within this market.
I would first inspect the property and complete a detailed analysis of the home and the properties buyers are most likely to compare with it.
Living area, site size, location, waterfront influence, ocean access, view, condition, construction quality, renovations, guest houses, casitas, pools, docks, and current competing listings can all influence how buyers respond to a property.
From there, I would develop a property-specific pricing strategy rather than relying on the overall median sale price or a broad price-per-square-foot calculation.
I would also discuss whether a pre-listing home inspection makes sense. Identifying potential issues before a buyer's inspection gives the seller an opportunity to address them beforehand or disclose them clearly as part of the transaction.
The marketing plan could include professional photography, property video when appropriate, traditional or virtual staging when warranted, social-media exposure, and marketing through the Martin County REALTORS® of the Treasure Coast MLS, Fulton Grace Realty, TomDunphySellsRealEstate.com, and major real estate websites receiving MLS syndication.
Tom’s Take on the Market
This is one of the better market profiles I have seen in the recent South Florida and Treasure Coast data.
The pace of sales is up compared with the earlier six-month period. Median sale prices have increased. Sales marketing times have declined. Inventory has increased, but the market is also absorbing more homes per month than it was during the prior seven-to-twelve-month period.
The biggest caution is the wide range of properties included within this market.
You may be comparing newer construction with an older residence, an interior home with an ocean-access property, or a more typical residence with a much larger home containing a guest house or casita.
That can move the overall median considerably.
So whether I am representing a buyer or a seller, I would want to analyze the individual property before making a pricing decision.
