Buyer activity increased throughout the reporting periods, with the absorption rate rising from 102.83 sales per month during the earlier reporting period to 108.67 and 133.67 sales per month during the current reporting period. Housing supply remained balanced, measuring approximately 2.94 months, 2.65 months, and 2.66 months during the respective reporting periods.
Median detached home sale prices remained generally stable over the past year. The median sale price measured $535,000 during the prior seven-to-twelve-month period, $518,950 during the prior four-to-six-month period, and $588,000 during the current three-month period. Median marketing time improved substantially from 46 days during the earlier reporting period to 45 days, before reaching 40 days during the most recent three-month period. Homes continued to sell at approximately 100% of their reported list prices, while foreclosure and short-sale activity remained minimal and was not a significant influence on overall market conditions.
