• Absorption increased to 133.67 sales per month
• Active inventory increased to 355 listings
• Housing supply remained stable at approximately 2.66 months
• Median sale price increased to $588,000
• Median closed-sale marketing time declined to 40 days
• Homes sold at approximately 100% of their reported list price
The increase in active listings provides buyers with additional choices, while increasing sales activity and absorption indicate that properties continue to move through the market. Housing supply remains relatively stable and is below the 2.94 months reported during the prior seven-to-twelve-month period.
Typical exposure and marketing time for detached homes is approximately 60–90 days, depending on location, property characteristics, condition, pricing, and market competition.

The increase in inventory should therefore be considered together with the increased rate at which homes are being absorbed. Months of housing supply remained essentially stable at approximately 2.66 months.
