Market Overview

The Loxahatchee detached-home market is demonstrating generally stable conditions with several cooling indicators.

Settled sales declined during the current six-month period compared with the prior seven to twelve months. There were 192 settled sales during the prior seven-to-twelve-month period, compared with a combined 161 sales during the current six months, representing 31 fewer transactions.

The absorption rate declined from 32.00 sales per month during the prior seven to twelve months to 25.33 during the prior four to six months. However, activity improved during the current three months, with absorption increasing to 28.33 sales per month.

Active inventory has increased. There were 78 active listings during the prior seven to twelve months, 90 during the prior four to six months and 124 during the current three months.

As inventory increased, months of housing supply also moved upward from 2.4 months during the prior seven to twelve months to 3.6 months during the prior four to six months and 4.4 months during the current three months.

Median comparable sale prices have remained generally stable, moving from $699,500 during the prior seven to twelve months to $705,000 during the prior four to six months and $720,000 during the current three months.

Median comparable sales days on market were 56 days during the prior seven to twelve months, 53 days during the prior four to six months and 63 days during the current three months. Although marketing time has increased recently, properties are still selling in a median of approximately two months.

The current median comparable list price is $897,000, compared with $749,950 during the prior four to six months and $732,500 during the prior seven to twelve months. Loxahatchee includes a broad range of properties and price points, so changes in the mix of homes offered for sale can affect the median list-price figures.

Current exposure time is generally within three to six months, although recent marketing data is approaching the three-month range.

Taken together, the data indicates a generally stable Loxahatchee detached-home market with cooling indicators. Sales activity has moderated compared with the prior seven to twelve months, while active inventory and months of housing supply have increased. However, properties continue to sell, and the current 4.4 months of housing supply does not indicate an inactive market.

The Loxahatchee market requires careful property-specific analysis because of the broad range of homes, sites, acreage, improvements and price points represented within the overall market.

The current data indicates generally stable price conditions while showing some moderation in activity. The increase in active listings and months of housing supply, combined with fewer settled sales during the current six months, are cooling indicators. At the same time, the absorption rate improved during the current three months compared with the prior four-to-six-month period.

Broad median statistics are useful for identifying market direction, but they should not be applied directly to an individual property. Location, site size, gross living area, condition, quality, design, additional improvements, amenities and relevant competitive sales should be analyzed when evaluating a specific Loxahatchee property.

If I Were Representing a Buyer

The increase in inventory gives buyers more properties to consider, but the current median sales marketing time is still only approximately 63 days. That means I would not advise a buyer to assume that a property they like will simply remain available indefinitely.

Before we begin seriously pursuing a property, I would want the buyer to understand their purchasing and borrowing capacity. If financing is involved, having that preparation completed allows us to concentrate on the property and negotiation rather than trying to arrange financing after finding the right home.

Loxahatchee also requires more property-specific analysis than a simple review of broad market statistics. The overall market includes properties across a substantial range of prices, lot sizes and improvements.

Once a buyer identifies a particular home, I would analyze that property individually. I would review its size, site, condition, improvements, location and relevant comparable sales and competing listings. When appropriate, I would measure the dwelling and analyze differences between the property and comparable sales to help develop a reasonable offer strategy.

I would also communicate with the listing agent to better understand the circumstances surrounding the listing when that information is available, including the seller's timing and other factors that may be relevant to negotiations.

The current market provides buyers with additional inventory, but preparation remains important. If the right property appears, the buyer should be in a position to evaluate it and make a decision.

If I Were Representing a Seller

My approach would begin with the individual property rather than the overall Loxahatchee median list price.

I would walk through the home and evaluate its condition, presentation, site characteristics and improvements. I would then make recommendations regarding items that may warrant attention before the property is introduced to the market.

Depending on the home, those recommendations could include relatively straightforward items such as cleaning windows, power washing exterior surfaces, addressing visible maintenance items, improving landscaping, decluttering or completing other reasonable preparation that could help the property present properly when buyers first see it.

The recommendations would be based on the individual property rather than applying the same checklist to every seller.

I would also recommend that the seller consider obtaining a pre-listing home inspection. Identifying potential concerns before the property goes under contract gives the seller an opportunity to evaluate them in advance rather than first discovering them during a buyer's inspection period.

Pricing would then be developed through an analysis of relevant recent sales and competing listings, with consideration given to the home's location, site size, living area, condition, improvements, amenities and other characteristics.

This is particularly important in Loxahatchee because the overall market includes such a broad range of properties. A market-wide median list price of $897,000 does not establish an appropriate asking price for an individual home.
