Martin County’s $5 million-plus detached-home market remained stable with mixed indicators through July 2026.
Sales activity increased when the most recent six months are compared with the prior seven-to-12-month period, while the absorption rate remained steady during the most recent six months. At the same time, active inventory increased, providing buyers with additional choices.
This is a particularly diverse segment of the Martin County real estate market. Properties above $5 million can include oceanfront residences, Intracoastal and riverfront homes, boating properties, and estates situated on substantial acreage. Because of these differences, countywide statistics provide useful market context but do not tell the entire story of an individual property.

Sales activity has increased when the most recent six months are compared with the prior seven-to-12-month period. Median sale and listing prices have remained generally stable overall.
The primary counterbalance is inventory. Active listings increased from 39 during the prior seven-to-12-month period to 55 during the current three months. Months of housing supply increased to 8.68 months, the highest of the three periods analyzed.

The market data indicates a stable market with mixed indicators.
The prior seven-to-12-month period recorded 29 settled sales, representing an absorption rate of 4.83 sales per month. The following four-to-six-month period recorded 19 sales, and another 19 sales occurred during the current three-month period. The absorption rate was 6.33 sales per month during both of the more recent periods.
Active inventory, however, increased from 39 listings during the prior seven-to-12-month period to 42 and then 55 during the current three months. Months of housing supply moved from 8.07 months to 6.63 months before increasing to 8.68 months.
Median sale prices were $6.9 million, $7.85 million and $6.9 million during the three respective periods. Given the substantial differences among properties within this market segment, the overall pricing data is best characterized as generally stable rather than indicating a clear directional price trend.
Marketing time also fluctuated. Median sales days on market moved from 144 days to 72 days and then to 102 days during the current three-month period. Based on the data analyzed, a marketing period of approximately three to six months is not unusual within this segment.
Most importantly, Martin County’s $5 million-plus detached-home category should not be viewed as one uniform market. Waterfront influence, ocean access, acreage, site characteristics, quality, condition, improvements and location can substantially affect how an individual property competes.

For a buyer, the first step is narrowing down exactly what you are looking for.
Do you want oceanfront? Direct boating access? Several acres? A five- or ten-acre estate? A particular community or section of Martin County?
There may be 55 active listings in the overall $5 million-plus market, but only a fraction of those homes may actually fit a particular buyer’s requirements.
Once we determine the property type and location, I would narrow the analysis to the homes that actually compete with the property you are considering. Recent sales, current listings, property characteristics and market conditions can then be analyzed to develop a competitive, market-supported offer.
The increase in inventory and months of housing supply provides buyers with additional choices. However, I would still remain vigilant. Median marketing time was 102 days during the current three months, but it was only 72 days during the preceding period.

At this price level, selling begins with understanding both the property and the owner’s objectives.
The first step is identifying the property's actual competitive market. An oceanfront residence, boating property and ten-acre estate may all sell above $5 million, but they are not necessarily competing for the same buyer.
Then there is another consideration that can become particularly important in this segment:
How much exposure does the seller actually want?
Some owners want broad market exposure. Others place considerable importance on privacy and discretion. An owner at this price level could be a business executive, public figure, individual with substantial wealth or even a billionaire who does not want their residence or personal circumstances broadly publicized.
The marketing strategy should reflect the seller’s wishes.
That means discussing how the property will be presented, who will have access, how inquiries and showings will be handled, and whether the seller prefers broad exposure or a more controlled marketing approach.
The objective is not simply maximum exposure.
It is the appropriate exposure for that particular property and seller.
Current conditions make market positioning important as well. Sales continue to occur, but buyers have additional inventory from which to choose. Pricing and marketing should therefore be developed around the property's actual competitive market rather than relying solely on the overall $5 million-plus countywide statistics.
