North Palm Beach Condo Market Update

North Palm Beach offers a diverse selection of condominium communities ranging from affordable residences to luxury waterfront developments overlooking the Intracoastal Waterway and nearby Atlantic Ocean. The area's boating lifestyle, golf courses, marinas, beaches, and convenient access to Palm Beach Gardens, Juno Beach, and West Palm Beach continue to attract both year-round residents and seasonal homeowners.

As both a Florida State-Certified Residential Real Estate Appraiser and Tom Dunphy Realtor, I closely monitor condominium market activity throughout North Palm Beach from both a valuation and real estate sales perspective, helping buyers, sellers, homeowners, and investors better understand today's market.

Current Market Activity

MLS data over the past twelve months indicates that condominium inventory has increased while buyer demand has moderated. Housing supply has risen to nearly twelve months, providing buyers with considerably more choices than earlier reporting periods. Median sale prices declined during the most recent three-month period, reflecting changing market conditions and the mix of condominium units that sold during the period.

The market was analyzed in three reporting periods:

During the most recent three-month period, North Palm Beach recorded 40 condominium sales while active inventory increased to 156 listings. Housing supply expanded to approximately 11.7 months, indicating buyers currently have a substantially larger selection of available condominium units compared with earlier in the year.

The median sale price declined to $372,500 during the current reporting period, while median marketing time remained consistent at approximately 96 days. Because North Palm Beach includes a wide variety of condominium communities with different locations, amenities, waterfront influences, and price ranges, changes in the mix of units sold can significantly affect median sale prices from one reporting period to another.

What This Means for Sellers

Condominium sellers are competing in a market offering buyers an increased number of available units. Proper pricing, property presentation, and understanding competing inventory remain important when marketing a condominium for sale.

Factors influencing condominium values include:

  • Waterfront, Intracoastal, marina, or interior location
  • Water views and floor level
  • Interior condition and recent renovations
  • Building amenities
  • Monthly condominium fees
  • Reserve funding and special assessments
  • Covered parking and storage
  • Recent comparable sales within the same community

What This Means for Buyers

Current market conditions provide buyers with additional opportunities to compare condominium communities, amenities, and pricing before making a purchasing decision. Buyers should carefully evaluate not only the unit itself but also the financial condition of the condominium association and long-term ownership costs.

  • Building age and recent improvements
  • Condominium fees
  • Reserve funding and special assessments
  • Insurance requirements
  • Rental and pet restrictions
  • Interior condition and updates
  • Recent comparable sales within the same building

Distressed Sales Continue to Have Little Impact

Distressed properties continue to have little influence on the North Palm Beach condominium market. No foreclosure or short-sale activity was reported within the analyzed market between July 30, 2025, and July 30, 2026.

Every Condominium Community Is Different

North Palm Beach should not be viewed as one uniform condominium market. Waterfront buildings, golf course communities, marina developments, and traditional condominium neighborhoods often experience different levels of buyer demand and pricing.

Values may also vary considerably within the same building depending on floor level, water views, interior updates, amenities, parking, and monthly ownership costs.

For that reason, building-specific and community-specific analysis is generally more meaningful than relying solely on community-wide averages.
