North Palm Beach Detached Home Market Update
North Palm Beach is one of northern Palm Beach County's most established waterfront communities, offering a diverse selection of single-family homes ranging from traditional residential neighborhoods to golf course properties, canal-front residences, Intracoastal homes, and luxury waterfront estates. Its central location, boating opportunities, and proximity to beaches, shopping, and employment centers continue to attract both full-time residents and seasonal homeowners.
As both a Florida State-Certified Residential Real Estate Appraiser and Tom Dunphy Realtor, I closely monitor residential market activity throughout North Palm Beach from both a valuation and real estate sales perspective, helping buyers, sellers, homeowners, and investors better understand today's market.
Current Market Activity
MLS data over the past twelve months indicates that buyer demand has remained relatively steady while available inventory has increased modestly. Housing supply remains within a balanced range, although buyers have slightly more properties to choose from than during the prior reporting periods. Median sale prices increased significantly during the most recent three-month period; however, North Palm Beach includes a broad range of properties, and the sale of several higher-priced waterfront residences can have a noticeable impact on median prices from one reporting period to the next.

During the most recent three-month period, North Palm Beach recorded 33 detached home sales while active inventory increased to 46 listings. Housing supply increased to approximately 4.2 months, indicating balanced market conditions while providing buyers with additional housing choices compared with earlier in the year.
The median sale price increased to $2,300,000 during the current reporting period, while median marketing time remained relatively stable at approximately 30 days. Because the North Palm Beach market includes both traditional residential homes and luxury waterfront properties, changes in the mix of homes sold can significantly influence median prices without necessarily reflecting uniform appreciation throughout the market.
What This Means for Sellers
Well-maintained homes that are competitively priced continue to generate buyer interest. Sellers should recognize that buyers often compare multiple properties before making purchasing decisions, making accurate pricing and overall presentation important in today's market.

Distressed Sales Continue to Have Little Impact
Distressed properties continue to have very little influence on the North Palm Beach detached home market. During the past twelve months, only one of 144 closed sales involved a foreclosure or short sale, while none of the 46 active listings were identified as distressed properties as of July 30, 2026.
Every Neighborhood Is Different
North Palm Beach should not be viewed as one uniform market. Waterfront communities, golf course neighborhoods, canal-front homes, luxury estates, and traditional residential areas often experience different levels of buyer demand and pricing.
For that reason, neighborhood-specific market analysis is generally more meaningful than relying solely on community-wide averages.
