The North Palm Beach detached-home market outside of 55+ communities presented a mixed set of market indicators through August 2026. Sales activity and inventory measures point toward softer conditions, while sale-price behavior and current marketing times continue to support an overall stable market conclusion.
North Palm Beach is also a market where broad statistics require context. Detached housing encompasses a wide range of property types, price points, locations, site characteristics, waterfront influences, condition, quality, and overall improvements. As a result, changes in median prices from one period to another may reflect differences in the composition of properties sold rather than a uniform change in property values throughout the market.
Inventory and Sales Activity
The total number of settled sales declined when comparing the current six-month period with the prior seven-to-twelve-month period. There were 83 settled sales during months seven through twelve, compared with 62 combined settled sales during the most recent six months.
The absorption rate followed a similar pattern. It was 13.83 sales per month during the prior seven-to-twelve-month period, compared with 10.00 sales per month during months four through six and 10.67 sales per month during the most recent three months.
At the same time, available inventory expanded. Active listings increased from 25 during the prior seven-to-twelve-month period, to 33 during months four through six, and to 47 during the current three-month period.
Months of housing supply consequently increased from 1.81 months, to 3.30 months, and most recently to 4.41 months.
Taken together, declining sales activity, a reduced absorption rate, increasing active inventory, and expanding housing supply represent declining inventory indicators. Buyers currently have more properties from which to choose than they did during the earlier portion of the analysis period.
Sale Prices and Marketing Time
The pricing indicators are considerably less directional.
Median comparable sale prices were $1,050,000 during the prior seven-to-twelve-month period, $2,175,000 during months four through six, and $1,425,000 during the current three-month period. Median days on market for settled sales were 50 days, 13 days, and 38 days, respectively.
These figures illustrate why the North Palm Beach detached-home market should not be interpreted from median prices alone. The substantial range of homes within the market can cause the median to shift depending upon which types of properties happened to close during a particular period.
Median comparable list prices have declined from their earlier levels, but that indicator is subject to the same property-mix considerations. The available data does not demonstrate a consistent corresponding decline in median sale prices.
Current settled properties are selling with a median marketing time of approximately 38 days, while typical exposure time may extend to approximately three to six months, depending upon the property's individual characteristics, price point, and competitive market segment.
Overall Market Conclusion
I would characterize the North Palm Beach detached non-HOPA market as stable overall, with mixed underlying tendencies.
There are definite signs of increased inventory and reduced sales activity. Housing supply has more than doubled from the prior seven-to-twelve-month period, and buyers currently have more choices available to them. Those indicators deserve attention.
However, the available data does not establish a consistent decline in property values. Median sale-price movements remain irregular, and current marketing time indicates that properties continue to sell within a reasonable period when properly positioned.
The most meaningful analysis in this market therefore occurs at the individual property level. A waterfront residence, an interior property, a renovated home, an older residence requiring updating, or properties at substantially different price points may each compete within very different market segments despite sharing a North Palm Beach address.

The current data supports an overall stable market conclusion with mixed tendencies, while the increasing inventory and housing supply warrant continued monitoring.

If I were working with a buyer in this market, my first step would be to narrow the search to the specific type of property the buyer actually wants.
The overall North Palm Beach numbers cover too broad a range of homes to tell me what one particular property should sell for. Once we identify a home, I would analyze similar sales, review the property's characteristics and condition, measure the home when appropriate, and develop a range based on properties that actually compete with it.
That gives the buyer another layer of information before deciding what they are willing to spend. The final offer is always the buyer's decision, but I want my client making that decision with as much property-specific information as possible.
I would also want financing and buying power established before we get serious about a property. Even with inventory increasing, the current median marketing time for settled properties is approximately 38 days. Buyers should be prepared to move when a property that fits their requirements becomes available.
For sellers, the same principle applies from the opposite direction: pricing begins with the property's actual competition. With more listings available, buyers have additional alternatives. I would identify the homes prospective buyers are likely to compare against the property and position the listing accordingly rather than relying on an overall North Palm Beach median.
