Palm Beach Gardens Condominium Market Overview

The Palm Beach Gardens condominium market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period, but the rate of condominium sales remained consistent and median sale prices were generally stable.

There were 115 active condominium listings during the most recent three-month period, compared with 81 during the prior four-to-six-month period. This increase in available inventory resulted in approximately 5.0 months of housing supply, compared with 3.38 months during the prior reporting period.

Although the number of active listings increased, buyer activity remained consistent. The absorption rate was approximately 23 condominium sales per month during the most recent three-month period, compared with 24 sales per month during the prior four-to-six-month period and 20.33 sales per month during the earlier seven-to-twelve-month period. This indicates that the increase in housing supply was primarily related to additional inventory rather than a significant reduction in buyer demand.

Median condominium sale prices remained generally stable over the past year. The median sale price was $352,500 during the prior seven-to-twelve-month period, $369,500 during the prior four-to-six-month period, and $350,000 during the most recent three-month period.

Median marketing time declined to approximately 46 days during the most recent three-month period, compared with 62 days during the prior four-to-six-month period and 65 days during the earlier reporting period. Condominium units also continued to sell at approximately 100% of their reported list prices.

Overall exposure and marketing periods for Palm Beach Gardens condominiums are generally estimated at three to six months, depending on the condominium project, unit condition, location, views, association fees, amenities, available inventory, and pricing.

What This Means for Buyers

Buyers currently have more condominium choices than they did several months ago due to the increase in active listings. This provides additional opportunities to compare individual communities, building features, association fees, amenities, unit condition, views, and recent sales before making a purchase decision.

Even with more inventory available, well-located, updated, and appropriately priced condominium units continue to attract buyer interest. Buyers should carefully review condominium association fees, reserves, insurance responsibilities, pending assessments, building maintenance, rental restrictions, and recent comparable sales before making an offer.

What This Means for Sellers

The Palm Beach Gardens condominium market remains stable, but pricing strategy has become increasingly important as buyers have more competing listings from which to choose.

Condominium units that are accurately priced, properly maintained, professionally presented, and effectively marketed generally receive the most consistent buyer attention. Sellers should consider current comparable sales as well as active competing listings when establishing an asking price.

Pricing a condominium based solely on older sales, automated estimates, or another unit within the same project may not accurately reflect current market conditions.
