Palm Beach Gardens Detached Homes – No HOPA: Stable Market With Increasing Indicators

Palm Beach Gardens continues to show an active market for detached single-family homes that are not subject to HOPA (no 55+ restriction). Based on market data through August 31, 2026, sales activity, housing supply, pricing, and marketing time collectively point to a market that I would characterize as stable with increasing indicators.

What stands out to me is that Palm Beach Gardens has not experienced the pronounced expansion in active listings seen in some other South Florida markets. Inventory has increased from the immediately preceding period, but when viewed over the full analysis period, the increase does not indicate a significant shift in supply.

The total number of settled sales increased by 169 transactions during the current six-month period compared with the prior 7–12 months. There were 501 settled sales during the prior 7–12 months, compared with a combined 670 sales during the current six months.

The absorption rate provides additional context. During the prior 7–12 months, the market absorbed approximately 83.50 homes per month. That increased to 115.67 during the prior 4–6 months and currently stands at approximately 107.67 homes per month. Although the current rate has moderated from the immediately preceding period, it remains above the rate reported during the prior 7–12 months.

Active inventory currently stands at 300 detached homes, compared with 264 during the prior 4–6 months and 304 during the prior 7–12 months. This is an important part of the analysis. Inventory has increased from the immediately preceding period, but it remains similar to where it stood during the prior 7–12 months.

Months of housing supply tells a similar story. Supply currently stands at 2.79 months, compared with 2.28 months during the prior 4–6 months and 3.64 months during the prior 7–12 months. While supply has increased from the immediately preceding period, it remains below the level recorded during the prior 7–12 months.

What Are Prices Doing?

Median comparable sale prices have shown incremental increases during each period analyzed:

$1,100,000 → $1,125,000 → $1,150,000

That represents an increase of approximately $25,000 from one period to the next. However, when considered within the context of the Palm Beach Gardens detached market and its broad range of housing, I consider overall pricing to be stable with increasing indicators, rather than evidence of a pronounced change in value levels.

Median comparable list prices have shown a more noticeable increase, moving from approximately $1.318 million to $1.355 million and most recently to $1.539 million.

Median sales marketing time currently stands at 57 days, compared with 62 days during the prior 4–6 months and 54 days during the prior 7–12 months. For this market, a reasonable general exposure period is approximately 0–90 days, although individual properties may require additional exposure depending upon price point and property characteristics.

Distressed transactions are not a meaningful component of the market. Only one of 1,171 closed sales during the preceding 12 months was identified as a foreclosure or short sale, and none of the 300 active listings as of August 31, 2026, were identified as distressed.

Appraiser’s Conclusion

When all of these indicators are considered together, I would characterize the Palm Beach Gardens detached, No HOPA market as stable with increasing indicators.

The market is absorbing approximately 108 homes per month, housing supply stands at 2.79 months, active inventory remains similar to its level during the prior 7–12 months, and median sale prices have shown incremental increases.

But Palm Beach Gardens is also a market where looking at the overall median only tells part of the story.

A particular property may have a lake view, golf-course influence, waterfront location, pool, larger site, renovations, differing quality or condition, or other characteristics that affect how buyers react to that specific property. The relevant question is not simply, “What are homes in Palm Beach Gardens selling for?” It is, “What are properties that actually compete with this particular home selling for?”

That distinction is central to how I analyze residential real estate as a State-Certified Residential Real Estate Appraiser.

From the Realtor side, approximately 108 sales per month tells me that buyers are participating in this market. There is inventory available, but the data does not suggest that buyers can assume every property will simply sit and wait for them.

That could mean a particular section of Palm Beach Gardens, a certain price range, a pool, a lake view, golf-course influence, a particular lot size, renovations, or other features that matter to you.

Then we watch for properties that meet those requirements.

When the right property appears, we go look at it. If you're interested in pursuing it, that's when my appraisal background becomes particularly useful.

I don't want to base an offer solely on the asking price or a general citywide median. I want to identify the sales that actually compete with that property, analyze their differences, and develop a range of value that we can use when discussing an offer strategy.

For sellers, this market reinforces the importance of property-specific pricing.

Median list prices have increased throughout the periods analyzed, while homes are currently showing a median marketing time of approximately 57 days. At the same time, buyers continue to purchase approximately 108 detached homes per month.

But your house isn't the median house.

A waterfront home should not automatically be analyzed the same way as an interior property. A lake view may affect buyer reaction differently from a golf-course view. A pool, renovations, lot size, quality, condition, location within a community, and numerous other characteristics can influence the properties buyers consider competitive.

Before deciding how to position a property for sale, I want to understand which homes actually compete with it and why.

That's where my appraisal experience and my work as a Realtor come together.


What This Means for Palm Beach Gardens Buyers and Sellers

Palm Beach Gardens detached housing without HOPA restrictions remains an active market.

For buyers, that means being prepared when a property meeting your requirements becomes available—but also taking the time to analyze that property before determining how to proceed.

For sellers, it means recognizing that an active market does not eliminate the importance of pricing. The characteristics of the individual property and the sales with which buyers are likely to compare it remain central to determining market position.

There is no single number that describes every detached home in Palm Beach Gardens.

The property determines the competitive market. The competitive market provides the evidence.
