Palm City Detached Homes, Non-HOPA (Non-55+) Housing Market — August 2026

The Palm City detached-home market showed increased sales activity during the periods analyzed through August 2026. Settled sales increased, the absorption rate increased, and median sale and list prices moved upward.

At the same time, active inventory increased, along with months of housing supply. That combination makes it important to look beyond any single statistic when determining what is occurring in the Palm City housing market.

This analysis covers detached homes throughout Palm City, including properties with and without HOA requirements, while excluding HOPA (55+) communities. The analysis is based on Martin County Realtors of the Treasure Coast MLS data through August 31, 2026.

Palm City Sales Activity

The total number of settled sales increased during the current six-month period.

There were 366 settled sales during the current six months, consisting of 178 sales during the prior 4–6 months and 188 sales during the current three months. This compares with 289 settled sales during the prior 7–12 months, representing an increase of 77 sales.

The absorption rate—the number of properties selling per month—also increased throughout the periods analyzed:

  • Prior 7–12 months: 48.17 sales per month
  • Prior 4–6 months: 59.33 sales per month
  • Current 3 months: 62.67 sales per month

The current three-month absorption rate is the greatest of the periods analyzed, indicating that the monthly pace of settled sales has increased.

Palm City Housing Inventory

While sales activity increased, the number of properties available for sale also increased.

Active listings moved from 157 during the prior 7–12 months, to 169 during the prior 4–6 months, and then to 217 during the current three months.

Months of housing supply was 3.26 months during the prior 7–12 months, declined to 2.85 months during the prior 4–6 months, and then increased to 3.46 months during the current three months.

The current three-month period therefore has both the greatest number of active listings and the greatest months of housing supply of the periods analyzed.

Palm City and the broader South Florida market can also experience seasonal changes in real estate activity. The current three-month period is outside the traditional winter season, which should also be considered when interpreting shorter-term changes in available inventory.

Palm City Sale and List Prices

Pricing provides another important part of the market picture.

Median comparable sale prices increased throughout the periods analyzed:

$712,000 → $792,500 → $807,250

Median comparable list prices also increased:

$800,000 → $804,500 → $825,000

During the current three-month period, the median marketing time for settled sales was approximately 50 days.

The median sale price as a percentage of list price was 100% during each of the three periods analyzed.

So, while buyers currently have more properties available to choose from, the market has also experienced increased sales activity, an increasing absorption rate, and increasing median sale and list prices.

After considering the sales activity, absorption rate, inventory, housing supply, pricing and marketing time together, I would characterize the Palm City detached-home, non-HOPA (non-55+) market as stable with increasing indicators as of August 31, 2026.

Several indicators point in an increasing direction.

Settled sales increased by 77 sales when comparing the current six months with the prior 7–12 months. The absorption rate increased from 48.17 sales per month to 62.67 sales per month. Median sale prices increased from $712,000 to $807,250 across the periods analyzed, while median list prices increased from $800,000 to $825,000. Properties sold within a median of approximately 50 days during the current three-month period.

The counterbalancing indicators are inventory and housing supply. Active listings increased to 217, while months of housing supply increased to 3.46 months during the current three-month period.

For that reason, I would remain conservative and characterize the overall market as stable with increasing indicators rather than relying exclusively on the movement in sale prices, list prices or sales activity.

However, describing the overall market as stable does not mean that market-condition adjustments would automatically be unnecessary in an individual appraisal.

If I were completing an appraisal within this market, I would analyze the contract dates of the comparable sales and the applicable competitive market segment to determine whether a market-condition/time adjustment was supported by the available data.

An overall market can be characterized as stable while still demonstrating measurable price movement over a particular period that may support an adjustment to an older comparable sale.

Market statistics are useful, but the real question for a buyer or seller is:

What do these numbers mean for the particular property I am considering?

With properties selling within a median of approximately 50 days, buyers should be paying attention to new inventory as it enters the market.

That does not mean rushing into a purchase. It means being prepared to investigate a property when something appears that fits what you are looking for.

Before recommending a listing price, I analyze the most relevant recent comparable sales and current competing listings. I consider location, living area, site characteristics, condition, quality, amenities and other property characteristics that may influence how buyers compare one home with another.

I use my appraisal experience as part of that analysis, but when I am acting as your Realtor, the resulting analysis is a Comparative Market Analysis and brokerage service—not an appraisal.

Once we establish the pricing and positioning strategy, we turn our attention to marketing the property.

At the same time, buyers have more inventory available, with active listings increasing to 217 and months of housing supply increasing to 3.46 months.

For buyers, the message is to watch the market and be prepared when the right property appears—but understand the property and the market evidence before deciding what to offer.

For sellers, increased inventory makes it important to understand the competing properties and position the home based on current market evidence.
